This review specifically concerns Rubel at Benham & Reeves, and the way he handled our tenancy.
Our experience with Rubel suggests a troubling pattern: everything appears smooth until you raise legitimate concerns. The moment issues are pointed out, whether about maintenance, communication, or property readiness, his tone shifted noticeably.
Tenants who ask reasonable questions or expect basic standards should not feel that doing so will negatively affect how they are represented by Rubel to landlords or other parties.
Professional agents separate personal frustration from factual representation. In our experience, Rubel did not consistently demonstrate that separation. If a tenant raises concerns about management standards, that should not result in them being portrayed unfavourably.
We would strongly advise landlords to carefully review how Rubel is managing their properties and how tenant relationships are being communicated on their behalf.
This is not a reflection on every individual at Benham & Reeves, but it is a serious concern regarding Rubel’s professionalism and approach.

I’ve had experience with Benham and Reeves from both sides of the relationship — first as a tenant some years ago, and now as a landlord with multiple properties under their management. Having seen how they operate in both roles, I can confidently say they run a very efficient and professional service.
As a tenant, the process was straightforward and well managed, with clear communication and responsive staff. That positive experience is one of the reasons I later chose them when I became a landlord.
Now, with several properties let and managed through them, I’ve found their team to be highly organised and proactive. They handle tenant sourcing, referencing, and ongoing management smoothly, and they keep landlords well informed throughout the process. Any queries or issues are dealt with promptly, which gives real peace of mind when managing property.
Their fees are fair for the level of service provided, and they clearly have strong market knowledge across London. They’ve been effective at securing good tenants and maintaining occupancy, which is exactly what landlords want.
Overall, my experience with Benham and Reeves has been very positive. I’d happily recommend them to other landlords looking for a reliable and efficient letting and management agent in London.
A special shout out to Marc, who has been excellent to work with. He is always professional, knowledgeable, and very responsive, which makes a big difference when managing multiple properties. Marc is clearly very experienced in his role and consistently keeps me updated, provides helpful advice, and ensures everything runs smoothly from a landlord’s perspective. It’s reassuring to know there’s someone reliable overseeing things and handling matters efficiently. His proactive approach and attention to detail are greatly appreciated.
