Communication was always good and could phone the branch, get straight through and they all knew who we were (not in a bad way). To be fair to them the property was not in the most desirable area to most buyers so do not think they were at fault for not selling (was on with 2 agents after first 4 weeks with just them). No fee as never sold but was very competitive and also included a free epc

22nd Apr 2024 (7 days ago)Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g., left waiting outside properties, unclear instructions, and poor communication. Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process. Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing. Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry. I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly. Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.

On false advertising relating to the 'service promise' and verbal sales pitch we stupidly signed the contract to sell a property. For minimum service we spent over £6000, which worked out extremely overinflated and extortionate. Despite an appeal, we have been offered £50 goodwill!! The 'investigation' is internal and all we were told is we signed the contract and that DOES NOT include any service. We would have not signed the contract if it had not been for the promised service! They have replaced the rip-off double glazing companies with how they conduct their business!!

Throughout the long process between first viewing the property and finally getting the keys the team were highly professional and helpful. This was not an easy journey and they worked extremely hard to make sure it went through. If I was selling a house in Chatham or Rochester I wouldn't look anywhere else. 5 stars!

He handled both our buying and selling processes seamlessly. A trustworthy estate agent who provided us with a great experience. Highly recommended.

If truth be known, as we hadn't heard of them before it probably wouldn't have been one we would naturally have utilised. However, we have been simply over the moon that you were the chosen Estate Agents, your service has been nothing short of exemplary. You have done absolutely everything you said you would do, at the times and dates provided. The Staff are so supportive, and will go out of their way to make sure the information or question is provided or answered. Nothing has ever been too much, whatever date, time or person we spoke to. We had total faith in your ability to deliver, and trusted you to do your job and you absolutely delivered on everything. All I'm left to add is a big thank you to all concerned.

12th Nov 2023 (24 weeks ago)We weren't able to get the property BUT i still want to say that out of all the agencies that we used to book house viewing, this is the only one that made a great impression. SARAH listened to what we had to say esp the unique circumstance we had; showed the property and explained it well unlike the other agencies where agents just let you go around but not tell you anything about the property they're showing or once you tell them the circumstances they just refuse to book you for a viewing, Phoenix is not like that. Our circumstances were different as we were looking for a home for our best friend who's moving from another country with 3 little kids and Sarah was the only one compassionate enough to entertain us. She is a great asset to the company! For that alone i'm giving a five star! Thank you! Update: THE WHOLE TEAM IS AMAZING! Sarah, Claire, Lee, Masoud etc. (Hope i'm right with the names) are all extremely helpful. We missed the first house we viewed but a few days later we got a call that they have another property if we were interested, it's a newly refurbished 3 bedroom it wasn't even on the website yet and they helped us all throughout the process until my bff finally moved in. Very good communication and very patient and understanding team!
