Unfortunately I didn’t have a good experience with Leaders Lettings. I was in process of application for a property in Norwich for which I was selected and I promptly paid the Holding deposit.
However, due to the existing tenants circumstances I was told the let would be off and I’d be refunded my money back within 7 business days.
As of today (10 business days) later as well I haven’t received the amount. I had multiple calls to the agency and emails to the senior manager and still I haven’t got my money refunded.
This is highly disappointing and unacceptable from a leading letting agency like Leaders hence I am giving 1 star

Complete shambles from the start. When moving into the property (to let) I was given 3 separate moving in dates, over 3 months between the first and the final one! For all different reasons with the last one being ‘the landlord doesn’t have the councils permission to let out yet’! Why put up for rent then?
Throughout my time at the property I have so many mould issues and with it being a studio flat amongst house shares and other studios I had NO control of the heating! The property was also an unfinished job, lots of cracks in the walls and issues, with the mould spawning everywhere! Raised this issue and got told it was my fault!
14 days before my initial tenancy term was up I received an email saying that if I wanted to stay, the rent was going up by £50 per month and I needed to pay the whole lot upfront that day! Where was I supposed to get £10k from that day? Confirmed that this was true and I had to do this if I wanted to stay and the property manager confirmed, again horrific property management from the woman in charge of the building gave SO MUCH miss-information, which was horrific considering as an 18 year old at the time it was my first time renting, the email correspondence was a joke! Ignoring my questions repeatedly and only replying to what she wanted to!
Finally when my check out report came in, I had left everything in very good condition so they decided to try and claim £200 for a missing smoke alarm? Considering they are only £10 to buy off the internet I thought that was crazy in the first place, secondly it was reported there and working in the exit report! Once I had responded that I was absolutely not paying anything, I then sent 4 follow up emails over the course of 2 weeks and had nothing back!
Would not ever recommend to anyone and I certainly won’t be renting again after this.

I had booked a room with them signed agreement , provided deposit and came on the move in date keep note I traveled almost 5 hrs with my things to get here from Liverpool to Norwich they said there is a delay after which waiting 3 more days after moving period they said the room is no longer available as there is some maintenance work needed even though they tried to arrange new room was not successful I had to book an air bnb which cost me a loss of 400 pounds total to find a new room which I found on my own , even after all this I'm still waiting on my deposit refund which they said would take 3-5 working days which is still not provided after 7 working days.

I trusted Leaders to fully mange one of my properties 4 years ago, they don’t actually want to do anything for their fees, (half way through the tenancy they decided to start charging a further £15 a month for professional services ???????? what a joke in itself) I have struggle repeatedly to even get the basic annual inspection of the property undertaken, however if it something they can charge an extra fee for they are all over it, oh and good luck trying to phone up and speak with your allocated property manager, learn from my experience and stay well away.

I've been speaking to quite a few estate agents lately as I am in the process of moving - So far Leaders has been rather standout in customer service, Riley who I have communicated with a couple of times has been incredibly polite and friendly.
I have also spoken to Dan who has helped pick some things up, regardless on whether I end up following through with Leaders they have been stand out for customer service compared to my other experiences.

Overall the experience was easy and leaders overall come across an excellent organisation and would look to use them again should I decide to move in the future.

Unfortunately it won’t let me give them a 0 star rating, 1 star is the lowest.
Absolute scum of a company! DO NOT TRUST THEM! Never experienced such horrible treatment from certain members of the team and such horrible living conditions.
In short, false advertisement from the very beginning! The flat was full of mould and they did nothing about it, by the end my health was affected, most of my clothing and furniture was damaged and all they could say was that it was my fault, even though i found out that the previous tenant had been through the same situation.
The mattress that was initially provided to me in the semi furnished flat was also mouldy and full of holes, this was not visible in the viewing, (so was the wall that was behind the bed, therefore it just kept spreading).
To the point where the mouldy damp wall was affecting the plug sockets nearby, which i could not use until they decided to come and fix then when i reported that i had had a slight electric shock when attempting to use one of them.
It is clear that all they keep doing is covering it up with paint to temporarily “solve” the issue. The carpet was filthy, walls were damaged in general, the interior part of the window had condensation, the washing machine was disgusting and had a horrible odor, the kitchen was filthy (old bits of food in the fridge, oven, cupboards etc) and they had the cheek to say that it had been deep cleaned), THE TOILET SEAT EVEN HAD MOULD ON IT as well as a crack in the bowl which was not fixed , and so on.
A few months after leaving the flat, the landlord also tried to steal my deposit money by falsely accusing me of issues that the flat initially had, amongst other ridiculous reasons. Luckily my money was protected by the deposit scheme and they kindly gave me the full amount back, backing up my arguments.
Also, the month before leaving, they had arranged viewings for new tenants to move in. As i was present i could hear the lies that the agent was telling to these people, in order to try and get a new tenant in asap, such as, “we will sort the mould out” (maybe that particular agent wasn’t aware of the ongoing issue, but I was told by the manager that this would not be sorted out as it is not their problem, hence me having to leave).
I am aware that unfortunately these kind of things occur regularly throughout agencies and landlords, but honestly this is the worst experience i have ever had with an agency and landlord. Don’t let them fool you.

They used to be okay but after 7 years of dealing with them as a landlord, I am looking for alternatives. Terrible communications, emails and phone calls not replied to, shoddy workmanship from their contractors that create more problems than they fix, suprise bills for unauthorised work, suprise incorrect agents fees for almost everytging they do and after all that being rudely told I dont have a choice but to pay them. So I do have a choice, its simply find another agent. Which is a shame after 7 years.

Awful agency. I’d strongly advise people to avoid Leaders if possible. From the start they have been appalling to deal with. They seem to exclusively hire children straight out of school and offer the poor kids zero training. House I moved into was filthy (including a toilet full of human waste) and covered with damage not listed on the inventory. The damage reporting portal just doesn’t work, it seems like a way for leaders to just file stuff away in a bin.
Genuinely one of the worst companies I have ever dealt with.

Emma Trett particularly has been so kind, patient and efficient when dealing with the random issues that come from renting. Emma always ensured to deal with any issue promptly, and I have felt like a well respected tenant, which often isn’t the case. Awful experience with Leaders lettings agents management service. They failed to notice that my tenant was keeping a pet (despite their inspection visit) or that she had drilled holes through walls to run cables! They also offered the tenant a “no deposit” option which they assured me would not adversely affect me. However, after £1500 of repairs following her departure ( which of course I had to pay for until reimbursed), their lack of the correct handling of the very clear evidence for the adjudication process left me getting just £300 returned deposit! Never use this company! I certainly won’t again!

Whilst dealing with Viki Dickens we have been impressed with her swift responses to our concerns regarding the letting and management of our rental property.
Whist Viki is great we are not as happy with the overall attitude of Leaders. One example is the recent, unexpected small charge of £11 for 'Compliance'. When asking what this really meant we were told it was for things like training Leaders staff to keep up with changes etc. We expect the monthly percentage of our rent plus VAT that we pay should provide us with trained staff!

Worst estate agents we have ever dealt with. We were waiting 3 MONTHS for a replacement fire alarm and when we moved out of the property there were repairs still outstanding that were reported 5 months beforehand. Don't expect to ever get a reply to emails or a call back from phone calls chasing up the repairs either. When we first joined Nik was brilliant, it's a shame his replacement ignored us and takes so long to action reports. We've got confirmation today (November) that there are no charges and we moved out in August, and that took us chasing that up to even get a reply. Good luck to anyone signing up with Leaders.

Could not be happier. I had the unfortunate news that I had to vacate my previous property 4weeks before I was due to renew a yearly contract. Leaders and Poppy in particular have been fantastic, understanding and couldn’t have been more available to help me with every step of the move. As someone who has anxieties with anything to do with paperwork and legalities, Poppy was on hand every moment of any day to answer any silly questions I had to settle my thoughts, no matter how silly my questions felt. As a tenant of leaders through 2 properties and 8 years I can safely say they are appalling. The customer service is well below what should be expected. Proper communication is lacking throughout.
I have recently renewed my tenancy as was told my no deposit option charge would not be increasing and yet it did (no explanation given despite being told I would get one)
The property required an electric inspection and I was told it is my responsibility as tenant to arrange for this, what complete nonsense.
I also reported a potential scam text stating my rent was overdue (this is absolutely not the case) so I emailed them to see if they would alert their other tenants so nobody falls victim to the scam. I received an email telling me my account was up to date but they could get the relevant department to check this!!! No message to tenants to inform them they may be scammed.
I don’t have time to list all the other times I have been badly let down by leaders.
Please avoid using them.

I dealt with Charlotte Parry at Leaders Chichester whilst my property was let. Charlotte was always helpful answered any queries promptly and was polite and cheerful.
She always contacted me when she said she would, not everyone in the business world does that!

I would not recommend leaders to anyone. We had numerous problems with damp and mould and were told “it’s a terraced house and to open windows to ventilate”. Also the house was filthy when we first moved in we had to get an emergency clean on the first day because of mould, cobwebs, dust and random bits left around the house. We were good tenants, always payed our rent on time and never caused any problems. Despite this, when we left we got a bill for damages that were ALREADY in the property when we moved in. Very unprofessional agency, are not helpful not do they care when you have an issue. We’ve have recently moved and have been treating better by our new agency in the last 10 days than we did with leaders in the last 12 months.

Myself and my partner tried to phone "lettings" team to arrange viewings for 2 weeks and never once was the phone answered. Email sent, numerous voicemails and RightMove mails and huess what.... no replies or call backs. Had to then go to the agency only to be told "property has been rented". What... In 1 day there was a viewing and let agreed!!! Funny thing is that there is always someone in but phone is never answered. Were told "busy time" but when they were not busy at all. Overall not impressed. Not calling them again. Very poor service, almost non-existent if not for the phone ringing and ringing and ringing and ringing and thenhearing... "voicemail full".
Yes, probably will also get a generic comment to this review but who cares... Not calling them ever again!!

DO NOT RENT........ After nearly 2 year of complaints about a leaking shower which was quoted by 2 plumbing contractors nothing was ever done in my frustration.
After I had handed my notice in I had an inspection, they found a hairline crack in the composit front door which they had 1 quote and charged me £1050, taken out of my deposit, after a few day of my deposit being taken I drove past to see the old show cubicle in the front garden being replaced, no sign of a new front door being replaced, after 2 year of moving from this nightmare tenancy and nothing being done the front door they charged me for is still there to this day...... They clearly used my deposit to pay for a shower room and not the door that I was billed for. Will never use them nor would I recommend them.

"ZERO STARS" Worst agent in Norwich
The only comment I can make about this company is that it should be stopped from operating. There is no professionalism. They are ineffective, incompetent and inefficient. We have been landlords of 25 years and appointing Leaders as property managers was the worst mistake we made; any landlord can make. There service was bad, for both, the tenants and for us, the landlords. This is a company that will give landlords a bad reputation, of being slum landloards. They are unethical, not shying away from entrapment and extortion.
This is a company that should be avoided at all cost. They cost us thousands of pounds because they did not adequately monitor the condition of the property. They are only interested in getting the management fee from the landlord.

To name a few problems:
- Terrible in respect to tenant management.
- As a tenant, I did not have bins for months or an extractor fan.
- I was promised a parking space as part of my tenancy. This became a contentious point and there were multiple instances during my tenancy where I was unable to park at my building.
- Very poor communication overall. My “contact manager” only worked two days a week, which doesn’t seem to make a lot of sense. So, you start having to email everyone in the branch.
- Leaders will also attempt to keep as much of your damage deposit as possible. When challenged on this point they will slowly start paying it back to the point they think they can get away with.
This list is not exhaustive of the negative experience I had dealing with Leaders as a tenant. It really is not worth the hassle that this agent will cause you day in day out.
This is notwithstanding that the sales team are very friendly and helpful.
I recommend any person having a dispute with Leader's submit a Data Subject Access Request, and do take advantage of the Tenancy Deposit Scheme dispute programme, you will more than likely win.

I was a Tennant through this agency for few months between selling and buying a house.
Firstly I went through all paperwork and the day before moving in they put rent up £25 to an 'amended' amount, leaving me no choice but to agree or have no where to live!
Secondly - Had no choice but to pay No Deposit option costing £65 extra a month, basically dead money not used for anything other than fill pockets as when I vacated the property, I was told I would have to pay more charges for a 2 inch long smudge of mud on a skirting board and cleaning for a small smudge of cleaner I hadnt wiped off properly.
Thirdly -I was charged for a curtail pole I had taken down and put in a cupboard when I replaced it with a new one as their one was broken from before I arrived (I also left my new one).
I was charged for not cutting grass which I did agree needed doing at the time, so that point was fair enough, although the general condition of garden was maintained and left in considerably better condition than when I moved in.
All these little charges added up to just over the same amount as the 'dispute' payment I would have to pay if I disagreed with them..
Totally disgraceful practise. Maybe good for landlords, but Tennant BEWARE !

My overall experience with has been excellent over many years, and I would like to single out both Sam Bennett and George Batley, the past and present property managers for my house at 55 West End Street. George took over from Sam recently and I have nothing but praise for George's efficiency, conscientiousness, friendliness, intelligence, and good advice.
I have one small issue but this has nothing to do with either Sam or George: sometimes when I request the statement of income and expenditure for the property for my UK income tax, the finance department takes a while to get this to me.

My Overall experience with Leaders was positive, however I have two issues. The first was that when securing my property to rent I was told that a higher offer was made for the property but the amount could not be disclosed. I did some research and it looks like not disclosing the amount is a tactic to drive up the amount of money gained by the landlord/estate agent, to encourage a renter to offer more money than they have to, as there is no law that says offers cannot be disclosed. While I still feel that the house I am renting was worth it I can't say that this is a practice I particularly agree with, especially as the cost of living/renting is currently so high, and if I was not hard pressed to find somewhere to live quickly I might have declined to make an offer if the estate agent was acting like this.
I also had quite a lot of problems sorting out my tenancy agreement and while it was sorted in the end the process was a little rough and at times what I had to do and provide was not made clear. A big thank you however to Thomas who was very helpful and managed to sort out everything in the end.

The boiler in my house stopped working during a very cold week and she was quick to make arrangements through my Landlord to have one of Leader's contractors install a replacement. She deserves a lot of credit for her efficiency and concern to make sure that I would have heat and hot water in in the house again. Leaders were great when I was signing onto the property and during my tenancy at the property (apart from the agent asking me to give him a google review by email every 2 days, which was too persistent).
After my tenancy, I was charged £300 out of my deposit for various things (£130 for cleaning even though I cleaned the property thoroughly whilst I was a tenant and when I vacated, £65 for scuffs to wall which were there when I arrived, £30 for removal of items - which was a bottle of prosecco I left for the landlord which I now regret - and also other charges for things which I did not damage which I had proof of from the first inventory). It has been nearly 7 weeks since I vacated the property, and I still have not received my deposit back. It is a shame, because I was a good tenant, paid my rent on time without fail, cleaned thoroughly and even left the landlord a thank you present which I really wish I hadn't now.
I have been told the landlord wants to redecorate the flat, so perhaps he was trying to get costs out of me to avoid large costs for himself.
I will not be going with Leaders again, and I certainly don't recommend using them as an agency as a tenant. They are not on our side, they are on the Landlords side.

AMAZING!!! Huge thank you to Jack Carter who helped myself and my best friend find our first home together. Despite the review from the previous tenant, we had a very positive experience with Leaders. Jack Carter was exceptionally helpful and our move was managed without any problems. We found Leaders to be friendly, helpful and professional at all times and wouldn't hesitate to use them in the future.
The cottage mentioned was redecorated throughout and was handed to us in immaculate condition, although clearly it had not been looked after previously judging by the state of the very overgrown gardens.

We had the worst time whilst renting with Leaders right from the beginning. Before it was made illegal to do so they were sneaking in extra charges all over the place. They never repaired anything when we complained about something going wrong. We lived in a house that was covered in mold. A rat got trapped in our water tank and died once after years of complaining that rats were getting into the wall space and nothing being done about it. We showered in the dead rat water after I had recently had a serious abdominal surgery. I got sepsis and ended up having to have a second surgery due to this. When they came to remove the rat from the tank the water was let out all over the floor and leaked like a waterfall down into our music room, covering our piano and creating even more mold. The windows had holes in for the whole time we lived there and the house was never warm. Even though we complained over and over they still felt it suitable to take money off our deposit when we left. They also refused to accept that we were unable to allow access at the end of our tenancy due to having to self isolate, constantly nagging us to let them come and take photos so they could remarket. They also gave my contact details out to third parties without my permission breaking GDPR rules.
They do not care one iota about tenants. They just care about taking as much money from renters as they possibly can whilst avoid any work or improvements on the properties. They are happy to let people live in poor conditions for outrageous costs. They ended up renting our old house out for £200 more than we were paying for it without doing any of the necessary improvements so some poor sod is now living in a mold infested house with holes in the windows, stains all over the carpets and rats in the wall space.
Stay away from these letting agents.

Unprofessional from the bottom to the top. No customer care at all. Avoid this company. I agree with the review below, be very careful to get everything in writing as they do not honour what they say to you on the phone and will actually lie and say that haven’t said things that they have said. This happened to us on multiple occasions.
I received a hamper from leaders to apologise for the way we were treated. So it was good that they finally took responsibility for their shortcomings. The regional manager for property management said he would look into how the Norwich team work.

Utterly terrible experience. Property went up on Friday night, called Saturday morning (twice, spoke to 2 different people about viewings) and was not called back when told this would be the case. Monday morning the entire team were out and didn't answer the phone for 50 minutes. Spoke to the same person as Saturday and received no apology for the lack of return call, minimal information and was sent a video on email. When I asked, I was told to reply to the email if we wanted to book a physical viewing. My email reply (3 mins later) requesting this was not responded to, called them again, spoke to 2 other people who also emailed our contact on my behalf, nothing. I asked one person I spoke to whether they could just book the viewing for me and they said it had to be their colleague (whom was not responsive at all). 1.30pm my housemate calls and speaks to someone else who informs them the person we are trying to get hold of is doing physical viewings of the property with other people, he recognises this is unfair and calls for us and manages to get us an immediate viewing which requires us to cancel work meetings and run across the city. After the viewing we are sent forms to complete which we do instantly. We are then sent holding deposit paperwork which we complete and believe the property to be ours, only later to find out it was sent in error and this morning we were told we did not get the house. 12 calls, 5-6 people involved, terrible service.

I contacted these agents regarding a rental property and was told that I was the first enquiry. I returned the application form within 15 minutes of receiving it on the understanding that a viewing would then be arranged ASAP.
I was emailed the next day stating that due to high demand the only way to secure the property would be to go ahead without a viewing, something I was not willing to do.
Appalling way to conduct business, irrespective of market demand. Clearly, its a numbers game with this firm and they simply don't care about you no matter how many hoops you jump through.
If I could give zero stars I would. I have rented for close to 15 years and have never experienced such bad service. This is even more alarming after I had a recommendation from a friend regarding this firm. Terrible!

I originally rated leaders well as from the beginning of my tenancy all seemed well.
Now at the end of my tenancy I am more disappointed. The property has had many MANY problems which I will admit have mostly been rectified but some are still causing issues.
What bugs me is that at the start of the tenancy we were told explicitly that ALL bills were included, electricity, gas and water though 5 months in we get a message from an electricity company stating that they are awaiting payment. The contract said that we are to be charged for all bills and when questioned leaders on multiple occasions told me and my partner that it’s a “standard” contract and the landlord would cover all bills.
I tried to speak to them about this but they weren’t interested because I didn’t get it through email as I had hoped they would stick to their word over the phone... evidently not! I would be very careful when accepting anything that isn’t explicitly written in paper because they seem to want to screw you over at any opportunity.
I will however be fair that my property manager when not on holiday was quick to respond and helpful with queries. Other than this I am very disappointed and left very badly out of pocked on an overpriced property now having to shell out for electricity aswell...

Rented with Leaders for a fraction over 2 years. They've been quick to respond to any issues we have had and have always resolved them. The trades people they have sent have always been fast and professional. My property manager was Emma Meiring, she was always very helpful and although we are now leaving our rented property she has remained very helpful and I haven't had that from previous letting agents. Hopefully the check out process goes smoothly and I'm sure it will but I will update my review once that's been completed. As it stands I would highly recommend Leaders to anyone looking to rent.

My experience was horrible, bad service, they assured me was possible to have the parking permit, but when contacted the council wasn't true, not possible to have it for my post code. When I left the flat perfectly clean and tidy, after 2 months they forced me to pay a cleaner they used (never happened to me with so many lettings agencies in the past). Always problems with them, no help in any situation, they just take care of money, nothing else. Never more with them.

Before buying a house, they gave advice on likely rental income which they have subsequently achieved for four years with only a two week empty period required for cleaning during the CoVID period. Tenants found were excellent, any maintenance required was quickly arranged and at a reasonable cost and new tenants immediately found. Throughout Emma has been there to answer any questions in a very friendly and efficient manner. During several years renting from Leaders I have found them to be by far the best estate agents I have dealt with. All issues, queries and questions have been thoroughly and promptly addressed. Communication has been problematic with other companies but I have always found phone calls and emails to be dealt with in a courteous and timely manner and crucially, where necessary, understanding.
During the end of my tenancy in one of their properties the process was made easy and painless.

She informs us of any repairs or issues and provides us with quotations immediately and has the worked carried out for our tenants as soon as possible once we can instructed her to proceed. We of course pay for full management service with leaders and they certainly do make it very easy and stress free for us, which is exactly what we want.

I had the misfortune of being transferred to leaders as a BTL landlord against my wishes following the sale of City Lettings in 2016 My experience from day one to the Day I managed to evict my tenant in Oct 2019 was nothing short of incompetent. Even after numerous complaints with uninterested Area and Regional Managers I lost the will live and they helped make my decision to get out of the BTL market as they clearly did not understand my needs or concerns. . They were only probably interested in the next sale and saw me as a small pain rather, than believe in the value of true customer service. Since then I have now sold two properties and about to put my one property on the market neither with leaders plus my recent sale was to another BTL investor who was looking for an agent and of course if asked Leaders would not be on my list of recommendations If only your sharp suited Estate Agents understood the real meaning of business and customer service we could have had a long and successful arrangement to truly benefit your acquisition of City Lettings The only positive interaction I had throughout my time with Leaders was with Branch Manager Sam Bennet who was the only Person in the business that actually accepted any errors that I identified. I mentioned this to the Area Manager and Regional Manager on several occasions of his work but I am not convinced my sentiments were ever passed on.
As a business consultant who has experience of dealing with acquisitions especially from a small local independents to large corporate, a business needs to focus on looking after their new customers rather that provide them with the same poor quality service they give to regular clients and rely on the knowledge we are tied in and can’t move. Eventuality it will come back to bite you Like now My advice for what it stand for is to give Leaders a wide birth

If it was possible to give zero stars I would. Absolutely awful company and I would advise anyone to stay well away. When we first started renting with Leaders, we had no issues, 3 years later, I wouldn't even trust the property manager Kimberley to manage monopoly properties. We never received a copy of our final property review which she claims happened, yet we asked for this 3 times, still nothing. We received notice from her in May that the landlords required the property back at the end of August, no time at all in the middle of a pandemic, only to find out that the landlords had instructed her of their intentions in November as they were giving the property to their son. On leaving the property we were then charged for redecorating due to marks on the walls from when we left, that would have been fine had the charge not been £100 and then finding when we went back to the property that their son had redecorated the whole of the downstairs in different colours. We were charged for them changing every aspect of the house so it came at no cost to their son. I had always been lead to believe that any such charges had to made before the property was then passed onto the new occupiers, apparently not when you deal with leaders.

I found Thomas Haskett at the Norwich office of Leaders to be very professional in the service he provided to me, he helped me out when I had problems with my email, and was always ready to answer any questions that I had. From sitting down to look at properties to rent and then actually filling in the application was a very fast, efficient and understandable task.

We have all had too many bad experiences with estate agents... But Ashleigh broke the mould, she was prompt at every step, understood our needs and exceeded them at every stage. So grateful to the leaders team, especially Alex! The place we were originally supposed to move into unfortunately fell through a week before our move in date. Alex was absolutely on it and helped us find a new house within a few hours. He made what could’ve been a disastrous situation super stress free and smooth and has been hands on to answer any questions from day one - even very obvious ones. Be very aware when you are in a joint tenancy agreement, that when things go wrong with the relationship of the sharing tenants, and one wishes to terminate the tenancy agreement, Leaders will tell you that the tenancy termination form has to be signed by both (or all) the tenants, or you can't get out of it, and you would then need to seek independent legal advice.
This, of course, is not true. One tenant ending the agreement, does not need permission from the other tenant, he or she can give notice to quit, usually about a month, which ends the tenancy agreement for all tenants, the tenants who wish to remain have options to either, re write the tenancy agreement with the landlord, or, find another tenant to replace the leaving tenant, or, find alternative accommodation.
Why Leaders advised to seek independent legal advice is beyond me, even suggesting staying put with someone you can no longer get on with, I would suggest is a breach of human rights.
Leaders must know all this, but are protecting their client, the landlord, to avoid financial losses.
Hence the one star.

My partner and I were shown round a house by Jack Carter, who was extremely helpful, not to mention kind, and incredibly witty. He represented the business with charisma and style, something I'm sure every manager looks for in a client facing employee. Once we were settled on the property, I spoke to Alex Clemment on the phone, who you could tell by the way he spoke that he very knowledgeable and confident, which I found very pleasing, especially when dealing with something as important as moving into a new home. I would thoroughly recommend using leaders and asking for Jack and Alex by name!

Polite and friendly staff (particularly Alex Clemmett). Quick to reply to initial enquiry and set up viewing of property. Communication very speedy at the beginning of the process. However, the property I enquired about was incorrectly advertised as one bedroom when it was two and as a flat when it was a semi-detached house. Communication also became a problem closer to the date I was supposed to receive the keys and there was a clear lack of communication between Leaders and myself and Leaders and the landlord of the property. I was left for weeks at a time without any updates about where I was in the process and would only receive this when I called to ask. I ended up receiving the keys two days after the initial agreed date which led to a delay in the delivery of white goods and meant I couldn’t live in the property for a further 2-3 weeks.The property was filthy when I moved in, I had to spend time and money to clean the property myself. I am now living in the property but slightly apprehensive of how faults and repairs might be dealt with.

Me and my friend had been trying to find the right place for months. Previously we had been ringing trying to organise house viewings but to no avail. I rang leaders and explained to them my situation. Straight away they were suggesting properties to me and sending me information about possible places to rent which met what I was looking for.
I mainly dealt with Alex however when not available the other members of the team were just as helpful as he was.
Alex, Has been amazing he listened to my needs and then helped me to find a place. He was very fast in his responses and put my interests truly to heart when assisting me with finding the right place for me.??My past experiences with other estate agents were not so good. When i discussed with them about potentially going to a house viewing they said that it was fully booked and when asking about other properties they might have they weren’t very useful. However, with leaders straight away they were sending me potential properties I might like which was so useful.
The team at Leaders were so helpful at guiding me through the process, and replied quickly to any queries I had, something which I value a lot as it has been torture in the past trying to get a response from estate agents.

If you are an honest person , stay away from this company!!!!
They will ask you to write a review as soon as you go into the flat, but if u write it when u leave it u will defo change your idea.
As soon as we went to see the flat Ashely "seemed" to be kind and professional, we mentioned her that the bulb in the bedroom was missing and she told " us no worries probably the previous tenant took it". After we left the flat they ve charged us 40 pound for this!!!! They have written in the inventory a wrong information saying that the bulb was there instead also the previous tenant told me that he took it because the Leaders one was not working.
The flat was absolutely disgusting when we moved in and we had to spend our money for the cleaning. When we left , we cleaned the flat perfectly and they told us that " behind the door it was lightly dirty and there was a bit of limescale on the bottom of the tap" and they charged us also for this!!!
I ve spoken with the previous tenant and they told us that they cleaned the flat with a Leader trusted cleaner and when they left they ve charged them with 150 pound saying that the flat was not cleaned properly.
Are u kidding???
And honestly none of those 150 pounds was spent to clean the flat because when we moved in, it was full of webs and dust.
We have also been from October to December with broken windows and we have been chasing Emma Meiring so many times about it.
At the moment we agreed to give them for 90 pounds from our deposit because we don t want to waste our time with them anymore but they took from our deposit 115 pounds and Emma is not replying to our e mails! Shame on you Leaders!

After calling about 10 agents in Norwich to get some expert help for renting a home rather than just looking online, I was close to giving up as no help/advice was given, then right at the end of the day I spoke to Jack Carter at Leaders. Jack was a complete professional and actually took the time to understand what I was looking for and match me to a property and a landlord that would be right for me. Having bought and sold properties and rented, previous experience has told me you only get good service when you are buying/selling but Jack has changed my mind on this, and for once I didn’t feel like they ‘were doing me a favour’, top notch service at Leaders! Leaders Norwich staff worked very fast in securing my flat rental at short notice. This was done remotely due to the COVID-19 crisis and the fact that I was overseas. The virtual tour on the Leader's website was fantastic as it allowed me the confidence to secure the flat unseen. I arrived from overseas on the May Bank Holiday and was met at the agency to pick up the keys, even when staff was on holiday. Paperwork and references were processed in record time. Staff members were friendly and very helpful. Jack went out of his way to ensure everything was taken care off. Immediate issues with furnishings were resolved in a timely manner considering circumstances.
The only negative experience was having to complete my own inventory and clean, which took many days. Appreciate COVID -19 circumstances prevented this.
I would recommend Leaders Estate Agents and look forward to dealing with Jack and Alex in the future.

Watch out for...
1. Being pushed into renewing a 12 month contract, they will make out like you have to sign up but the law says different.
2. Being pushed into a no deposit but monthly fee option, my agent pretended not to be aware of the deposit protection scheme until I pulled it up on my phone.
3. Agressive rent increases after your first year.
4. I requested contact details of the landlord, they refused, again, breaking the law.
A question posed to leaders agents, if you're at a dinner party etc. what do you tell people you do for a living? If you do tell the truth is it obvious that people think less of you?

As far as moving in, they were fine. The fees we had to pay to move in were extortionate, thank god the government has now stepped in to regulate this.
We have rented the property for three years, with very little drama, however getting small things fixed took ages, the garage roof still leaks after informing them 6 months ago!
It also took them several attempts to correct a mistake on the contract renewal document, I had to explain the issue over the phone to their head office before it was finally fixed, two weeks late.
We are now going through the process of moving house, as we are currently in a middle of a pandemic, this has been very difficult. Leaders have not made the move any easier, we had to ask 3 times before they actually told us how we should hand in the keys.
We were also pressured into having a house viewing 3 days before the government lock down was announced.
I only dread to find out how much of our deposit will be deducted, especially as we are currently unable to have the garden waste removed.
Very disappointed with their handling of our move, avoiding renting from this company!

I found a property on rightmove that both my wife and myself liked and made an enquiry as you do.
Although at first we was not successful due to landlord requirements of no pets Ashleigh H. Who was dealing with us done her best to soruce an alternative property that was within our budget and kept in constant contact to provide updates.
As it happened the original property we enquired about she managed to work her magic to get us into after negotiating with the landlord on our behalf and we are now in process of moving into our new family home.
The ease of the process and support given was second to none and felt relaxed and stress free throughout.
If we ever had to move home again in the future, Leaders would definitely be our first port of call based on the experience this time around as a first time customer using this estate agents.

I was always kept up to date with the progress and the experience of renting my first flat was no where near as stressful as it could have been. Would happily use this company again!

Leaders acquired the business of the letting agent I previously dealt with around two years ago. My property has been very well looked after and I have never had any rental voids. Their staff are responsive and professional at all times. I always say the true test of any service provider is how they deal with mistakes. When Leaders re-let my property the advert said it was unfurnished, which was incorrect. On the day he moved in he was shocked to see the property was fully furnished and contacted Leaders. They immediately informed me of their mistake and how they proposed to deal with it. With my permission, they put my furniture into storage at their own expense. Anybody can make a mistake, but only a truly professional business will take full accountability for resolving it. For this and many other reasons I have given Leaders in Norwich 5 stars.

In the beginning of November I was gonna get a rented house through the Leaders, I liked the house therefore I went to the office, they gave a form and I filled it with all the honest and correct details after that they took a holding deposit Of £196.15. They asked for more information every single day and I have provided everything they have asked for. They wasted the whole month of November by asking so many details but non-the less I gave all the information. At the end, they didn’t give me the house and held my holding deposit of £196.15. I have tried to email them many times requesting the return of my holding deposit, however I got no reply and we have been waiting for more then 2weeks.

Jack and Cressie were brilliant in the tenancy progression stages they explained everything and answered all of our questions, they made our rental process very easy and stress free. The property management side were a bit reluctant to act first of all when we had a few hygiene issues with the kitchen in our property, but with some chasing they did organise a cleaner, who has done an excellent job.

Moved into our house. Found over 100 issues not flagged on the inventory. Shower has such a poor flow and the taps were rusty an unusable leaving us with no washing facilities. The cooker didn’t work either so for the first 3 weeks living at our property we couldn’t cook or clean, but apparently we should still pay the full months rent. We had to take gym memberships out so we could go use their shower, we had to throw away a fridge full of food we couldn’t cook and had to spend a fortune living off fast food. Property manager, clearly hasn't taken ownership of the issues and ensured the right thing has been done in this instance to make amends for the issues and the inventory check was clearly either rushed or a deceitful tactic to try and keep our deposit at the end of tenancy. I requested for the branch manager to contact me but never got a phone call. I’ve held half the rent back for the month due to all the issues we had but now I’m being hounded by the credit team even though I’ve explained our situation, it’s embarrassing and leaders and the landlord have violated the 1988 housing act and 1985 tenant act but refuse to acknowledge this.

I signed a Letting and Management Contract in June 2001 with Bush Property Management Ltd – it was one of the best decisions in my life. In 2012, Bush Management was sold to LEADERS and the handover was so smooth that as a client I noticed no difference and have continued to receive the most excellent service to date.
As a UK non-resident, my worry was the management of my property from afar, dealing with the maintenance problems which occur over time and above all, finding suitable tenants who would stay for a reasonable length of time and look after the property. I can honestly say that I handed all my worries over to Leaders and I have benefited from a stress free 18 years of rental income.
Over the years, I have been assigned to only a few personnel who have been in charge of managing my property. For me that is a key to good service. They have given me personalised service and were always available to answer any queries and to offer supportive advice when I needed it. Ms Jessica Goldsmith has been my contact now since 2015 and she is now very deservedly Assistant Branch Manager. She still continues as my contact despite her increased responsibilities. Jessica was particularly professional and helpful during my recent renovation work when it was necessary to have close liaison and discussions with the builder in my absence.
Whenever I have had maintenance problems, Leaders have contacted me, discussed the options and engaged the services of professional workmen to rectify the problems. I have always chosen to have the maintenance cost taken from the monthly rental income. In this way, the work is clearly documented on the monthly statement which I receive by e-mail and I do not have to worry about organising payments. I have clear, official documentation which is important for tax declaration.
Finally, I feel that thorough screening by your property manager for potential tenants who have a good fit for the type of property is important. I was lucky to have one set of tenants for 10 years – which says it all!

If you are considering renting a property in Norwich which is marketed by Leaders, please don't.
They are the most incompetent, inefficient and unprofessional company I have ever dealt with. The minute there is a problem with the property they don't want to know.
We have been forced out of our home because of their incompetence, avoidance tactics and lies in getting matters resolved. I have a trail of unanswered emails, medical letters DO NOT SPEAK TO THEM FACE TO FACE OR BY PHONE because they deny everything that has been said. ALWAYS HAVE A PAPER TRAIL.
After 8 months of complaints and their passing the buck to other organisations our health had suffered so much we were left with no alternative but to leave and they didn't care less. One of their so called agents named Jess made discriminative remarks about us
I took my story to the newspapers because of the way Lesders had treated us and I wouldn't want anyone else to go through this and in their comment to the reporting journalist they told many lies which were then printed
They said they had worked hard with both me and the landlord to get a resolve - blatant lie. When in fact I had been complaining for 6 months and they hadnt even informed the landlord of the issues I wrote to him myself on 6th September.
They said they had attended my flat many times with the management company- another blatant lie because they coudnn't access my property because due to their incompetence they held the wrong keys and I have correspondence from the management company stating theh couldn't gain access. The only time Leaders came into the property was when I was present on 29th August to listen to the noise, but Tom turned up over half an hour late keeping myself and another letting agent waiting and offered no apology or explanation
Also they said nvestigations were carried out, but that was only when I gave the investigation company my keys and even then the appropriate investigations were not completed
Also they said the landlord offered me early termination - another blatant lie We received no correspondence from either them or the landlord offering this.
Also they said they gave an unsatisfactory reference because of rent arrears - they conveniently forgot to mention that even though we were unable to live in the property since 12th Aug by which time my son's mental health was in such a serious decline I continued to pay rent until 13th November in the desperate hope they would resolve this matter. By the time we actually removed our furniture and handed back the keys I actually owed just 19 days rent.
What I was told in a phone call was and I quote from Jess 'It's clear that people like you aren't capable of Iiving in a communal building and you should consider leaving'
They have absolutely no loyalty to their tenants,they expect the tenants to adhere to every letter of the tenancy agreement, but they seem to do what the hell they like.
On top of all this, throughout the tenancy damp and mould continued to grow in the bathroom, which is a health hazard, had never been put right. Also the microwave never worked.i got so sick of reporting this, in the end I bought my own.the draught excluder on balcony door was never attached

She is the only property manager I have experienced that treats my money as if it were her own. She maintains the balance of protecting my interests whilst ensuring the tenants get what they are paying for I.e Quality accommodation beautifully
