Awful. Do not respond to emails. Do not follow up on issues. Take money from rent without proper explanations. Has been ignoring written request to terminate contract from 6 months ago. My attorney has been in touch. Not responding to his request for information on where rent has been going for last 12 months. You don’t need to know who I am. Every single person in this situation, resolve it promptly and you will see this type of review goes away. Period

We contacted this agency today about a rental property in cockfosters London and had a very concerning experience.
I was told that before even arranging a viewing, I had to complete an “income check” by opening my banking app and following their instructions so they could verify my finances in real time. I was also told that if I refused, they would not show me the flat. This is not normal or acceptable practice in the UK.
On the same day, my English friend called about the exact same property. He was not asked to do any of these checks, even when he mentioned he could provide payslips. There was no mention of any banking app access or unusual verification process.
This difference in treatment is extremely concerning and raises serious questions about discrimination and possible racism based on background or accent. Everyone should be treated fairly and equally when enquiring about a property.
I am aware of my legal rights and will consider reporting this behaviour to the relevant authorities and the local council. Practices like this should be properly investigated to ensure tenants are protected from discrimination and unsafe requests for personal financial information.

Annie and her team were very professional, transparent and honest throughout the process of listing our flat for sale with them. We had had a bad experience with another agent before switching to Martyn Gerrard and we really noticed the difference in how we were treated and how they worked with us. Useful feedback was given after every viewing and we really felt like they were on our side and trying to get the best outcome for us (and not just push us to sell as quickly as possible to get them their commission). I would definitely use Martyn Gerrard again.
