12th May 2026 (25 weeks ago)Initially found the team to be professional, knowledgeable, and very helpful prior to signing the contract. However, the experience deteriorated quickly afterward. Communication has been extremely poor and often unresponsive, with commitments made that were not followed through. Overall, the service has felt disorganized and significantly below expectations for a letting management agent. The property continues to be shown in its current condition, which raises questions about their standards and oversight. Additionally, their knowledge of the local area appeared limited, which further reduced confidence in their ability to manage effectively. Based on my experience, I would not recommend using them for lettings.

18th Jun 2026 (19 weeks ago)We have just completed on my mother's property in Rustington.
Hawke and Metcalfe - I should really say Geoff & Nick have been brilliant. The market is not that fantastic atm, Geoff and Nick guided us through the tough stages with great knowledge and advice. they are local, independent, good value and know exactly what they are doing.
I thoroughly recommend them to anyone selling in the area.
7th Sep 2026 (8 weeks ago)Didn’t hear much from them in the first 6 weeks and a very tough market to try and sell in. Once we started chasing them things started to happen, I did feel they were more reactive rather than pro active. A few different staff members with varying levels of ability, I got the feeling they are going through some changes.
20th Jun 2025 (1 year ago)I would highly recommend Peter from RH & RW Cluttons in Petworth. Peter never failed to update me daily with emails, even working into the night to make sure I was aware of every progress. He was there at the end of the phone with any concerns and made sure he went out of his way to find the answer. He even phoned me on WhatsApp whilst holidaying in USA when we were having issues dialling out. He was sensitive and caring to our needs as a purchaser and to his clients and passionate about doing a good job, you can tell, he really does care! Nothing was too much trouble and he was always there to help. Thank you Peter for helping us with our beautiful, new home!
8th Oct 2025 (1 year ago)The communication with the staff (Hayley) was first rate. Not only was she knowledgeable about selling my property but she was a mine of information on areas I was unfamiliar with. This sale was my mother’s home before she passed and I was clueless!
29th Mar 2024 (2 years ago)Poor communication and eager to stop price after just 2 weeks
18th Mar 2026 (7 mo. ago)We purchased a house in Henfield through this estate agents. Robert of HJBurt was so kind and helpful all the way through the process. Never any pressure and always making time to talk to us as the sale and the negotiations progressed. A perfect experience of house-buying!

28th Jun 2024 (2 years ago)My experience with John Edwards was excellent. He took the time to explain everything we needed to know in great detail and made sure I understood what he was saying. His local knowledge of the area was second to none! He is always On the end of the phone to amount concerns or queries I had. Best of all, he sold the house in very quick time. I would thoroughly recommend him.

17th Sep 2024 (2 years ago)Very pleased with the service that Ollie Solomons provided us when selling our dad's house. He is very knowledgeable about the local area and was quick to answer any questions we had. Nothing is too much trouble and he will go above and beyond to make sure everything runs smoothly.
31st Jul 2026 (13 weeks ago)We would highly recommend using Carroll Estate Agents. Steven gave excellent guidance prior to us putting the house on the market, and the marketing material he produced was exceptional. He quickly found a buyer and worked hard to push through the sale once the chain was complete. He was approachable and accessible throughout and it was a great pleasure to work with him.
9th Sep 2026 (8 weeks ago)I would urge prospective buyers to exercise caution when purchasing through Just 4 Bungalows. While we understand an estate agent's primary client is the seller, buyers still deserve basic transparency, proactive communication, and fair treatment, none of which we experienced.

We had an offer accepted in February on a probate property. After months of chasing for clarity due to contradictory and misinformed updates passed along from the seller's solicitor via the agent, we discovered through our own solicitor in June that the probate application had actually been rejected. A resubmission was required, leaving us facing an indefinite wait with zero clarity on timelines. Throughout this, the agency acted merely as a passive conduit rather than seeking genuine answers, and when we raised concerns about the delays, we were met with dismissiveness and flippantly told we could just pull out.

After investing months of time and substantial expense as first-time buyers, we ultimately withdrew. We submitted a formal complaint detailing these issues, but management refused to take accountability, brushed off the concerns, and failed to offer even a basic apology for the mishandling of the transaction.

If you are a buyer, be prepared to do all the chasing yourself, as their loyalties remain strictly with the seller and buyers are not valued.
