From start to finish Sterling Akroyd were professional, knowledgeable & helpful. We started the process of putting the property on the market at the end of April & it was all wrapped up and completed by mid August. I used their West Byfleet office and dealt mostly with Dan/Daniel. He constantly kept me updated, he was constantly chasing solicitors for updates. I truly felt like I didn’t have to do anything myself - I was in capable hands. I’ve never felt less stressed selling a house! I can not recommend Dan at Sterling Akroyd at Byfleet enough. Amazing service all round!

I thought that the days of High Street Estate Agents were numbered due to the proliferation of internet-based Estate Agents and I was initially minded to use them. However, my experience with Stirling Ackroyd Estate Agents changed all that. We had intermittent difficulties during the sale of our property, both big and small. But throughout, Stirling Ackroyd was there at the centre of each problem to resolve it. Mr Antonios Kozakis was absolutely fantastic. Nothing was too much for him. Anyone who has gone through the process of buying and selling knows the stress and worries involved. Mr Kozakis was very proactive in calling everyone involved in the process to get to ball rolling. He also provided the calm, professional and friendly re-assurance that are needed in such stressful and uncertain circumstances, which helped a lot. I will highly recommend Stirling Ackroyd and Mr Kozakis to anyone, anytime.

It was amazing to work with Sterling Ackroyd particularly with Noah, Sophie, and Antonios. While they were utmost professional, they took time to understand our requirements and where very patient with all our questions as being first time buyers in UK, we had a ton of them. I want to express my gratitude to your team, especially Matthew, Hayden, and Ben, for helping me find a place that I am extremely satisfied with.
From the start, when Matthew first contacted me, I shared my frustration about being repeatedly rejected after making offers, even though I had clearly stated that I had pets. It was evident that previous agents hadn’t paid close attention to my needs, as I specifically needed a landlord who was pet-friendly. This wasted a lot of my time and energy, and I was feeling a bit discouraged.
Matthew, however, truly listened to my concerns. He quickly responded with a unit that was guaranteed to accept pets and arranged for a viewing. Knowing I had a long journey to get there, he was flexible enough to send me a video tour of the property first, allowing me to confirm my interest before making the trip. This saved me a lot of time.
Hayden from the team then took me for an in-person viewing, and I was immediately satisfied with the place and decided to make an offer. Hayden efficiently handled the negotiations, and we quickly reached an agreement that both sides were happy with, allowing me to move in with peace of mind.
Another thing I truly appreciate is the seamless coordination within the entire team. While we were handling the paperwork, Hayden happened to be on leave, but Matthew stepped in to cover for him. Matthew continued assisting me with the rental process, so I didn’t have to wait for Hayden to return. This flexible approach to work really stood out to me. I hope the head office recognizes the strength of this team—perhaps a reward is in order, haha!
Ben was responsible for the payment process, and he was incredibly professional and patient, guiding me through the entire payment procedure.
I am very thankful for the team’s professionalism, patience, and flexibility in handling my case. I highly recommend them! ????

Im not one for such negative reviews but avoid this estate agents !!! I’m astonished how this branch has such high ratings as separate experiences as a tennant and prospective buyer have been nothing short of appalling.
As a tennant coming up for renewal, the negotiation agent ghosted. For months. We had to chase multiple times over email and phone for over 2 months! When ringing the branch and saying the name the handler on the other side said this negotiation agent had had complaints by multiple other tennants waiting & it had been raised with her manager but she had gone on annual leave for a few weeks & cases had not been handled to someone else. When chasing with her manager we had to wait another 3 weeks. We contemplated emailing the landlord directly to tell him this because quite honestly not worth the fee the landlord is paying from our rent. If you get Mia Bearne at the branch I would suggest asking for someone else or taking your business elsewhere depending if you’re a tennant or landlord. How someone still has a job with multiple complaints against them I don’t know. It was her & realising she worked at this branch that sparked the need to write this review after the following has also previously happened here….
Noah, although kind, was similarly awful. I was looking at a property which on auction joint with Pattersons. At the time in their window it said nothing about the property being on auction. To be honest I think they did the seller of the property a huge disservice in bad advice on the both the price, the strategy and then telling him to do it by auction. It would have sold way more quickly & simply with a slightly lower price and without the auction. The communication between the auction house and Noah wasn’t great and I was hounded by both men in the middle of the working day multiple times days in a row. Noah said he would get back to me on something. He never did. I went into branch to chat to him, a colleague took my email and number for him to follow up which never happened. We then ended up in the bizarre scenario where the property was both for sale on the auction site and had already been let, with a let agreed by the Woking branch. What’s worse is I had to tell both the west byfleet branch and the auction house of this as I found it on Rightmove as let agreed whilst it was still on sale. This was news to all the others involved.
As a seller it seems they give you poor advice & if they suggest the auction with pattinsons I suggest you run a mile. As a landlord they ghost good tennants of 0 information during contract renewal and as a result really don’t deserve the fee you pay them. As a buyer similarly extremely poor in communication & have no clue what’s going on amongst themselves between branches.
From these multiple separate bad experiences I would suggest everyone simply takes their business elsewhere to somewhere better.

I found the sales team at Stirling Ackroyd to be very considerate in their phone manner and in person during viewings. They had impressive communication skills so there was never any misunderstanding as to who was visiting and when. They also came up with genuinely interested, credible viewers with the necessary funds.

I’ve recently sold my house through Stirling Ackroyd.
The ‘old’ Waterfalls team that I signed up with were, on the whole, good to work with, especially Noah who did my viewings and initially continued to coordinate with my purchasers. He was calm, responded quickly and helpfully to my enquiries, nothing was too much trouble.
I am, however, sorry to say Stirling Ackroyd’s Sales Progression team were anything but.
I give Noah 5 stars but wouldn’t recommend Stirling Ackroyd.

Having nothing but problems trying to move into the flat that I've signed a contract on and was ment to move in two days ago. Works still being done in the flat and yet to be given a move in date or confirmed compensation. Matthew fernandez has made everything very awkward for myself and the customer service I've received from himself is absolutely awful. Stay far away wouldn't advice to use this company/branch.

We had a quite fantastic experience buying a home through Waterfalls, managing to Complete a Transaction within 5 weeks (with a week of Christmas holidays in the way). Having identified the Pyrford/West Byfleet area as where we wanted to settle we saw over 30 homes with all the agents in this area over a 2 month period and Waterfalls were by far the stand out. Don't let anyone tell you that all estate agents are the same - they are not! The team at Waterfalls have been friendly and helpful from the outset, and Bianca in particular was proactive in sending emails to all parties and getting the exchange on my sale and purchase done finally. She was kind and thoughtful to her client (who is 92!) and to me, when others in the process were being slow and seemed quite frankly uninterested.
I cannot recommend Waterfalls highly enough.

It was a complex sale and we lost 2 purchasers along the way - the team never stopped through the process and we are now over the line. Can't recommend highly enough! ***Original review --> I have used Waterfalls for a number of years for both sales and letting. This latest sale reinforces my decision to use this local agent. From start to finish they are helpful, professional, courteous and keep you informed at all times. Every so often you get an experience which changes your opinion, and in those cases I feel it is well worth taking the time to congratulate excellent service where it exists. From Dean’s first visit to value the house, right through to completion day, all the West Byfleet Waterfalls team gave a far more personal touch that any other agents in the area. Our property sold very quickly (great pictures by Dean!) as they were expert at targeting the best buyers. Then followed an interesting and long drawn out time with our onward purchase involving several delays and, later on, blind panic as the stamp duty deadline loomed closer. Most agents tend to take a back seat once they have “done the deal” and found you a buyer, but with Waterfalls you have the benefit of the gem that is Bianca! Her communication is superb – professional but caring, and she was instrumental in keeping our buyers positive and in dealing back and forth with our seller’s estate agents and solicitors to ensure a successful completion just in time. Bianca’s perseverance and energetic, proactive attitude lifted us when we were at the point of despair and ultimately the difference she made to the process was an absolute stand-out and credit to Waterfalls.

To start with Ryan brought around paperwork to show me what similar houses had sold for around the area - this was more prepared and professional than most other estate agents had been. There were lots of viewings coming in - Tim always let me know any updates and always arrived on time for said viewings. We completed on the November 23rd and are now looking forward to our first Christmas in our new home. I would like to thank you all for your efforts and congratulate you for the efficient service you have provided. Throughout you have been courteous, helpful and professional and I genuinely felt that you worked together as a team.
I would especially like to thank Ryan, for offering sensible advice at the start and providing support and encouragement; we have not moved house for twenty years and it was no small undertaking to do so. Valuing a house is not a precise science and heads can easily be turned by promises of inflated prices. Ryan gave an honest opinion and I have come to trust his judgement. We sold our house for a fair price and with a minimum of stress. Although market conditions can change, I regularly see the prices of overpriced properties come tumbling down, often in desperation for a quick sale.
Bianca has been a friendly voice to call on and has continually helped to move the process along, which at times can seem frustratingly slow. Finally, I do firmly believe that without Luke’s intervention at the eleventh hour we may not have managed to get over the line, having floundered on what I believe was a relatively minor issue but one which the solicitors did not seem able to resolve on their own. Thanks also to the rest of the team, including Dean and Jane.
