14th Sep 2020 (6 years ago)I stayed with Croft Living in Belgravia for 6 weeks in July/August 2020. The apartment was reasonably priced, spacious and centrally located. Check-in was efficient, even during covid. Very responsive service by email in advance although 2 days before arrival i found out that linen wasn't provided. Luckily for a fee - they would provide sheets, not towels. Wish I had known that a bit sooner as we were moving from Australia to London and that gave almost no time to buy towels in advance. There were a few issues though so I don't think I would recommend them. First - mail security. You can get mail there but mail disappears. I did complain but management told me they are only responsible for inside the apartment, not the building. They said to complain to Royal Mail but as Royal Mail showed our items delivered, they were of no help. Other tenants also had mail disappear so there's obviously a security issue. I asked to see the CCTV and was told it wasn't working. If mail can't be secure inside a locked building, then I really worry about my personal safety and don't buy Croft's opinion that they are only responsible for inside the actual apartment. Other security issues - some very sketchy tenants in the building. Got up to run at 5am and saw a tenant coming home that day covered in blood. Next morning, going for a run at 5am, saw him moving out. Next thing you know - a lot of cops come into the building looking for someone. Makes you not feel too secure... Water pressure - the worst I have ever had in my decade of living in London. It was a trickle, at best. Croft did bring a new shower head but barely made an improvement. Impossible to wash long hair. I asked about it and was told that it's just London. Actually, no it's not. Lived here long enough. Buy a water pump that works and create pressure like most. Old furniture - couches and chairs were ripped and stained; carpet coming up in places; needs a paint job. Windows - all have child locks on them so barely open which means when it's 30 degrees, no air movement. Whilst all the windows let in fabulous light - it's stifling in a summer heatwave. We had to buy additional fans as the ones provided barely provide any movement of air. Garbage - got locked out once as someone changed the codes to the gates and never told residents. Luckily my partner was able to climb and jump over the fence to let me in. Overall, the apartment was k but i wouldn't rent through this company - too much 'we are only responsible for inside the apartment' and not enough concern for tenant safety or property.

28th Aug 2026 (26 days ago)Very rude and unprofessional owner. He shouted at me simply for looking at the property listings outside the agency. My wife and I are currently looking to buy a house or flat in Little Venice, so we were naturally looking at properties in the area.<br><br>He treated me as though he thought I was a criminal or that I was doing something wrong, which I found extremely rude and intimidating. The entire interaction was completely unnecessary and unprofessional. I would not recommend dealing with this agency.
22nd Dec 2024 (1 year ago)Terrible experience with Olav and Edwards Estate Agents and I would discourage from using their services. I had a viewing of a property with Olav and put an offer for the asking price on 11/11/24. After 3 days waiting, contacted Olav again, who mentioned that landlady was busy due to her work and he asked to put in an email the issues I identified and requesting as part of the offer (minor decoration issues, change broken sink, property deep clean and removing the mattress and we would take our own). Just after 7 minutes, Olav replied "Just heard back from the Landlord that she cannot move the bed". Nothing regarding the offer or any of the other issues mentioned. Following week, after not hearing anything from Olav, I contacted him again to know if there was any update. He got very distressed with me calling again and at the end of the conversation he said, literally, "do not contact me again until I heard back from the landlady". Up to today I have not heard back from Olav to apologize or give any update.

28th Jul 2022 (4 years ago)Very sadly, I entrusted Michael Bennett of BestGapp with the letting of my property. A security key was given to an un-Named tenant whose background had never been properly checked, and who appears to have lived at my property in addition to the Named tenant. I discovered my property was seriously dilapidated after only 3mths when I initiated the Q1 inspection that Michael had failed to. After refusing to either act in or represent my interests at all, I was obliged to fire BestGapp. Tenant left, but - yet again in breach of the AST and apparently on the advice of Michael - failed to professionally clean the property, having also taken belongings of the property. BestGapp have held a lien over the deposit that I paid them to register at the DPS against my property and have refused to allow the DPS to adjudicate, which I believe to be illegal (criminal). A hugely stressful, distressing and time-consuming experience that BestGapp have ensured through their adversarial conduct cannot be resolved amicably. The damage to my property exceeds the net rent achieved by BestGapp by a factor of 2-3x. Unregulated (until proven otherwise) Cowboys! Myself and my property were placed at virtually unlimited Risk through my misplaced Trust in BestGapp. I am also pending an explanation of why I was billed a rate >30% higher than that charged by the high-end cleaners used by The Grosvenor Estate for the pre-check-In Cleaning of my property by a small firm I had never heard of, especially when my property had been left in immaculate (mostly brand new) condition in the first place. In this context, highly suspicious!!

The whole team was great, but I especially want to mention Lee and Arzu – they were both so kind, genuine and professional throughout the process of finding a flat for me and my partner in East London. It made everything much less stressful knowing I was dealing with people I could really trust. I’d happily recommend them to anyone.

We had a very smooth purchase process because of his professional attitude and his capability to manage the relationship between us and our new home developer. It has been a pleasure liaising with him. Will recommend Caddingtons and Arthur to anyone looking for a home in London!

The knowledge and expertise is remarkable. I would highly recommend Edna and her team. We rented a beautiful flat and any help we needed was offered immediately and with great professionalism. A wonderful experience!

We have just handed our flat back after 4 years and from the first to the last interaction Vicky made things straightforward. The contractual process was easy and fair and any repair issues were always dealt with promptly. An easy recommendation.
5th Oct 2021 (4 years ago)Initially, when I first checked in, I had a terrible experience as the flat was not cleaned/prepared for my arrival up to the standard expected at all. However, Mubashir worked with me to solve all the issues, was super helpful and responsive and ensured that all issues were resolved on time. Since he took over, communication has been handled appropriately and it's been a pleasant experience so far
1st Dec 2021 (4 years ago)I had a great experience with AZ Real Estate (especially with a real estate agent Darya), who helped me buy my first home in London. It was my first experience in this area; therefore, I had a lot of questions. Darya from AZ Real Estate was with me from the beginning to the end when I received my keys. She was extremely helpful and always answered my calls/messages within minutes which made the whole process less stressful. Due to some problems on the seller's side the final step was delayed; however, Darya did everything to speed up the process. I would certainly recommend AZ Real Estate if you are looking to buy a new property.
7th Jan 2016 (10 years ago)'Nick and I have done a number of deals together over the years in NW1/W1/Marylebone/Mayfair, in particular where I have valued properties for clients and informed Nick, after which he would immediately bring a client, before the property is advertised on the open market, who would transact on the property as Nick knew it was exactly what his client was looking for. Quality properties in sought after addresses priced correctly are very hard to come by. Sometimes deals have been complicated and Nick has overcome the obstacles and successfully pushed the deals through for his clients.
