29th Jul 2026 (5 days ago)Abysmal accompanied viewings service<br><br>For an agency that markets itself as "local and reputable", Richard Kendall's accompanied viewing service is shocking.<br><br>Viewings are outsourced to a tiny, poorly informed team with terrible availability (buyers are normally expected to book over a week in advance for a viewing and can't even get weekday evenings), meaning I had to conduct nearly all viewings myself. On the rare occasions they can attend, they know nothing about the property, which Richard Kendall seem to think is perfectly normal. Saying "we're really busy" is not an explanation - it's an admission they can't deliver the service being paid for by the seller. I might as well have been using an online agency. When someone wants to view, you don't want them being told to wait, you want them to be able to see your property ASAP to maximize sale chances.<br><br>For when you're doing an "open to view" at the weekend? Yeah, you have to do that all yourself too... take people's names/details, show them round, etc. Basically do their job for them. None of their agents will help you then, either. For a "full-service agency", I find this totally unacceptable.

It has been a very positive experience - from the initial valuation to dropping off the keys on the day of completion. No question or query was ever too much for the team. Oli's valuation was significantly higher than other estate agent's in the area and we secured our full asking price within 3 weeks! If we had decided to sell with someone else, we would have sold for 20% less! We couldn't recommend William H Brown Morley enough. Thank you Oli, Paige, Amy, Chris and everyone else ??????

1st Jun 2026 (9 weeks ago)I sold my flat with Jenna a few months ago. She was so helpful in helping me through the process, brilliant in communication and always responded quickly. It was a leasehold which was an absolute nightmare to sell, but she found a buyer with a price that I was happy with. She managed to help me when my tenants left, she went above and beyond to sort out a furniture issue where things were left outside in the communal areas and also gave me meter readings as I live far from the property. She even helped me with sorting out a gas man and electrician when there was an issue. 5 stars, thank you so much Jenna.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

18th Jul 2026 (16 days ago)Currently a tenant with Linley & Simpson, washing machine stopped working so it was replaced with one that is making a lot of noise to the point of shaking the whole house down - this has been going on for over a year, initially they sent someone out after first installation of new machine who came and put plywood on the floor (No help, so i gave up and lived with it) however i have two young children 28 months and 7 months) who get disturbed quite a lot so recently reported to L&S and ive been fobbed off to be told to try and check/clean filter, check if worktop are secured?check other machine settings, bottom line is no machine should be shaking to this point. There are also pins of the carpet gripper edge strips that come through the carpet, this is obviously a hazard to young children who are just walking or crawling, for this i have been told “it looks like it can be tacked down, can you try this”.. there is mould on the outside wall near the window, nothing has been done about this either… i could go on and on with a few other things but it’s already long enough… you get the message, avoid!

26th Jul 2026 (8 days ago)Hello everyone,<br><br>I want to share my experience with this company—if you can even call it an agency.<br><br>At first, they kept calling me. I ignored them several times, but eventually they convinced me to sign a one-year contract as a landlord so they could manage my property and find tenants. Since it was my first time renting out a property, there were a lot of things I didn’t know, and unfortunately I overlooked some important details in the contract.<br><br>They found tenants, but they rented the house out by individual rooms, which is not very convenient. Later, the person who had passed the referencing checks moved out and left someone else living there instead. As far as I understand, this is a breach of the tenancy agreement.<br><br>The tenants often pay late, but even when they do pay and send me proof of payment, the agency still delays transferring the rent to me. They ignore my calls and don’t respond to my messages.<br><br>I even went to their office, where I was told that someone would call me back within five minutes. They did call and promised to sort everything out immediately, but another week has passed and I still haven’t been paid. Now they’re telling me they will send me an email explaining what they are going to do, while they continue holding my money.<br><br>This has been happening every single month. I still have five months left on my contract with them, and I honestly don’t know how this will end. I have a feeling they’re going to cost me even more money.<br><br>At least it has been a valuable lesson, and my advice is simple: avoid this agency and choose a professional one that keeps its promises and does its job properly.<br><br>Hart Estate has been completely unprofessional in my experience, and I would strongly advise anyone considering them to stay away from them.. !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!I am updating my previous review because the situation has become even worse.<br><br>I still have not received the money I am owed. For June, I only received half of the payment, and for July I have received nothing at all. Nobody seems willing to take responsibility. Every time I contact the agency, I am ignored or one person blames another. I have been told that my case has been passed to the director, but nothing has changed.<br><br>This is not the first time this has happened. Around three months ago, my payment was also delayed for about a month. The director only contacted me after I said I was considering legal action. I was given an apology and promised that I would receive the money soon, but it is disappointing that it takes that much pressure before anyone responds.<br><br>I have sent multiple emails and have received no reply. I feel completely ignored.<br><br>I even offered to let the agency keep their 6% management fee for the remaining six months of our contract if they would simply end our agreement, but they refused.<br><br>At this point, I am considering asking my tenants to pay me directly instead of paying through the agency until this matter is resolved. My tenants have also expressed that they are unhappy with the service they have received.<br><br>I hope this issue is resolved as soon as possible, but based on my experience I cannot recommend this agency.
