31st Aug 2024 (11 days ago)Who takes the photos for the listings? Any photo I see looks like it was taken in 2003. Terrible photography and lighting, poor quality photos compared to competition. Bad angles. Can’t take them seriously. Sort it out I’ve been thinking it for 3 years.

Lose all your deposit because they require you to pay for the time they spend looking for a new tenant, even though you gave a 1-month notice and the contract didn't state that you need to do so. 2. Not receive any support from them; for example, the bin was missing from day one, and they ignored all the emails I sent requesting a new bin instead of sharing with the neighbour. 3. Pay for equipment repairs (washing machine, water heater, etc.) even though the contract states that the landlord is responsible for repairs. 4.Receive an email from them asking you to pay your rent to a new account that is different from the one in the contract. They can claim that they never received the rent, so be aware!

19th Apr 2024 (21 weeks ago)Extremely poor experience and lack of professionalism. Had a viewing booked for 4 pm today. I notified the estate agent that I would’ve arrived 10 mins late, and it turns out the estate agents not only could not accommodate a really short delay and do the viewing at 4:10 pm instead, but they couldn’t have done 4 pm either due to staff constraints and poor communication with the property management agency. And they made it seem like it was my delay that was the issue, when actually 4 pm wouldn’t have been possible from the start. However, what is most upsetting to me is that they only called to inform me when I was on the train already to go and see the property - a 4 hour journey. And after the day before the viewing was confirmed again over the phone. So it’s honestly beyond comprehension to me how a short delay could be met with such intransigence. The viewing would’ve lasted more than 10 minutes anyway - this is just ridiculous.

They were always contacting us with every update. Fast in replying to any questions we had. Will definitely recommend to everyone. 100% best estate agent around.
18th Mar 2024 (25 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
