I have just bought a flat in Wilmslow through Reeds Rains. The solicitors seemed to be faffing about a lot towards the end and Isabella at Reeds Rains was amazing, she chased everyone up almost daily and let me know what was going on. We finally made it happen very late on the proposed moving date, but I'm pretty sure it wouldn't have happened without Isabella's help.

Reed Rains Wilmslow, I first met the Branch Manager, Mark who has all the knowledge about the area and expertise you need from an estate agent, he puts you immediately at ease. His team are wonderful, Emma managed my sale and she was nothing but a star. My sale wasn’t an easy one and took a lot longer than most, it was more of a roller coaster and she worked so hard to please all concerned, she pulled off something short of a miracle.
Always keeping you informed and doing all she could to keep the chain secure, 6 months later and all are happy. Emma is so personable, she is the calm you need in such stressful times and her professionalism is to be applauded.
The whole team, Isabella and Tom included, are just so lovely to deal with. I would not hesitate to recommend them, especially Emma as without her I would have lost my sale.

AVOID RENTING AT ANY COSTS.
Rented a property off them in 2020. Landlord's house was quiet dated with old flooring and carpet, asked this to be changed when made the offer and was told that its something that could be looked into however when I accepted the offer I was told the flooring and carpet couldn't be changed and if anything I can go ahead and change it at my own costs which obviously I wasn't going to do so dealt with it. Anyways year on year my rent has been getting increased so this year half way through I secured my own place and gave one months notice and told reeds rains that I was willing to pay the re-let fee for them to end my contract. Reeds rains not only told me pay the re-let fee but also asked me to pay the rent till they found another tenant. They increased the rent £300 more on top of what I was paying without changing the dated flooring and carpet. I then cleaned the house up and left it in a condition it was given to me in and returned the keys to reeds rains and told them that I will not pay any further rent as I no longer reside at the property. The lettings manager Thomas Cavanagh who is very unprofessional and carries a disgusting behaviour starts threatening me about taking a legal action if I didn't pay the rent not only that but I was also asked in writing by himself to give up my security deposit to end the contract. His behaviour towards me has been absolutely horrible. I told him I didn't want any contact with him and that my solicitor will contact him and regardless of that he carried on emailing me forcing me to pay the rent and change the flooring after I had returned the property keys back to reeds rains. In the three years I have been at the property I have had numerous issues regarding leaking pipes and moulds which I brought to reeds rains attention and they have failed to work on these issues. AVOID THEM

I found the process of selling my house with Reeds Rains very stressful. They were most definitely working for the buyers as opposed to myself the seller who pays their fees.
I found the manager/senior negotiator quite rude at times.
I particularly wanted to check the photos before they went live in case I didn’t like any of them, this didn’t happen and a few were dreadful due to very poor photography and lighting techniques. I mentioned this and he was very rude and described me as either fussy or hard to please, whichever it was it was a rude response and I was polite for my part.
I felt under pressure throughout the whole process and they were most unhappy with me because I wanted to do my own viewings.
I could go on!!
Never again, it all felt very corporate. I would use an independent in the future.

I am most impressed by Mark and his team. Mark is very smart and knows how to deal with people which includes keeping sellers informed, vital but overlooked by some estate agents. The sales team does the viewings, so much better than a disinterested viewing agent simply unlocking the door with zero attempt to sell. Ask Reeds Rains how best to present your house and follow that advice. They know what they are talking about. And their use of a professional photographer makes all the difference. Remember a lot of buyers just dismiss a house based on the photos on Rightmove.

2/3 weeks ago we booked a viewing to see the most beautiful property, we knew from the pictures it was the one for us, we now live in this house!! Quick hey!! The service we received from Megan was slick and straight to the point she fully communicated with us throughout the short time frame and has looked after us following moving in also!! We have been wanting to move for around 12 months and honestly nearly gave up hope as the deposit for rentals would have been hard for us to get together but Megan helped us with the zero deposit guarantee which has been amazing for us and helped us move in pretty much record time!! We decided to consider appointing an agent to manage our B2L portfolio due to increasing legislative requirements and lack of time to attend to even the most occasional demands from our tenants. Having managed our own portfolio for probably close to 20 years, we thought we would have to weigh up the loss of income due to management fees with having less direct involvement with tenants. But NO! We have secured a rise which more than covers the management cost and our experience of engaging Reeds Rains has been seamless.
We considered a handful of local agents but Reeds Rains offered a highly personalised service with a variety of management abd device options that allowed us to adopt a service best suited to our needs.
Megan Gilsenan was our appointed agent and we have been impressed with her knowledge and the advice given. She has proved to be an excellent negotiator and mediator during the changes to our tenant agreements with our long standing tenants. Megan dedication to her clients is perfectly apparent working above and beyond and often outside normal working hours.
We were concerned that the impact on our time at the initial engagement stage would be onerous and problematic but Megan ensured we didn’t lose sight and remained diligent. She never failed to return a call or an e mail and even personally dropped off forms for signature to expedite the process.
Reeds Rains letting service know their local market - by appointing them we have alleviated all direct involvement AND secured a better net income stream. How can that be anything other than a great service !
Special thanks to Megan who has been an absolute pleasure to work with. If we had not been introduced to Megan the engagement may never have materialised as we procrastinated for so long. Her patience and guidance were the critical requirements in us moving from self management. Professional, articulate and extremely client focussed. A brand ambassador.

Megan Gilsenan at the Wilmslow branch responds quickly to emails relating to queries on my rental property under full management service. Reeds Rains internal communication requires improvement between the branch and the lettings centre staff, which is disjointed & can be frustratingly slow to get tasks done in a timely manner e.g. more than 1-month to arrange a professional clean in the property.

After recently having sold our house we popped into the Wilmslow office for details of rentals in the area whilst giving us flexibility to look for another house.
Fortunately as it turned out we were served by Heather Yorke, who duly took our requirements. During the conversation we happened to mention that we were also looking to buy a bungalow. More details were taken of our bungalow requirements and by magic a brochure appeared before our eyes. That same day we had an appointment to view.
Not only a fabulous property with great views and potential but reduced by £50k. After a second viewing we decided to buy it.
No matter how many times we wanted to go and view it was no effort to the girls to come and show us around.
Having not been in the buying market for over 40 years, they made everything easy for us and introduced us to other services available.

We were told we were the first offer and first choice on a property for 2 weeks whilst the landlady was on holiday. When she got back we were told it was ours and asked for our card details so that a payment could be taken and asked to fill in paperwork that evening to get everything sorted. The next morning when I had not had the paperwork I rang the office and was told that the property had been given to someone else. More offers had been taken after ours, even though we'd been assured it would be ours multiple times over the 2 weeks and then told it was confirmed only to have the landlady change her mind after. Although this was the landladys decision the team at Reeds Rains shouldn't have strung us along as we stopped searching thinking we'd got somewhere and now have nowhere to move into so will be living on friends sofas until we can find somewhere else.

Emma in lettings is absolutely brilliant, a real team player and goes that extra mile at every step, however Katie who takes over the management of the properties once Emma has found the tenants is somewhat more laid back in her approach and needs to be pushed at every step. Overhaul an average experience so far, but no major complaints to date.

The purchase of our new property wasn’t straight forward as the mortgage provider had us jumping through hoops requesting all sorts of survey reports. Jo has been extremely calm and helpful at a very stressful time, trying to get various companies to undertake the various surveys whilst having pressure from the vendor to get the sale processed. I would highly recommend Jo and Reeds Rains and if we ever decide to sell the property in the future we would definitely use Reeds Rains again.

If I could of leave zero stars I would have. The people running this company are totally arrogant and have no idea of customer care/ support. This is a case of 'Buyer Beware'. All they will only offer you is the service they can make money & commissions from,rather than what really suits the seller.
