Avoid at all costs.
Moved in to one of their rental properties in 2023 and had nothing but issues. The kitchen was filthy, cigarette buts could be found within the cabinets, and the oven has not been cleaned at all. The boiler then broke and we were without hot water for days, having to shower at a gym. Our bins had been filled with random crap, which made us have to drive with our bins somewhere else as the bin men refused to take them due to the contents. We quite literally had to dig through the garbage to hide whatever they had thrown in there. Furthermore, they left a broken burner full of beer cans in the garden for us to deal with. Notoriously slow in responding to repair claims.
When we gave our notice, various viewings had been organised for a single day, out of which we were only aware of 2. Additionally, the viewing agent was late ( fair enough ) however, neither us nor the people coming to view the property were notified. This involved us having to give the viewing ourselves!
Finally, you will be given an extensive list of items to clean prior to you moving out ( even though this was clearly not done when we moved in ). Once this is done, prepare yourself for 6+ weeks of not getting your deposit back. We moved out on the 19th of September. It is now the 27th of October and we are yet to get an update. Apparently for the size of their company, on my 1 person has access to all rental deposits and therefore “no one else has access or can do anything if he is away”. In the 6 weeks that we have been chasing this up, this person has been on annual leave non stop, meaning we have had absolutely no resolution to this. They apparently are unable to reach the landlord and therefore unable to give us the deposit.

I apologise for this delay as the owner has been difficult to get a hold off to confirm they are happy for the deposit to be returned and I need this from them.
I sent them an email today saying they have till Friday or the full deposit will be returned.
Again I apologise for the delay.
To anyone, this would mean that the deposit will be refunded on Friday should they not hear back. However, what they are trying to claim is that we misunderstood this email and it doesn’t not actually say the deposit will be returned on Friday. Worth noting this was sent to us and on that Friday when we were supposed to get an update, the person was on annual leave ( shock! )
Anyway, avoid at all costs as I have never dealt with such incompetence in my 6 years of renting in Edinburgh.... Read more
