AWFUL AGENCY, the worst agency I have ever dealt with. I have been dealing with this agency for a month trying to secure a property, and they pushed our moving date twice because it wasn't ready. Even after the delays, they handed over the property in terrible condition! I was supposed to move in on Saturday, but I still have to stay in my current place because of the state of the flat.
The communication within this agency is awful—they don’t even communicate with each other. We’ve been passed around to three different people to handle this complaint. I’ve been paying rent for a property I can’t even live in due to my asthma and the chemicals I had to use for cleaning.
I had to hire a cleaning company because the condition the property was left in was absolutely disgusting. The agency’s disrespect in dragging this out is unbelievable. They expect us to live in these circumstances and claim we have no right to charge for the cleaning or for the delay in moving in.
They even claim to have hired a cleaning company, but I received a call from that same company saying they had warned the agency about the condition of the property and advised extra cleaning beyond what was covered in their contract. The agency refused, yet they still tried to hand over the property and claimed everything was fine. They lied to us and expect us to do nothing about it.
Stay away from this agency. Awful! They will rob you blind.

Upon making the decision to sell I approached multiple estate agents in the local area. Upon meeting with them all and gauging their expertise by far the stand out agent for my property was Acorn.
Acorn filled me with confidence that they could not only get the sale price I needed but also a quick sale. They followed through with their statement gaining a sale at asking price with the property being on the market for less than two weeks.
Louise worked with me throughout the rollercoaster we had with the forward chain, maintaining our buyer commitment to the property and exchanging of contracts.
I can say I highly recommend Acorn, they are by far the most professional estate agents I have worked with. They maintained excellent communication and backed up their sale claims.
I have no plans in moving in the future but if I did Acorn would be my first port of call.

I was trying to sell my flat using the Acorn Peckham Estate Agent. I was disappointed in the service.
- The flat wasn't valued correctly, delaying the amount of time it was on the market at the right price. This should have been an honest conversation with me up front. I would have welcomed that.
- There were lots of system errors initially which again delayed my property being listed.
- During the negotiation process I was assured that I would be speaking to the manager of the branch on a weekly basis. This didn't ever happen.
- I never felt there was particularly fast feedback on viewings with clear recommendations for how to address for the next viewing.
They weren’t able to sell the flat in the timeframe I needed and we agreed.

My customer experience has been awful.
I got in contact with Emily about virtually viewing a property and was told i’d be sent a Whatsapp message.
After not hearing back for two days, I called to give a gentle reminder.
I was told ‘Emily is on the phone , she’ll call you after’.
3.5 hours later, hadn’t received a call so I rang again and was told ‘Obviously she’s busy, she’ll call when she gets off the phone’ then the girl caught an attitude and hung up on me?
I completely understand it’s a busy office and people aren’t always available but the lack of communication paired with the hostile phone manner is not acceptable.
This place comes across as really unprofessional.
Edit: I have since been contacted by the branch manager James, who was able to assist me in booking in a viewing. He was very polite and helpful .

The worst agent I've ever dealt with. Convinced my tenant to offer to purchase my flat to force me to contractually have to pay for services they never provided Ie. Finding a buyer.
Acorn were silent throughout the sale apart from 2 chasing calls at the very end to ask me to call the management company for outstanding information. The cheek of it.

LEFT PROPERTY INSECURE AFTER VIEWING
We entrusted Acorn to do a viewing of our property while we were out, but the agent left the door to the outer hallway of the property open and as I result I came back to my bike and bike accessories being stolen.
It is a tricky door and if you do not ensure it has properly caught on the latch as you exit, it can then slowly swing open as you walk away - this has happened to us in the past so when we came back to the front door being wide open and no signs of break in we knew immediately what had happened.
At first I was understanding as, as I said, we ourselves have done this in the past. But it really is terrible that an agent wouldn't properly check it was closed and furthermore then double lock the door with the second lock!
Acorn are of course refusing to take responsibility for this and I have accepted that I will not get compensation, but do feel it's important to flag this clear negligence.
Update in response to response:
1) When I say tricky, I literally just mean you can't just carelessly pull it to behind you and walk off assuming it has caught on the latch. It doesn't somehow come unshut or something ridiculous like that. You just have to ensure you properly pull it to. I should not have to warn agents to shut the door properly. You should of course check a door is on the catch and then after that, that it has been locked properly. This was not done.
2) I had a very long back and forth already with the agent and their manager at the branch and they are aware I have already reported it as a crime. They are denying all responsibility. I have accepted I will not get a satisfactory response, but felt I should warn others given the lack of consideration and acknowledgement of fault that has taken place, which hints to a carelessness and poor customer service.

AVOID! Not only they treat customers with no respect, but they are very inefficient, unprofessional and bombard you with emails for simple things such as arranging a viewing. The whole experience has been stressful and a great waste of time and energy. When I complained about their appalling service, they came back saying they are very busy so they cannot accommodate the viewings we had already agreed on. No apology about how the situation had been handled. If you want to buy a property, find other estate agents that care about their clients. Louise and Bruno should be avoided at all costs.
EDIT AFTER REPLY: I have emailed that email address in multiple occasions and received not response, hence why I thought I would warn possible future clients about how you treat clients. They will also be able to see how you treat clients from your response.

Acorn successfully sold my flat in Peckham for a price I was happy with. However, they did initially over-value it in order to get my business. In the process of securing my business, they were very communicative and friendly. Once I had signed the agreement for Acorn to be the estate agent they became far less communicative. On the first weekend that my flat was on the market, they misinformed me about how many people were viewing the flat - I spoke to the receptionist to check. The staff did not take offers down in writing and when I asked them for validation of offers or the authenticity of potential buyers they called me out for being 'bizarre'. When I said I was cancelling my contract with them the following month, they upped their game and managed to sell the property. They were on the whole bad at communicating. The buyers also told me that they found the staff to be pushy and rude. Acorn sold my flat and for that I'm grateful, but given their 2% fee (I should have negotiated) and their disorganised style, I wouldn't recommend them.

4 purely based on the database of clients in the south east area: we managed to get a few offers within a short space of time and got the sale over the line. The downside for us was communication; if we needed something it was very hard to get hold of our agent and we were constantly fobbed off: which was very frustrating! We also at times didn’t feel protected vs the buyers interests given we were the commission payer: post offer acceptance process can be improved here with better communication

We would not recommend using Acorn for the sale of your property. James was hard to contact/avoided calling us or responding to emails and it was a job to manage him to get the sale across the line. He was also quite rude and pushy to be honest. Acorn seem to forget that this is a big moment in your life. We regret our appointment of Acorn and would not use them in the future.

The experience with the team at Acorn Peckham was overall really good, we have appreciated the expertise of George Liney and the support and kindness of Lizzie Chin . George was very professional and also patient, considering the usual concerns raised by first time buyers like in the case of myself and my partner.
I was deeply disturbed by a call with a staff member that was covering while George was on annual leave. We did not receive any instructions/ and we were being on top of any buying process as we could within our knowledge. And unexpectedly, this person called with an unprofessional, loud, rude tone demanding to receive information in a brutal manner that I have never seen before.
I mention this episode to make sure that these behaviors are considered and hopefully won't happen to other customers in the future.

Compared to other agents we placed offers with, James was the only one who made us feel as though he was really advocating for us. I worked with James Moss @ the Peckham branch to sell my flat in Q4 2020. It sold without needing to go on online, as Acorn were able to sell 'off market' to buyers already registered at their branch. This saved valuable time and also meant we didn't have to conduct viewings in the middle of the pandemic.
For me, this is the main benefit of going with Acorn vs a smaller independent firm in the area. Buyers who are new to Peckham / moving into the area for the first time will more often than not have registered with a name like Acorn from the get go. So if you are looking for a quicker sale, especially one with the option of completing 'off market', Acorn are the best option.
Since selling my flat, James has also always made himself available for advice as we look for an onward purchase - even when this has been in relation to properties not listed with Acorn.

I was thoroughly impressed by the service from James and Acorn. We aimed to sell our flat just before the first lockdown. While things were put on pause, James got everything ready so it could be marketed as soon as possible. This meant we were able to accept an offer within days of the lockdown being lifted. The period between accepting the offer and exchanging contracts was particularly frustrating and lengthy due to the backlog of mortgage approvals, but James kept us regularly updated and informed of the process, regularly contacting the buyers and their mortgage brokers to ensure the sale went through as quickly as possible. Acorn's fees were also very reasonable when compared with alternatives.

I used Acorn to sell my one bed flat in SE15 having moved to them from another agent. On the whole they were very good and seemed to get more viewings and offers than the other nearby agent, although it's difficult to know whether this was just because they took over at a busier time of year. There were many ups and downs with my sale which they navigated very professionally, such as finding me a new buyer very quickly when the first one dropped out, managing my sale throughout lockdown and providing good advice on managing a last minute request for a significant price reduction. I felt they were fighting my corner as the client and were very honest in their advice on the state of the market. Even through lockdown with a reduced team they were mostly very responsive and it was rare that I couldn't get hold of them. I don't think I could have sold through an online, hands off agent and would recommend investing in Acorn as agents to manage a sale.

It took them over 25 days to finalize everything and still asking me more stuff to bring as a result I had to pay full rent again in my current flat .

Sold our 1 bed Flat in Peckham with these guys last year. We initially placed it on the market with Barnard Marcus down the road but quickly realised they were useless.
George and the team took it on and it was sold in a matter of weeks, and they helped push it through when the management company were holding things up. Very responsive and transparent service, and nice guys too.

Acorn provided an excellent service when selling a 3 bedroom house on the East Dulwich/Peckham border. Martin Speed from the East Dulwich office presented a good sales package with a strong evidence-based valuation. Viewings were arranged by both this and the Peckham office, which completed the sale, with good co-ordination between the two. Promoting the house in these two branches in particular was beneficial. James Moss and his colleague George at the Peckham office provided excellent advice and good communication throughout the process, including feedback from viewings and updates during the sale process. Sale was agreed in around three weeks, which was in line with the initial advice from Martin Speed. I had no previous experience of estate agents in the area and I would recommend them highly.

As a first-time buyer, entering the world of property buying is a bit daunting and not always helped by the attitude of some agents, of whom we met many. I would however, certainly recommend James Moss to anyone looking to buy. Helpful, not too pushy and understanding of our situation he was really great to deal with. At the best of times, finding a property to rent in London tends to be difficult and before working with Acorn, my past experience with estate agents was overwhelming negative. However, after viewing a property with William from the Peckham Rye branch, I was impressed at the level of genuine care Will had to finding us a place that worked and a few weeks later he did exactly that, contacting us about a house that was yet to be advertised. The property couldn’t have been more perfect and the amount of effort he put into securing us the house was astounding. Sadly the landlord decided to take the house of the market - a decision that was completely out of Acorn’s control - and after this, the whole team worked together to try and secure us another place.
Following on from this, Nicholas was another star who worked relentlessly to help, driving us round the whole of South London on several occasions to look at places, replying to our emails no matter what time they were sent and overall, showcased an ability and kindness that went above and beyond his job role.

I went there for renting a house , Nicholas was our agent and when I moved in with my family we didn’t have hot water and heather for almost a month during winter time , I went to ACORN and they didn’t want to take any responsibility at all . Was a horrible experience and my landlord said that the agency should inform me about this will happen but the agency didn’t inform nothing , so be careful With them because they just want your money and don’t care the condition of the house and we still have problems with the water .

Booked 2 viewings. I’m based in central London, so it takes me a while to travel to the location. The first viewing I had a massive clash with the agent as I was running 5 minutes late due to public transport and this 20 yo called me saying he was busy and needed to leave, and he was doing me a favour. What an attitude. The second viewing they suspended the overground, and had no way to travel, other than re-routing by changing about 3 tube lines and one train line, and the train line was badly delayed, so another major clash with the same agent. I called the branch again, spoke to the branch manager and he started lecturing me on the fact that you need to allow plenty of time to travel with London transport. Really? Because I had no idea people can teletransport if they allow enough time? It seems they are not in the business of selling properties but to show how important they are and putting potential buyers off. If I were selling a property I would avoid them, as so many buyers wouldn’t come back to do viewings with them, no matter how amazing the property could be. Also, please note that a lot of the positive reviews are quite suspicious, of people with one review each, strangely after a not so positive one to balance their lower score!

My family and I have been fortunate to of shared an extremely warm,friendly and professional service in selling our family home in Peckham with James Clow,Joe and The Team at Acorns,Peckham Branch.
They provided a seamless service on all aspects of the sale of the property whilst going 'above and beyond' giving a high level of care,understanding and kindness ; much appreciated as our property was our late Uncles and had been in the family for three generations so we all shared an emotional attachment to the place.
Great consideration and expertise of the process of probate was demonstrated ongoingly. We were not living at the property and due to living two and a half hours away grateful to entrust the properties keys with the office so they could have full access for viewings/survey etc. We really appreciated them letting in the necessary workmen we sourced to clear and tidy the property at the relevant stages,always overseeing the transformations and giving relevant feedback.
