From start to finish Lee has been extremely helpful throughout the process from booking our first viewing to receiving our keys! All questions have been answered promptly and has been happy to help us throughout. Would strongly recommend his services to anyone selling their house!

Can't recommend Harvey Richards and West highly enough. Friendly, professional and straightforward to deal with. They know the market inside out and provided honest advice, a realistic valuation and an approach that worked where others had failed.
31st May 2024 (8 weeks ago)The Sales Team at Colebrook Sturrock in Sandwich are biased, disrespectful and seem to lack the skills required to handle negotiations with tact. When we found out that the house we wanted had been suddenly taken off the market the year before, we asked for the current owners to confirm that they would still sell to us if their onward purchase fell through for any reason, i.e. would they consider moving into rented accommodation? This is an extremely common request and one that we had fulfilled in the sale of our own property however, Philip King (Sales Manager), had the audacity to call us naive for merely suggesting it. Given how much money can be spent on searches and surveys before exchange of contracts, we wanted some assurance that we weren't going to meet the same fate as the previous potential buyer. The negotiations after our viewing were simply embarrassing and we were shocked that Colebrook Sturrock entertained some of the proposed sale conditions from the sellers. For example, they had requested a £10,000 non-refundable payment in the event that we decide to withdraw from the purchase and this was even before they had accepted our offer, and before we had the opportunity to request searches and inspections An estate agent with any sense of integrity would understand that such a request straddles the line of ethics this early on in a transaction. Anyhow, later on but immediately after we received our mortgage offer we requested access for a Homebuyer Survey. Sarah (another member of the sales team) was extremely rude and suggested that we had left it to the last minute to commission a survey and asked if we had made the sellers aware that we wanted one. She reiterated that the sellers wanted to exchange contracts at this point and we felt this was an attempt to rush through the entire process. They knew very well that we had only just received our mortgage offer. Firstly, a survey is the next logical step after receiving a mortgage offer so it should have come as no surprise to the agent, and secondly, in line with their own policy, any communications between the buyers and sellers should be made through them. Why would they not consider that we would want to commission a survey for a 44 year old home? Lynne (sales team) also felt it necessary to advise us that surveys are not compulsory and we again felt this was an attempt to rush us through the process. We then had a bit of back and forth regarding inspections for the gas and electricity because the sellers couldn't tell us when they were last safety checked. This coincided with a request from us to bring completion forward by a week so that we may take advantage of a reduction in land tax. Lynne was rather aggressive in her approach to us and passed on that the sellers would only agree to that if we exchanged contracts in the following two days and as such, leaving us no time to book safety checks and review the reports. Had we not have loved the property so much, we would not have have continued on with Colebrook Sturrock. It was very clear that they were over familiar with the sellers and it reflected in their level of professionalism throughout the transaction. If you're an experienced buyer who knows how to negotiate, Colebrook Sturrock will not be able to meet your needs and are sure to disappoint. They do not value buyers, only sellers. Do your research and look elsewhere.

30th Jul 2023 (11 mo. ago)PLEASE READ THIS! The agency has low standards and poor principles when it comes to honesty. We were interested on a property we found on zoopla so we call the agency to arrange a viewing. The agent said we had to wait for 2 weeks as the person in charged of the viewings was on annual leave. After 2 weeks waiting we called again and been told viewings wouldn't start for another 2 weeks. We called the office and left message but the agent never returned the call. The property was rented 2 days after. What a waste of time!
2nd May 2024 (12 weeks ago)A highly professional team with " old school " values coupled with client care that left me in awe, my car was written off towards the end of the selling process , not a problem for the team , Mark collected me from home and ferried me around for 2 hours to my Solicitor, the local shops and the pharmacy for my urgent medications ! ...... thank you all so much for your expertise & kindness

29th Dec 2020 (3 years ago)Fine and Country we ok but I feel they could have been better........ The photos were taken in the winter but the house didn't get marked until June because of the pandemic. We felt that the external photographs did not show the house at its best, this was also commented on by a couple of viewings, therefore we discussed this with Fine and Country - their response was "well you approved the photos" . In light of this and having a limited viewings I took it upon myself to take my own photographys with my iPad which I emailed to Fine and Country and requested the pictures to be swapped.

Finding someone they could trust to manage everything on their behalf has been so important to them and gives them complete piece of mind . Philip Ellis's team deal with everything from the tenants to any problems that occur with the property in a responsive and professional way, always keeping them in the loop at every point. Highly recommended.

22nd Dec 2023 (7 mo. ago)Massively overvalued to get us to sign up, then got pressured to lower price just after two weeks as there was no intrest. Only 4 viewings in 3 months even after dropping price by 25k after a month. Viewings were done by different staff each time that were late and didn’t know anything about the house. Marketing was poor. I did not feel that Wards had our best interest at heart, we were just a number to them. Disappointed we signed a 20 week contract, never going with a chain agency again, we learned our lesson. We’ve now relisted with a small local independent firm ????

13th Feb 2024 (24 weeks ago)Very unprofessional. Simon advertised a company(bar/nightclub) for sale as "confidential" to which i called and book an appointment. Turns out the club they were advertising is NOT the nightclub they told me over the phone. I have spoken to the owners of the club which told me its not for sale......Once i mentioned this i have received no reply. Feels very much like a "bait and switch" which in UK is completely illegal, reported to ASA for false advertising.
