7th Dec 2025 (7 weeks ago)Despite any other comments, I had an amazing experience with MSL, I guess it depends on which house or property you’re going for. I stayed at Coulston Road, and it was amazing, I stayed there during my 2nd year and it remained as the best house I ever stayed at during uni. The MSL team was responsive, the property was in perfect condition, no mould, no damp, and if any issues arose they would be there within a couple of days to fix it. I imagine that this is not the case with every property, if you’re going for a very cheap alternative I imagine there will be a few more issues, but if you’re staying or planning on staying at 46 Coulston Road, or any properties in that price range, rest assured, they’re top quality properties. *EDIT* I forgot to mention, I kept my room in perfect condition, no damage, no mess, everything nice and neat and tidy. There was however some normal wear and tear in the room as can be expected through occupying a space for a year, for instance the paint in the shower started chipping away and a couple of other things. However, even with the wear and tear, I received my full deposit back. Not a single penny was taken away from my deposit. Those comments saying they took away their deposits for no reason, I would beg to differ, I image their threshold for “no reason” is very low, since I had no issues whatsoever with the deposits. Just keep your room in good condition and you won’t have any issues.

From the very beginning, they were professional, friendly, and extremely helpful. Every question I had was answered clearly, and the whole process was smooth and stress-free. They kept me updated at every stage and genuinely cared about finding the right place for me. Highly recommended to anyone looking to rent with confidence!
11th Oct 2025 (15 weeks ago)Eve was absolutely fantastic We had our home up for sale previously with another agent for 8 months no communication updates or feedback The same cannot be said for THW The process from start to finish was so professional and every week we had phone calls updates and any worries we had were addressed Needless to say our house sold within weeks with 2 offers and so much interest Even though we have now sold Eve is keeping us up to date and we can’t thank the team enough No stress and worry about the whole process Thank you- 12th Dec 2025 (6 weeks ago)From start to finish Emma and the team were amazing guiding me through the process

20th Nov 2025 (9 weeks ago)Absolutely shocking customer service. We previously used Lancastrian and this time was a dreadful experience, never again. Staff turnover has clearly affected this business. Lack of contact and response destroyed our sale with the buyer citing Lancastrian as their reason for withdrawal. Any contact from Lancastrian was poorly handled and staff lacked professionalism. A formal complaint was written to the director who dismissed issues raised and refused to take any accountability. We were left with huge solicitor bills for the incompetence. Be warned, there are plenty of other, better local estate agents out there.
16th Nov 2022 (3 years ago)Farrell Heyworth have to be amongst the worst letting agents in the North-West. I have been forced to give them 1 star as it is impossible to leave them ‘zero’. They have habitually made mistakes in the management of my property, costing me hundreds of pounds over the 9 years they have ‘managed’ the property. I am finally rid of them, to discover they cannot locate the house keys. The employee who undertook the inventory failed to return the keys to the office and went on annual leave! They have failed to take final meter readings because they allege they cannot find the meters, despite mentioning the meters in the inventory report and taking them on many occasions in the past. There is absolutely nothing I can say that is positive about FH. Use anybody but them, if you need a letting agent!
