Her knowledge and contacts locally were incredibly valuable throughout the entire process. I would 100% use Simon Blyth Estate Agents again when coming to move house.

We bought our first house from Rob and the team when we met bed to the valley and each time we've dealt with them for subsequent properties they've been there to support us through the journey and even just for advice. This time has been nothing less than perfect

The process was straightforward, they provided good advice, photos and marketing, set the right expectations, were easy to deal with and the communication was good from them, their website and marketing system. We achieved the sale of the house in a very timely fashion. I would certainly recommend them.

11th Dec 2025 (6 weeks ago)My boyfriend was renting a house in Huddersfield around 7 months ago when we first became a couple. I lived 2 hours away so this was my first and ended up being my only time visiting his home, When I went to his house I was actually so shocked I ended up taking him home with me the same week best decision of my life, after extending my stay to help him sort through his things to leave. The property had a severe rodent problem, his personal items were destroyed by rats and every problem he reported to them that he showed me (a long list) never got fixed. His life was made miserable by rats, leaks, mould and dangerous living conditions for years. There was rats coming through skirting boards, floors and even chewed through his daughters stuffed toys, most of his other belongings and left feces everywhere. My parents after hearing about this drove the 2 hours to come collect his things, entered the house and were also shocked and said they could not believe what he had been living in, it visibly upset my dad and my mam was in disbelief. After leaving the property white gates saw fit to attempt to charge him around £1500 for the damage to the property he had the great displeasure of living in. We tried to have a phone call to have it explained to us why he was being charged and I ended up taking the phone out of his hand because after explaining that to a very ignorant woman that his austistic daughters belongings were covered in rat droppings and rat urine she did not care and disregarded what he just said completely continuing in a uncaring tone that he would be charged. No empathy, no care, no apology for what he had been living in. Nothing. We both appealed this to a higher level and they did not get their £1500. SHOCKER. If you want your house to come with free pets and you like rodents these guys are the one for you.
13th Nov 2025 (10 weeks ago)Ryder and Dutton did a wonderful job in selling our Holmfirth house at a time of a considerable challenges for us. Catherine, Fiona and Kia were all very responsive, professional and personable; I cannot praise their support, advice and the quality of their communication highly enough. Catherine provided excellent strategic advice around the marketing of the property - including price and timeframes for sale. Fiona largely managed the day to day aspects of the sale and was outstanding in all respects, keeping us and all relevant parties updated on progress at each stage of the process. She provided a calm, empathetic and listening ear combined with a positive front-foot and problem-solving approach. Kia kept abreast of developments throughout and her communication was excellent too. Thank you all: your support, advice and endeavour has been very much appreciated by Karen and I. As a consequence we wouldn't hesitate to enlist Ryder and Dutton again should we require an Estate Agent (hopefully not for some years!). Equally we would wholeheartedly and unreservedly recommend Ryder and Dutton.
