AVOID AVOID AVOID the rentals side of Romans, especially if you are a student, or the guarantor of one! My child's tenancy started shambolically with the lease being sent to me at 5pm the day before moving day, and then endless phone calls chasing me to sign it, when I had been asking for it for days. Romans were also extremely underhand telling myself and another guarantor that the other had agreed to also be guarantor for the other student who didn't have a a guarantor - it hadn't even been mentioned to us!
On moving in, the property was filthy and full of mould - the freezer was still full of food from the previous tenants, even though Romans swore blind it had been professionally cleaned, although the inventory told a different story, when we eventually were given it some weeks later and rated the property poorly.
Within a month, the property, which we'd signed a year's lease for, was put up for sale, and the first we knew was when someone came to measure up for a floor plan. No courtesy comm's from Romans to the tenants or guarantors at all to explain the situation.
The tenancy has ended, thankfully, but again that was shambolic, unprofessional and illegal, with Romans handing the keys to the new tenants BEFORE our tenancy ended, and before all our possessions had been moved out.
It seems that if you are renting as a student, and remember student houses are paying WAY above market rent for the whole property, you are treated as a third class citizen. Or maybe this is just how Romans operate - no professionalism, no communication and not to be trusted. The only positive was that TS stepped in to sort the end of tenancy chaos out quickly where others had failed miserably but even he didn't have the correct end date of the tenancy, so comm's within Romans is clearly an issue too.

I had a wonderful renting experience with Romans, Aldershot, specifically Will C and Ninda! They were both extremely supportive and very accommodating of my busy schedule around working in a full time hospitality business! I have never had such a good service, especially with Will. He took us through everything we needed to do and explained what was happening and why things were the way they were. Nothing wrong at all he is brilliant. Will's customer service is up and beyond anyone I have ever dealt with. My property had been on the market for more than two months with no offers, so I decided to go with a multiple agent, which is when I was introduced to Romas. They had a competitive quote price that I couldn't refuse, and the service I received from Daniel was exceptional. I spoke with him in the afternoon, and by the evening, he was at my door to complete the paperwork. That demonstrates their dedication and hard work. Unfortunately, I received an offer from a buyer that I accepted from my previous agent and had to stop working with the Romans, but the service and product they sell are very appealing so far. I can’t rate Romans highly enough. I asked 5 different estate agents to value our house and quote their costs. Romans was great value and they had an excellent customer presence in Aldershot. They compete with the biggest agents in the area. without losing their one on one service, which is exactly what I was looking for.
They sold our house within a few days, then when we ran into some problems (not the fault of the agent), they sold it again.
Dan and Holly were fantastic but a special shout out to Sasha who was there beginning to end, getting the job done for us. She has been outstanding.
I cannot recommend them highly enough.

Romans is absolutely the worst lettings agent I’ve ever ever had the displeasure to deal with.
They've left my tenancy property unmaintained, denied liability for fixing them including heating during winter, charged extortionate fees for cleaning, and followed up with communications months later. Utterly clueless communications and without a care for tenants.
I've also sold several properties with Romans and without high street real-estate agents at all in the UK myself - don't bother with high street real-estate agents if this lot are anything to go by (their agents will all get paid a flat fee anyway if your house sells for 10k more or less - hence the high pressure to take the 1st offer!).
Instead of thousands of fees for poor service, one can easily save money by using one of many on-line sales agents that charge you literally pennies (Strike is one, there are many similar).
I would strongly recommend anyone considering Romans as their lettings agent to pick another agency due to the shambolic customer service and dreadful after care. I have little doubt it will be a similar experience once you've signed for them as seller, and you will be locked in for month/s.
Avoid at all costs.

I received a superb 5* service from everyone I dealt with at Romans Aldershot branch and I cannot recommend them highly enough.
I accepted a good offer from the first people to view the property, which was a massive bonus and credit to the team for arranging credible buyers.
Dan was very informative at the valuation process and importantly there was no ‘heavy’ sales pitch, which was a breath of fresh air.
Holly was really friendly, yet professional at all times and credit to her for the first viewers offering.
Without taking any credit away from Dan and Holly, Romans biggest asset within my chain was Alison, who progressed the sale. I truly believe that she stopped the chain breaking down at the eleventh hour. A solicitor further down the chain was utterly incompetent, Alison liaised with all the other solicitors and pushed the incompetent firm into action for exchange to take place, at the same time keeping me and everyone in the chain updated.

Our house selling/buying process was a long one full of setbacks from other agents. Once we decided to go with Romans we’d wish we’d gone with them sooner. From that point on things got a lot easier. Sasha, Holly and Dan were great and then Alison our move manager did a stellar job. Not sure it ever would have got across the line without them chasing solicitors etc.
They cost a bit more but in my opinion earn it.

If you are a tenant, don’t even bother, they wouldn’t give you any kind of support even with essential matters.

Called on the day that they released a property, made an offer and I was asked to have a look to the property next day and I was reassured I would be the first one viewing it and that the property would be mine.
Next day I was told they have let to someone else.
Not only have broken my trust with the agency but also I had made arrangements already for they required moving date which now I have to undo it.

I signed my rental agreement in the office yesterday, up until then all my contact had been by email and telephone.
There was a nice atmosphere in the office, the staff that weren't dealing with me seemed to be happy around each other and there was a friendly buzz about the place.
Everyone I have dealt with at Romans so far has been friendly and helpful and I can't forsee any problems.
I wasn't impressed with the attitude of the referencing agency used by Romans or their use of language in their online forms. In particular they don't seem to like employers that use a Yahoo or Gmail email account or that do not possess a landline number.
If I were to guess I would say that hundreds of thousands of people are securely employed by someone without a landline or with a Gmail and that this unreasonable demand could potentially exclude them from the rental market is poor, fortunately this was not the case for me but it was crystal clear to me how this could effect a lot of people unfairly.
However, 5* for Romans, it appears that the referencing is outsourced and I encourage you to "have words" with them but I have no complaints at all about Romans!

I’m a landlord with a number of properties, one of them is let and fully managed through Romans in Aldershot. A few weeks ago there was a water leak. Kim Shanks was amazing - no panicking, just calm and efficient. She dealt with the initial problem, kept me informed, looked after the tenant, fixed the problem and then went about sorting the damage. This is the level of service you pay for, but don’t often receive - I’d highly recommend Kim and hope she stays with Romans as a property manager.

Not sure which property you are referring to. As usual this email demonstrates again that Romans is not set up for portfolio landlords, Romans regularly send out these generic emails which make it pretty difficult to keep track of which property you are referring to. Romans find me tenants and my fantastic property manager keeps things running for me. Other than that Romans is too big and too cumbersome. I never know who does what and direct everything via my property manager who then has to navigate any issues through the labyrinth of the Romans organisation. Romans might think it works to silo everything and define strict workflows - from a landlords point of view its a nightmare. Romans adds extras to my bill without asking and tries a hard sell at any opportunity. Just find me a tenant and manage my property properly. If I want extras I'll ask for them.
Several months on and nothing appears to have changed. Still not setup up for portfolio landlords. Again being asked to post a review but don't know what for. Mistakes are still being made with basic billing even though this has been escalated to directors. If they cant get their own billing right, how confident does that leave me re their contracts/ability to enforce them?

The whole process has been very arduous, especially being a 1st time landlord. The automated processes do not work well & were left to the last minute. There were also a large number of payment errors which should not have occurred. Your gas heating contractor also caused unnecessary & unwanted problems. In addition the free landlord insurance has proven to be worthless as rental payments have been made up front & we will not be covered after 6 month's when any potential issues may arise. I feel that we were misled on the benefit of having this. I am still awaiting hard copies of contract & inventory check in although our 1st payment & issues have now been resolved. Hopefully our next rental payment will be without problems!!

Scott Cauldwell and his team at the Aldershot branch were recommended to me by a friend and rightly so.
On initial meeting, when commenting on how busy life was, and that in an ideal world we would have put the house on the market earlier, he responded, that we could get on with our lives, and Romans would take care of the selling. Indeed they did, finding us a buyer within 5 weeks. Much as we then lost that buyer, the team pulled out all stops. By three o’clock in the afternoon of the buyer dropping out, we had three viewings booked, and 6 days later we had a new offer.
Sasha (our main contact), Dan, Holly and the rest of the team were most helpful and approachable, always having time to chat and keeping us up to date each step of the way. However, there was no pressure selling or harassing calls. They just got on with the job.
5 months later, we are moved into a new home with big smiles all round.
I would not hesitate to recommend Romans to anyone looking for an estate agent local to Aldershot.

Sent an email in asking them to sell my property, no response, sent another email in and I was told the flat would be difficult to sell and they didn't want to sell it. After choosing another agent weeks later I have been harassed via phone for the last 3 months by Ben from Head office. Constant phone calls & voice mails. I think they need to understand mistreated customers don't come back and don't appreciate harassment. STOP calling me!

Whilst the initial experience was positive its seems that Romans have very little room for manoeuvre in their practices and this was commented on by both the reference checker agency and the independent inventory checker.
I didn't feel that Romans cared too much about us - just our money.
the property came in poor condition but there seems no urgency to help us EG NO keys for window locks, flush not working water damage in hall. Obviously you can not know until the tenant moves out but I presume you have kept his deposit so any quick repairs could be made from monies kept back from him. Just not overly impressed but everything has gone through and Kim our property manager seems on the ball if restricted by having to chat to the landlord for each repair.

We signed up with Romans after having our house valued by 2 other companies. From the start Romans were honest and transparent and didn't over promise anything. Despite being slightly higher in costs we felt we would be looked after by Romans a lot more than other agents and ultimately may save money as I felt they had the expertise to sell our home. Scott, Holly, and the rest of the team were great throughout, during a tough market they were there to reassure us they were doing everything they could. Ultimately we sold our house at the exact amount they estimated from their first viewing, which just goes to show they know their stuff and stick to being realistic. We were very happy with the service Romans provided and recommended them to neighbours already and would not hesitate to continue to recommend to others in the future.

We brought through Romans and the whole experience was superb. Mainly down to Sasha and her amazing customer service. She always kept us in the loop. Even if I rang up with a stupid question, she would go out of her way to ring the vendor and ask for me. Sasha also rang a week after we had moved to see if we had settled in ok. Only regret I have with the whole move was that we didn’t sell our property through Romans. We had a terrible experience with Bridges and would never use them again.

After some bad experiences with other estate agents in the past and failing miserably to find another private landlord who ticked the boxes we wanted in a new property rental, I was very cautious about going through an agent. I also had red flags initially around the 'no deposit option' as it was rather confusing at first but Chloe was very patient with me and made sure I had all the information I needed, both verbally and in writing, before we committed to anything. Disappointed with reference team. Living in this property for 2 yrs, always paid rent on time apart from 1st month which was delayed for 4-5 days as standing order was not made on time due to busy schedule, now moving to new place and they hv given reference to new agency from whom i m letting house that monthly rent was not paid on time. When I asked about it they told that they hv to tell the truth... but why dont they realize that 23 months rent given to them on time is also a truth.shame

Having recently dealt with Scott and his team at Romans Aldershot I have found the whole team friendly, helpful and thoroughly professional!
I have not moved for a long time and have had to deal with my move on my own as my family are not close by and the whole team have guided me through the process, agreed a sale on my property and have made the moving experience far less daunting than I thought it would be!

Absolutely terrible service all the way through. Wasted our money and our time. Lost £500 to these prats and three lots of £80 train fares for meetings they and the landlord insisted on having. Only go to Romans if you have money to waste for nothing. Complained to head office about this branch service and nothing done.

I was worried about putting our house on the market with one of the larger estate agents as I thought it might impact on the personal service, but this could not be further from the truth and above all communication was 10 out of 10. I am so glad we decided to put our house on the market prior to finding our new house as Scott recommended, as we did find our dream house shortly after and with a buyer in our pockets we were in best position. I couldn’t recommend Sasha and Holly highly enough for carrying out all of the viewings on our house with such professionalism. They were extremely friendly and approachable which made us feel at ease and they always called us the same day as the viewing with feedback! We had had a bad experience with another local agent and ceased our contract with them and moved the sale of our property over to Romans. This was the best decision my husband and I made.
Scott was always open and honest and about the post brexit market with us and this honesty was evident in the way Sacha and Dan conducted themselves, their viewings at our property and when feedbacking back to us.
I wouldn't hesitate in recommendimg Romans to anyone thinking of selling their property. There are plenty of chalatans out there and Romans are quite clearly not that. They are a dynamic estate agent that goes that extra mile in seeking out potential quality buyers and promoting our property.

We are primarily dealing with Dan who is knowledgeable, helpful, highly professional very accommodating; Dan has responded quickly to emails and queries and provide the very highest standard of customer service. We have also dealt with other staff at Romans ,scott and Alison and found them to be equally friendly and professional .
I'm glad the people we were buying off chose to use romans as their estate agent. Buying a property through romans estate agents was actually an enjoyable process. They were very helpful and very accommodating.They were also actively involved during the legal process which surprised me. Alison kept me regularly up-to-date by phone . Not sure what I was most disappointed with. Was it the original overpricing and then very fast request to reduce? Was it the almost total lack of communication? Was it the secret shopper phone call I had a friend do for me that Romans completely failed to mention my house, but recommended others that did not fit what he was asking for? Was it the absolute absence of any viewings at all during 4 months? Not the best experience I found.
