Wasted two months in referencing process for letting a small room in a shared house. asking for NI number , bank statements, and bank details of the whole family for renting.<br>I will never recommend this estate agent to anyone for renting or buying a property .

10th Sep 2026 (7 weeks ago)Moat Housing did not take seriously my complaints about my next door neighbour harassing my cat for months back in 2023. Google would not let me post photos showing the state of my cat from July to December 2023 during which time the neighbour was intimidating him to get at me because she did not want me (and other neighbours) to walk on the communal grass behind the block of flats, so to put me off she targeted my innocent cat. My cat became terrified of her, only her and not other neighbours. I was forced to move out after just 11 months. The Moat Housing building in Tunbridge Wells where I lived looks like a Victorian prison. Moat did not maintain the building exterior in the 11 months I lived there. The communal areas were very depressing. Most also did not address my complaint about an Asian male neighbour who came out wearing nothing but a piece of cloth around him.
7th Oct 2026 (25 days ago)Have used their services since they have acted as Management agent and been good until 3 years ago.<br><br>When asked about the tenants that lived there they never came and provided any checks when asked especially Alice. Each time i questioned this they never sent anyone round to fix any issues.<br>Once the sink tap was leaking and plumber was needed. They sent someone who ended causing a flood due to incompetance.<br>This is one issue another they charge exhorbitant fees to renew. Alice is purely interested in collection of payments nothing else!<br>She threatened legal action if payments were delayed.

The whole process was incredibly quick and smooth, and we couldn’t have asked for a better service. The team were all very helpful, professional and always accessible whenever we needed to contact them. Even though we had one fall through the team done their best to filter out tire kickers. Hopefully the sale completes as planned, would definitely recommend, I have now purchased and sold properties through different branches of RMJ .

They’re a lovely, genuine team who offer a personal and thoughtful approach, you can tell they work well together and genuinely care about the people they look after.<br><br>Karina, Kelly and Debbie have all been absolutely lovely and helpful throughout. Our problems are always resolved.<br><br>I’ve really enjoyed being a tenant with Bluebell Estates and would happily recommend them to anyone looking for a professional, approachable and caring estate agency. They were professional, brilliant with communication, and took the weight of contacting solicitors and helping to move everything forward. I have bought and sold a house previously with another chain estate agent and the difference in my experience is significant. I would always choose Joe and Chris at Greenleaf.

21st Oct 2026 (11 days ago)I had to wait 3 hours for them to hand over the keys because they said they were doing the inventory and cleaning. When I finally got to the flat, it was absolutely disgusting and smelled horrible. Avoid this company at all costs. They’re absolutely disgusting. I moved in on Monday, 12th October, and the house was dirty then and it’s STILL dirty to this day. They literally do nothing about it. The kitchen is absolutely filthy. My sister and I had to clean up our bedrooms just so we could sleep comfortably. Like, how disgusting is that?! I don’t even use the bathroom because it’s so dirty. We had to clean one of them ourselves just so we could shower and stuff. I can’t even cook because the kitchen is so disgusting, so I’ve been eating out EVERY SINGLE DAY since 12th October!!! I regret moving here so much
