Craig Draper at Knight Frank in Baker Street recently sold our apartment.
We were so impressed with the way he helped us through the process from day one to completion. He was always there to talk to, He made the daunting task of selling ones home a positive and enjoyable experience. His knowledge and understanding of the market was very reassuring. I wouldn't hesitate in recommending Craig and Knight Frank to anyone.
Review of Knight Frank Property Management (KFPM): In summary, an expensive and very poor management service.
The property managers themselves are reasonably competent but the overall system itself seems to be severely flawed - everything is outsourced to externals (inventories, check-ins, check-outs, periodic visits etc.) meaning the property managers are not familiar with the properties they manage since they never actually visit them. This can lead to issues at check-out re dilapidations. A seeming lack of communication between the lettings agents and KFPM can also lead to issues with re-letting and void periods.
In my experience KFPM does not attempt to save their landlords money and will often use expensive contractors for works on the basis of one quotation only. My impression is further that the property managers will do everything they can to avoid difficult conversations with their tenants and would rather negotiate against their landlords.
All in all a very poor service which comes at a high cost (in terms of high fees, expensive works, significant dilapidations which will never be fully recovered from departing tenants and void periods). Actually from my perspective there is very little "service" element to KFPM's property management service at all, and there is zero value-add.
If one views one's property as an important asset / investment to be nurtured and financially optimised whilst providing high quality accommodation for tenants, I personally believe that this is the wrong agency for you.
Absolutely worst service I have ever received from an estate agent. Unhelpful, slow, arrogant and incompetent. Fell victim of their own success - avoid at all costs.
Tried to rent out my flat with them. Took two weeks to respond to email asking to market it asap, refused to take keys on Saturday ("our office is only open for consultations on Saturday"), showed the flat to strangers with zero warning twice (catching me sleeping and in the shower), miscalculated my deposit and rent due back four times. All of this while claiming they are "best in class". Highest price and poorest service.
Fantastic company, I have used Knight Frank to sell my properties in Bath and Edinburgh, they were brilliant but Mayfair have been the best. Very efficient, Jonny and Chelsea kept me updated the whole way through, couldn’t recommend enough.
Useless branch for maintenance after you rent an apartment. Avoid.
11.8.2018 - Today I have updated my review to 2 stars. This because Knight Frank, after 71 days, finally managed to send a plumber to repair my shower cabin, making it possible to feel like a human being. I hope all you other KF tenants out there are experiencing better response to your flat issues, than I do :)
