Our experience with Bridgford has been the worse in ten years of renting properties in the UK. As soon as we took off the property from the rental market, Bridgford has been extremely slow in administration (e.g. confirming that our references and documentations were alright and confirming acceptance of the offer of rent). Afterwards, despite the property was managed by Bridgford we dealt directly with the landlord who was fortunately very helpful throughout. At the end of a two years tenancy, we left the house and had it cleaned professionally. Few minor issues were pointed out in the check-out report (few light bulbs to be changed, oven and hob to be cleaned, 'some' dust remaining on 'one' shelf in one bathroom...). We said we'd send our cleaner and the communication started being very scattered. Three months afterwards we received a letter detailing the deductions to be made on our deposit including a full new end of tenancy cleaning (£180), plus £60 of agency fees. We have now raised the issue of an unjust solution, and made a proposition to pay one third of the cleaning fees, but we haven't receive any answer yet... And after three months we haven't received our deposit back yet!... Read more

This is the second time I have rented through Ben Charles Estate Agents. My first time was for 5 years and throughout the whole time the entire staff were friendly, helpful, understanding and patient. I used to look forward to my 8 week checks with the staff that visited my property, they were so nice to talk with and nothing was a problem. When you call the office there is always a happy voice answers, be it Ben himself or one of his staff, you can always hear the ‘smile’ in their voices ????. They have once again rented me a perfect flat in a perfect street, right next to my daughter. This is a real help for me as I’m disabled and often need her help. I would recommend Ben Charles to everyone, they go that extra mile to make you happy with your home, they are committed, professional, personable people who are ALWAYS there for you. Myself and my wife recently purchased a house through Ben Charles. At first the workers and experience was brilliant. It seemed easy and everyone was very helpful. Then over Christmas it couldn't have been any further from that. We were due to move end of January till we had a phone call saying there was a new date 3 days before Christmas..although we didn't have to take it we were advised to take as if we didn't our moving in date could be stretched further into the new year. So after boxing up everything and paying for a van to take our stuff, a day before it was called off. Even though It was the lender on our side halting things we did not hear from Ben Charles again until the day we signed for the keys. Our tenancy was over on that Wednesday and if it wasn't for myself negotiating with my current landlord and the family who were meant to move in on the Thursday, me myself and my 2 year old daughter were homeless for Christmas and no money to store our things anywhere. It just seemed that all they were bothered about was getting out money. And the worst of all is that when negotiating the price of the property we were buying, with Ben Charles fully aware we gave a price on the basis that all the construction work going on in the house would be completed for us to move in and none of it completed. Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

Avoid this agent. I have had two very bad experiences with viewings. I would not recommend this agent to anyone.They booked and confirmed a viewing and cancelled it twenty minutes before the appointment. And because I had to use a proxy viewing that I was paying for, I lost money. Would not recommend these people to anyone.... Read more
