10th Dec 2025 (3 days ago)I have overall been really pleased with the whole process but have to call out Stephanie Jones in after sales. She has been amazing and gone far and beyond what you would expect an estate agent would have to do continually chasing solicitors and other estate agents in the chain that just can't communicate. Worth using Williams and Donovan just for Stephanie to look after the sale.

19th Nov 2025 (24 days ago)Avoid this agency! Never again! I'll outline why I consider this agency incompetent and not worth recommending. I'll start chronologically. 1. The agency is lying. Before renting, I was told the mess was due to renovations. It turned out the agency doesn't deal with tenants well. I had to ask Colchester Council for help. 2. The agency tried to charge me for rubbish removal that was there before I moved in. 3. The flush tank leaked all day for over a month. The water consumption was exorbitant. 4. They tried to charge me for cleaning the room after I moved out. The agency loses again. This is a highly incompetent agency. As for the security deposit, that's the least of my worries. You forced me to live in a filthy house where no one cared about cleanliness, especially your agency. I hope people think twice before using your services!

Called next day, told her on call and will call back. NEVER DID. Does not want to deal with a issue and has our money that is owed to us. Absolutely poor customer service. Stay clear of here

All the way through to exchange. With relentless chasing of other parties in the chain and updates throughout. We would be more than happy to recommend them to friends and family.

2nd Dec 2025 (11 days ago)HOME did a wonderful job finding us a buyer at asking price, in under 2 weeks from the advert going live. We were on with a different agent previously, they came in with a revised plan of how to market, and found quality potential buyers from the get go. The quick turnaround enabled us to get an offer accepted on our ideal house. We were in competition with a few parties, all of whom needed to sell there own property first, HOME'S effectiveness is the reason we were able to get our future home. I would absolutely recommend them to anyone, and wouldn't hesitate to use again in future.

Out of all the parties involved, Amos were easily the most efficient and proactive. We do not plan on moving any time soon, but Amos will definitely be our first point of contact in the future. We would highly recommend! A huge personal thank you to our main point of contact Tommy, who has made the process as seamless as possible and has been consistent throughout. We were kept fully updated and any queries were dealt with promptly. A personal thank you to Rob too, who was also extremely helpful.

25th Nov 2025 (18 days ago)A property came on the market I was interested in purchasing. I reached out to PACE as soon as it hit the market as it was a previous family home and very much wanted it back in the family. Enquired on Rightmove the day it came to market - no response. Called the office a couple days later - told I'd get a call back. I didn't. Called the office the day after - told again I'd get a call back - I didn't. Called again, and again, being told I'd get a call back - and I didn't. This is to view a property a seller has entrusted them to sell for them. It took an entire week just to get a response. Went to the property and did a viewing - followed by a few days of back-and-forth asking the usual questions with Mitchell (the 'negotiator'). Waited a few days in between for responses - which I didn't get. Constant having to call to get updates. Emailed an offer. SIX DAYS later I still hadn't heard anything back on the offer being discussed - SIX DAYS after an offer had been submitted. Only responded after a number of chasing calls and emails. Said they'd only accept full asking price - despite him telling me something completely different on a phone call - which was highly frustrating and obviously wasting a lot of time. The property price dropped twice in quick succession, I chased again asking what they'd need to get a deal completed - and Mitchell said the offer would be discussed 2 days later with the manager, Marcus - which I can only assume did not happen, seeing as how again, I didn't hear anything. Now, 1 month later, the property has been sold, and I still hadn't heard anything from the office - it took me calling them again for an update - and even then, Mitchell said he'd need to speak to Marcus - which was supposed to happen over 1 month ago - to get back to me. Awaiting a call back - yet again. Terrible, terrible service. Incredibly unprofessional from both Mitchell and Marcus. I had to physically go to the office just to get some sort of response - they seem to like hiding in offices. As a seller - I'd highly advise you to use a more proactive agent who wants to communicate with those interested in buying. And as a buyer - good luck. You'll have a LOT of time wasted and it'll be constant chasing. Would give zero stars if I could.

I was super impressed by the efficiency of their booking system for viewings and the lie communication has been brilliant. Sold my house quickly and couldn’t be happier with their service.
18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

From start to finish they were amazing, friendly and incredibly professional. Nothing was ever too much trouble and they always made me feel supported and reassured, even during the stressful moments. Communication was excellent throughout, every update was clear, timely and helpful. I always felt like they genuinely cared, not just about the sale, but about me and making sure everything went smoothly. I am so grateful for all their hard work and kindness. If you’re looking for an estate agent who’s personable, reliable and truly dedicated, I couldn’t recommend Bear enough. Thank you for helping me get my new home. I’m over the moon! x
6th Nov 2025 (5 weeks ago)UPDATE Les, The properties we wanted to view are still showing after some 3 weeks as unsold. Your staff who answers the phone keeps fobbing us off each time we call up to view a property with promises to get back to us which has never happened. This has been a deliberate policy. She ask us what is our budget and if we give a figure in line with the guide price she doesn't follow-up with the viewing request. It's like asking us how much we intend to offer on the property, which isn't something we want to disclose even before viewing the property. We don't get this behaviour Leonard & Hill and other estate agents who are very professional. .......................................... My wife and I tried to arrange a few viewings with this estate agents on several occasions but each time they tell us they will speak to the property owners and get back to us but they never do. This is despite the fact that the properties we want to view are within our budget. Very disappointing.

His communication was outstanding—reliable, clear, and proactive at every stage. Even when delays and issues arose with the buyers’ solicitors, he never let things stall. He kept following up, pushing for progress, and making sure our interests were always protected. I genuinely think without Dan’s proactive involvement, the legal process would have dragged for months. His dedication, professionalism, and commitment made a stressful process far smoother, and we’re genuinely grateful for the effort he put in. Anyone looking for an agent who truly works for you will be in excellent hands with him.
