I had an issue with my hot water while my usual property manager was away, and I was really impressed with the support I received from their replacement, Sarah Jones. She was incredibly responsive, kept me informed throughout, and went above and beyond to coordinate with both the contractor and landlord to get the problem resolved quickly. Her efficiency and professionalism made a stressful situation much easier. Thank you for the excellent service!

Really efficient service. I’d enquired about a property that fit our criteria perfectly but that was not available anymore. I had a call very soon after my enquiry with Ruby Franklin and when she said that unfortunately it wasn’t available she immediately suggested an alternative that was just as nice. She got me booked in straight away for a viewing and even managed to fit me in when I had to change the time last minute. Great experience

The flat we rent has been managed for several years by Stirling Ackroyd, and I’d like to acknowledge the ongoing support of David Umney in particular, whose speedy responses, great communication and readiness to address and resolve any issues when they (very rarely) come up has been so consistent and is hugely appreciated. David’s so approachable, and his professionalism and understanding goes a very long way in making renting with Stirling Ackroyd such a positive experience for us!

Extremely unprofessional experience. After 7 months of ending our tenancy, we are suddenly being chased for additional payments that were never mentioned at the time or in any of the multiple emails we exchanged.
Despite repeatedly reaching out back then to clarify matters, there was zero response. Now, long after we have vacated—and with several tenants no longer even in the country—this is being brought up out of nowhere.
To make matters worse, the landlord and agency demanded an unreasonable amount of money immediately after we moved out and even went as far as threatening legal action. This felt completely inappropriate and unnecessarily aggressive.
We paid our rent on time throughout and fulfilled all our contractual obligations. The poor communication, delayed claims, and overall handling of this situation have been incredibly frustrating.
Please never rent with them. The worst experience.

They handle all aspects of the tenancy - they've always provided great advice on getting the best rental price, finding new tenants, covering all areas of compliance and ensuring that I comply with my obligations as a landlord. My experience as a landlord with First Capital and Passion Property Group has been extremely stressful and disappointing.
After serving a valid Notice to Quit (NTQ), the property should have been returned to me at the end of the tenancy. Despite this, they have refused to hand back possession. Even after Croydon Council confirmed they would remove the tenant, I have continued to face resistance. In my experience, housing law has been incorrectly cited to justify keeping my property beyond the agreed tenancy end date.
Rent payments have repeatedly been made late, causing unnecessary financial strain. I have also been charged for repairs that I was never informed about beforehand, despite the contract clearly stating that they are liable for such repairs. The lack of communication and transparency has been deeply concerning.
I am particularly dissatisfied with the conduct of Nathan Hancox, the General Manager, who in my experience has stood in the way of resolving matters efficiently. I feel both the resident and I, as the landlord, have been let down.
I would also like to mention Stirling Ackroyd, the estate agency in South Norwood that introduced me to this arrangement. Throughout this situation, I have found them unresponsive, unsupportive, and unwilling to assist in resolving the issues. As a property owner, this has added significant hardship and stress to my life. Based on this experience, I will not be using their services again.
Overall, I would strongly advise other landlords to exercise extreme caution before entering into agreements with these companies.

As a first-time landlord using an agent, I was nervous at first. However, Akash made on boarding seamless, and Kaitlyn has been excellent at managing the property. We’ve moved past the initial teething issues into a stable phase. Greatly appreciate the help!

Matt came to value the property and was approachable, knowledgeable and friendly. His valuation was accurate and the marketing information for the property was comprehensive. Sandra in the sales aftercare team kept us up to date and pursued solicitors when necessary, providing us with background information on the process. All in all we were really pleased with the Stirling Ackroyd team and their friendly and efficient service.
