Whitehornes have just sold my property for me. They were excellent from start to finish. The house was valued accurately By Andy and I achieved above the asking price. Their online account was great for keeping track of viewings, feedback and offers. Once I accepted an offer, Kerry Sanderson was fantastic in driving the sale forwards and we moved within 7 weeks of accepting the offer (we were in a chain of 4 properties). We exchanged and completed just before the coronavirus lockdown, which created far more stress than would usually be involved but Kerry did everything she could to help us. I would not hesitate to recommend them!... Read more

Very disappointed in the service I received. Booked an appointment to view the property, my wife could not complete her shift in order to make this appointment. No one turned up, when I called to enquire the receptionist was extremely rude and said we’d been called the day before. I advised that I did not get a call and she said well the property is gone. It was really shocking and no apology offered. Horrible experience!... Read more

A fantastic service provided by Bethany in a very short time period. Using her local knowledge to help reassure me in my decisions as well as giving me very useful information about the local area. The whole process was very efficient and painless in one of the quickest rental agreements i have ever had to arrange. There was always someone in the office if i called who would be able to answer my questions at all times of the day. Thank you so much Bethany!... Read more

Tenant for 2 years, moved out recently in Aug. Would actively avoid them in the future. As mentioned by a reviewer below, I find that there are too many departments within the company with breakdown in communication between them. When problems arise, it's always 'this is not under us, please ring/email someone else'. Here's a few issues I've had: - Deposit amount reduced on certificate (due to new regulations) but actual amount not returned until few months later after sending a few emails - Told that I would be charged a 'cleaning' fee for things like cooker hood which was clearly noted as unclean on the original inventory. When pointed out it was unclean when I moved in, was told that it was still my responsibility to hand it back clean, regardless of the state it was in before. Presumably previous tenant was also charged a 'cleaning' fee but not sure where this went to as no one did additional cleaning when I moved in. - No news on returning of my deposit for 3 weeks after moving out, had to raise a dispute and finally received my deposit back in full. - Had a maintenance issue (reported via their online portal) that caused an incident in the flat and when feedback to the branch, response was they had no record of the maintenance issue online rather than we'll find out what went wrong. Chased up other maintenance issues reported the same way and was told by the maintenance team via phone that the online portal was not reliable and I should ring everytime. I stayed due to the location and general condition of the flat. Now that I've moved out, I would never use this agency again and would not recommend them to anyone. Tip: Unless your curtains look like they've been freshly laundered, always ensure any marks/stains/dust/discolouring is reported in the inventory or they will charge you for curtain cleaning as well.... The HiltonSmythe team were very supportive, professional and hard working when helping us to sell our beloved business. In the past we have had negative experiences with other firms, but we found HiltonSmythe to go above and beyond to ensure we got the business sold at the right price for us. Thank you for all the time and effort over the past few months. We have appreciated everything that you've done.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

Our agent, Lilly, helped me find the perfect location for our new workspace. She is pleasant to work with, prepared, attentive and goes the extra mile to pull together properties that fit YOUR needs. We found a space so much sooner than we anticipated, and she made a process that would have been daunting and exhausting, so manageable and smooth, saving me so much time! Thanks for your help! I would strongly urge people to NEVER use this company. They are a complete bunch of cowboys and charlatans. They are rude, entirely unprofessional and at times illegal in their operations. Shout at you on the phone, don't answer when they know its you, don't have a clue on rules and regulations, refused to give me my landlords details (still don't know), made me live without running water for 2 months, don't disclose known issues at viewings, just to name a few. From day one I had issues. Their admin services are sub standard and yet still charge you fees. They tried to make me sign a contract that had just been a template and wasn't tailored to the tenancy at all. They were rude to me on the phone when i queried this and told me "look do you want the property or not, because if you are going to be a pain we can just find another tenant" they were trying to make me sign and offer me comfort that they wont uphold certain clauses (eg. i need to write to them if i want a visitor in my flat) not acknowledging the fact it's a legally binding document. When I moved in the flat was filthy, crumbs in cupboards, moldy bits in fridge, dirt on floor and window sills, dried urine over toilet and toilet seat, unflushed urine in toilet bowl, all of which my dad and I had to clean. They refused to acknowledge this and tried to convince me that a paid cleaner had tended to the property prior to me moving in but my pictures say otherwise. The flat was a new office convert whichIi later found out they didn't have the proper consent to do. The fixtures and fittings were shoddy (the fridge would fall out the unit every time you open it and the home made fitted wardrobe wasn't wide enough for a wire hanger), and I had no running water for the whole of my tenancy. When I phoned to see where my meters were I was told all 6 flats were on the same meter and it was down to me to negotiate with other tenants to decide on who pays what. I said politely that they should provide each flat with separate meters like they had for energy to which i was shouted at and told it was not their responsibility. They outright refused to give me my landlords details despite me contacting citizens advice, derbyshire law centre, shelter and others to confirm this was against the law. I was never told these details. I had no water and couldnt wash so had to take out a gym membership to shower. This was regularly blamed on the meter being located in the pub downstairs and the pub owners tampering with the water supply. I spoke to the landlady of the pub who informed me that hallam hills didn't have permission to turn the offices into flats but proceeded to do so anyways and that they had tapped all of the 6 flats into the pubs water supply illegally. In doing so there is not enough water pressure to supply the flats with water plus the pub was being left with all the bill. The brewery is in the process of taking legal action against them. I was told that multiple tenants had been in the flat in the few months before me and all of them had the same issues and differing levels of success in escaping the tenancy. Whilst I was there, they showed the flat next to me and moved a girl in despite knowing every time you flush the toilet, the waste comes up through the shower. And yes the moved her in with dried human excrement in her shower. I later confirmed that the estate agents knew about the issues months prior to my tenancy yet chose to mislead me by neglecting to inform me of the issues at the viewing. I was told by THEIR OWN repairman when he came to fix my fridge to try and move out as it was not a good place to live. I would not get responses to emails, phone calls would never be answered. In the latter part of my tenancy I could phone up to 10 times and leave voicemails in one day and not get through or a response. Only when you phoned from a different number would they answer which strongly implies they would ignore your number if they know it is you. I had to take legal advice and threaten court just to escape this hell hole and these cowboys. RUN A MILE... Read more
