I had always had quite a low opinion of estate agents up until now. We chose Robinson Jackson Belvedere branch to assist in the sale of our late mother's property. Whilst it was a bit of a rocky road at times, Sharon, George and the team gave us an exceptional service, helping us navigate the process at a difficult time and going above and beyond what I would ever have expected an estate agent to do. I had a difficult experience with the Belvedere branch.
Some things were fine, but they were also very unethical at times.
I found a buyer with them, and my house was taken off the market at the end of March 2024 while the mortgage application was being done. I was told on 30 April that the application was unsuccessful. However I was informed by the buyers directly that the result of the application was known on 17 April, and that RJ were informed immediately. They sent me the relevant emails.
I asked RJ three times (George Bontof, Charlie Greenaway and Amanda Wade) prior to 30 April if they had heard about the application and Bontof and Greenaway lied to me by telling me that they had not, and Amanda ignored my question. I was keen to get the house back on the market asap as I suspected from what the surveyor said that the application wouldn't be successful.
I was told that the buyers did not get the mortgage because the husband had been in the UK for less than 2 years. I questioned that as clearly they would not have received an agreement in principle if they did not meet the lender's criteria, and the lender would not have done a survey. I phoned the lender to check this. RJ did not answer my question and instead told me something else that was untrue, i.e. that the reason was because of a problem with the husband's visa.
Prior to the buyers making the application I asked RJ in writing to make sure that the lender was one who would lend on ex-Council houses, as I already had a previous sale fall through because a buyer could not get a mortgage..
I also asked on the phone if they would check this issue. They said that once a definite sale figure was agreed they would find a 'more suitable' lender. They did not do this and instead allowed the buyers to apply to their original lender, which has a known policy of not giving mortgages where houses are in ex-Council blocks with low levels of ownership and deck access. Also, I believe that estate agents are supposed to check that a buyer has a suitable lender before putting forward an offer to the seller.
My house was off the market for the whole of April, when there was never any chance of the buyer's mortgage application being successful.
When RJ initially did the valuation, they informed me that they had a 'panel' of lenders who would be willing to lend on ex-Council houses like mine, and that they would make sure that any buyer used one of these.
They negotiated with the buyers about the sale price without even consulting me, and then George Bontoft spoke to me in a manner which I found upsetting as it verged on being aggressive.
He basically told me that I had to accept what they offered because if I had been going to get other offers I would have had them by now. That was not true, as of course new people can start to look for a property all the time.
They ignored a lot of emails that I sent.
No memo of sale was produced.
A board was only put up a long time after the house went on the market.
The way that George Bontoft pretended to be nice when he valued the property then, once I had signed up for 16 weeks, behaved in a very different manner, was a truly horrible thing to experience.
When I asked if I could leave the contract early (after I found out about the lies) they behaved like a child having a tantrum and took my house off the market immediately. Two recent viewers had said that they were going to offer and I was in the process of arranging a viewing for the next weekend. So they were willing to risk losing a fee of 1,000s of pounds just to cause me inconvenience.
After discovering about the lies etc, I tried to obtain some help from one of the partners, James Corven, in accordance with their complaints procedure. Instead of helping he forwarded my message to one of the people I was complaining about.
Later, I made a formal complaint to him. He responded in a very rude way and just ignored all my points about the lies etc.

We sold our first house through Robinson Jackson about 4years ago now. We were so happy with the help they provided including dealing with the other estate agents we purchased our new property from. We felt they were with us through everything and were people of their word. Jack was the main helper but Sharon also helped. I can't say enough good things about their service! Would sell through them again.

Again, 10 years later, we have used Robinson Jackson in Belvedere and once again the team have come up trumps!
Sharon, Charlie and the team all work well and kept us informed all along the way. We had several booking each week and an update on what was said by viewers.
Right up until the end process they worked hard dealing with everything. I always recommend them to anyone selling or buying. They are a credit to their company.
We hope not to have to move again but if we do, we know who we will be going through.

Please, please don't be fooled by the positive reviews around here. Spare 5 minutes of your life and read this through so you won't find yourself in our situation. Let me explain our experience with them: we were looking to rent a property and found one that was in our budget and met our requirements. Our offer was accepted and we paid the holding deposit and started the reference process. Everything was smooth with HomeLet and we received an email that we now need to pay the advance rent and deposit in full 'TODAY' ( yes, in capitals ) despite we didn't signed the tenancy agreement. Our mistake was that we paid all the above - £3230 and we were told that the moving date will be 30.11.2020. That was on the 25th of November and we informed STACEY GREENWOOD that our current tenancy agreement expires on the 20th of December. 30th came quickly but nothing from them. I was the one who made the call and was informed that due to some issues with the landlords' papers they have to move the date to the 7th of December. We agreed and 7th came. Again, absolutely no contact. Again, I was the one making the call and again, they have to move it to the 14th of December. I then express my concerns to STACEY GREENWOOD but she told me to rest assured that we will be getting the keys before the 20th of December. Do I need to tell you that on the 14th again nobody called ? YES, that is right, nothing. I was the one who called and she told me that 'unfortunately' she doesn't have a moving date for us due to the above problems. Now, imagine yourself near Christmas with a 9 months pregnant wife soon to be mother with no house to move in. I have requested all the amounts to be refunded in full but after 3 days no one replied to my emails. Called 2 time in the office but they just passed me from one agent to another. Got in the car with the same 9 months pregnant wife and drove to their office. They agreed to refund the money but we need to wait a couple of days ( I know, when it is about making the payment it only takes seconds and they are happy to cash in, but when they need to give money back it is a different story ).
Caring or respecting the client ? Communicate effectively and send honest information to the client ? THEY DO NOT KNOW THESE MEANINGS. They are just chasing their commission, once they have the money into their pockets may God be with you.
This is a honest review and experience which can be backed up with emails and conversations if somebody has a doubt.
I genuinely hope you will think twice before using their services.

The fact I could walk into their office any day of the week was re-assuring, rather than sitting on hold and waiting days for a phone call back from an online agent. Staff was very helpful and helped our elderly mom in our absence to do her paperwork, Jack went out of his way to help and made the sale very smoothly for us. We sold our home through Robinson Jackson Belvedere. It was a long process no fault of the branch but to do with our chain at the top.
We mainly had dealings with George at the start who we cannot fault. He was always polite, helpful and professional. We later had most dealings with Sharon who kept us up to date and was always understanding, polite and on our level. I did not once feel like they were 'pushy' or uninterested unlike the other 'online' estate agents who dealt with our sellers property who we're so hard to get hold of most of the time!
Thanks to all involved at Robinson Jackson Belvedere we got there in the end ????????

I can only repeat what Viv put previously...
I sold through a alternative estate agent but Robinson was my purchess agent .
Without Sharon who supported me through a traumatic sale by chasing solicitors etc ... going above and beyond , I don’t think we would have completed ... if my agent was left to it would have been a different outcome .
Use the belvedere office ( not all the same ) fantastic service cant ask for more ... thanks Sharon and the rest of the team Paul and Tiff

We didn't sell our house with Robinson Jackson but came involved with Sharon in Belvedere because our buyer sold his house with them. Despite not directly being her client she was fantastic, helpful, supportive and understanding. Without her dedication in chasing agents and solicitors we would never have made the completion deadline. Unfortunately we sold our house with Ward and Partners in Barnhurst who were useless and in hindsight that proved a bad decision.
Sell with Robinson Jackson! All the staff are friendly and Sharon is their star!

Great Service from all involved. George could not have been more enthusiastic telling me about the property and booking a viewing. At the viewing Amanda offered practical advise, and was very helpful having full knowledge of the property, whilst still allowing us room to make our own decisions. The team were very helpful and accommodating with our second viewings. Sharon is all knowing when it comes to progression and pushed it through to completion quicker than we originally expected and without a hitch! Very glad to have bought through them and will recommend to everyone I know!

Robinson Jackson Belvedere is the best Estate agent I have ever come in contact with. They are passionate about what they do. I sold my property through them, I have never seen a team of dedicated workers in my life. What inspires me most, is the way the team works like a family. Jack manages the team well, George was fantastic, he assured me that my property would be sold, and it was sold in no time, Amanda too did her best. Sharon, the eloquent sales progressor is the strength of the branch. Sharon would never give up on anything, she would even push the other estate agents (if you are in a chain) to work as quickly as possible. I would recommend Robinson Jackson to anyone in and around Belvedere, use them and you will never regret.

As a first time buyer, I was delighted to have an offer accepted on a lovely flat through this estate agent. Despite being informed by Robinson Jackson that I was one of seven bidders for the property, my offer was somehow accepted by the vendor who they claimed had warmed to me during the viewing. I was over the moon and excited about moving in.
What I would later learn was the property had signs of subsidence or some kind of structural movement. My surveyor – who I had paid almost £250 to conduct a report - wouldn’t consider giving me a mortgage unless I paid in excess of £1,000 for a more extensive survey, which could have just highlighted more issues. As the vendor had bought the freehold for their property, there was no form of insurance to cover the issue of subsidence.
As I researched further, I found that the flat in question had been put on the market previously and I believe the same thing had happened (the buyer's bank would not provide a mortgage due to signs of subsidence). I believe the vendor of the property had attempted to hide the cracks caused by the subsidence in the hope that my surveyor wouldn't notice them. The vendor (the one who had warmed to me during the viewing) was dismissive after the surveyor report and informed me that they would be putting the property on the market despite my initial attempts to negotiate the issue. I felt this was unfair and questioned their behaviour. The flat was placed on the market several times afterwards, all failing for the same reason – subsidence.
It soon came to light that Robinson Jackson were privy to these issues but continued to market the property to prospective buyers in the hope a buyer’s survey wouldn't pick up on it. I feel this was very irresponsible as purchasing a flat with this issue would have such an impact if a buyer tried to sell in the future. It’s also giving false hope, wasting time and robbing potential buyers of £250 in survey report expenses. In fact, I phoned the estate agent to enquire about the property when it was re-marketed for the fifth time on their website and was informed by their staff that the reason it was being re-marketed was due to ‘buyers with commitment issues’. This left me angry as I was more than willing to commit to the sale.
It’s clear the estate agent only care about their commission and not providing an honest, quality service. As a vulnerable first time buyer, they could have lumbered me with an unsellable property just for a bit of commission and I will ensure that I do not use them again.
