James Pendleton - Clapham South & Balham

53-55 Balham Hill, Balham

Rachel was absolutely FABULOUS in helping us finding our dream property! Super fast responsive (which made ALL the difference), understood our needs and also guided us to make sure we had a good offer during the process. I highly recommend Rachel for whoever is searching their new dream house! Thanks for making all possible Rachel!!!

Do not use this agency. We have been tenants for six months and never have I been treated so poorly by estate agents. They will sign you, take your money and abandon you. Do not use this agency!! *UPDATE* SInce this post absolutely NO improvements - and it's been 2 years!! They asked me to remove the review.. get real!! DO NOT USE.

I’ve been to post this for a while, I used KFH Balham to find a rental property. I was relocating from Dublin, so it wasn’t the easiest to arrange but the KFH team in Balham, in particular Alex Bogart, were brilliant in assisting me in finding a place and we’re a great help in navigating the rental market in London. Such a positive experience and hope to use them again in the future.

It's difficult to articulate how terrible KFH are. I'd say that their service was poor, but that would suggest that they were merely incompetent, rather than actively dishonest. They'll encourage you to rent a supposedly furnished place, saying either that it'll have at least a wardrobe and some drawers by the time you move in, leaving you to discover that it won't, once you've put down the deposit, or that all the furniture in the flat is included, even though the majority of it belongs to the current tenants. They're happy to show people round without notifying you and to lie about this subsequently. Only one agent, who presumably wasn't slippery enough, faced any sort of penalty for this. They'll misrepresent contract negotiations to your landlord, presumably to gain more through new tenant fees, and become almost aggressive when you suggest that this isn't acceptable (on being asked why he'd misrepresented our requests and told our landlord that we would definitely break the contract before the end of the tenancy, Will declared that it 'wasn't done through spite or malice', which seemed rather odd). Dealing with estate agents is obviously not something anyone wants to do, but, from a tenant's perspective, both having rented through them and observed their untruth-riddled viewings to prospective tenants, I suggest you do all you can to avoid KFH. A look at the positive reviews on here reveals interesting similarities (dates, details), which would make sense if the service was consistently decent, but it's worth considering that this is a company that employs people that thinks lying about making telephone calls ("oh, er, you must just not have got the voicemail message...I don't know where it can have gone") and not checking appointment times with tenants is acceptable...

Jacksons Estate Agents - Streatham

1-3 De Montfort Parade Streatham High Road

We used Jacksons to sell our flat and they did a great job in quite a difficult market. But the gold star goes to Nicole Snape in the post sales department who helped to push our sale through before Christmas. Nicole was extremely proactive, very organised and very good at staying in contact with us and a long chain. If it weren't for Nicole, I don't think we would have moved so quickly, so we are very grateful to her!

DO NOT TOUCH THEM WITH A BARGE POLE. Very poor experience - all they care is about getting your deposit and tying you in then leaving you to fend with the landlords. Requested a joint tap for health and safety reasons for my children. They refused, then we said we'd leave, they then agreed - 3 days before we move in date. I requested to see the replacement sink, manager said they are too busy and wouldn't have time. They don't care about people and there circumstances. Do read the contract in detail - there agents say one thing and there manager another. They sent me and email on 28th October at around 4pm to say they'll do the repair. Move in date is November 1st - haven't seen the replacement sink - Ridiculous!!

Kyle handled two lettings for us, both of which let very quickly, to good tenants and either at or very close to the asking price. Really appreciated having a single point of contact who responded quickly to emails and got the job done. Also proactive getting inventories and professional cleaning booked in for us. Definitely recommend Kyle and sorry to see him go to the Crystal Palace office!

Hywel Thomas

Tried really hard to view two properties for sale with them. Was told a number of times that the agent dealing with them was busy and would call back. He never did. The last time I called the person who answered the phone told me he had already passed on the message and put the phone down on me! Bought a property with Pedder down the road in the end who were prompt, efficient and a pleasure to deal with. If you're selling with KFH and not getting many viewings, it may be because they're hugely incompetent rather than lack of interest in your property!

Foxtons - Brixton

506-508 Brixton Road

Richard Dalmeida of the Brixton branch was very helpful in helping my flat mates and me find a great flat at short notice. He answered all of our questions, is super easy to get in touch with and replies very fast! He made me feel very at ease when viewing flats and even gave us tips on making sure we nailed the flat we wanted! Very helpful service. Would recommend!

Renting with Foxtons was a really bad experience. Maintenance issues where never dealt with in a timely manner (one month without a fridge, leaks ruining floors and carpets) or worst (one of the maintenance team that was sent to our flat for a blocked pipe pretended that our dish washer was not working, took it away and had a new one installed at cost). The flats offered by Foxtons are usually nicer than the rest of the market - but having several water damages, broken appliances for weeks and holes in the ceiling really ruins it. As a landlord I would not recommend them either as their cost saving policy usually leads to long term damage of the flat. To be avoided.

Louis was really great in finding us a property, particularly when we all had specific requirements. We managed to get a flat we were all happy with within our budget and in a better location than we thought possible. He got us first through the door for a viewing and in making an offer as soon as the property was available before it got snapped up.

KFH are a horrible pathetic corporate bag of nails. They are liars. In any other market conditions they'd wrap up in a month and the staff would be back to hairdresser school. I look forward to the day they are done.

A very good comparison website

A very good comparison website for checking local estate agencies. We used it to check who have sold the most in our area and the results were very useful to us.

It really helped my decision making

There are so many estate agents to choose from but they provided details with the numbers of houses each had sold in my area and which had achieved the asking price which I found most helpful

An amazingly easy way to choose your estate agent with total confidence. I did and among the many found the right one for my house. Speedy, responsive, considerate and effective. Thank you.
