25th Feb 2023 (1 year ago)Have used Ascend for 4 years to manage my flat in Liverpool. During the pandemic they found poor tenants with minimal vetting, carried out no inspections (even after restrictions were lifted). After I made my own inspection I had to alert them to the problems they were missing. When the tenant left my place in an aweful state, their own agent admitted this was terrible. Finally, I received demands from debt collectors for unpaid council tax bills from a void period that the agent never passedon to me. Ascend claim they never received the 3 reminders from the council and refused to take any liability for their mismanagement. I lost £600 in fees and a significant knock to my own credit rating. A large agency that likes to charge management fees but doesn't actually manage. Stay clear - I'm sure there are better options out there!
30th Oct 2023 (6 mo. ago)The agent is quite responsive and rental process was timely. Although there was no harmony on documentations needed. I keep getting emails requesting for a document. I believe this should be well detailed and requested once, to avoid sending several mails to tenant

They pretend they have several higher offers to strong arm you into offering more. Lie about access to the property so you can’t have professionals check for rising damp ect. Then threaten to put the house back on the market if you don’t agree with the terms. House ended up needed 20k worth of additional repairs. All round dishonest and only interested in the sale. They’re rude and evasive. Beware

15th Aug 2023 (8 mo. ago)The agency itself it's fine but I want to make everyone aware of a corrupt landlord Paul Ginty who made me homeless by accusing me of running an illegal massage business from the flat in Moston! This was just a few days after I've moved in, I refused him to come to the flat to do some random repairs I wasn't told about right at the beginning. I let him finish off what he meant to do at first but he kept coming up with other excuses to do other repairs which didn't need doing. He seemed very desperate to come in do them even though there wasn't any repairs left to do. I work as a counsellor from home over the phone and the tenant has a right to privacy. He's a dodgy landlord who believed he could take advantage of me because I was a young woman, so be aware. He sent me intimidating text messages saying he would just walk in, which upset me because I felt he could appear at any time as there was only 1 lock on the door and I didn't feel safe. He only gave me 1 days notice to leave, when by law its between 1 or 2 months. I was homeless for 3 months because of him, sleeping on sofas, having to put all my stuff into storage and going through more stress which I didn't need after seeing my dad dying of cancer few months earlier, I will not let anyone treat me like this, he's probably never been told NO by a woman and I believe this is what triggered him. He is a horrible and disgusting landlord and shouldn't be trusted.

If you want a bespoke selling experience for a fifth of the price of a high street agent with a company that actually makes the experience smooth and even enjoyable, then use South Manchester Homes. They are professional, reliable, helpful and incredibly knowledgeable. I sold in 10 days with South Manchester Homes and they then continued to manage the sale brilliantly to completion in 6 weeks. From the first meeting I found Jonothan and Emma to be unlike any estate agent I'd used before. They valued our house, offered lots of helpful suggestions and were on hand personally to discuss the sale (no office intermediaries or passing you on to another agent). They marketed the house brilliantly (I'm in Marketing) taking fantastic photos and a great walk through video which were up on Rightmove, along with a fantastic and detailed description within 4 hours of visiting the house. Jonothan then personally handled all inbound enquiries personally, sharing his knowledge of the house with all prospective buyers. He then organised them so they all fell on the sunniest day of the week (so the house would look its best) and personally greeted and hosted the viewings in a an amicable and professional manner. We had seven viewings on the Friday, 2 full asking price offers on the Monday, which were vetted and checked by South Manchester Homes and progressed to sealed bids and had accepted a buyer by the Wednesday. 5 days from viewings, to sealed bids to sold! Amazing! South Manchester Homes also helped massively in the build up to the viewings and were on hand personally for help and advice. They sourced a professional cleaning team when I was struggling which made a massive difference to the viewings and even sourced a handyman to change the door lock when a handle broke the night before viewings (at 6 at in the evening I mentioned it to Jonothan, by 7 pm the door had a new locking handle!) I'm sorry if this seems a long winded review, but I never normally leave reviews or recommendations, but in this case I think the world needs to know. South Manchester Homes are a fifth of the price of a high street agent but are ten times the value. It's like having a concierge service for selling your home, always available, courteous and friendly and ready to help and provide solutions during what is normally an incredibly stressful situation. They helped us massively to prepare the house for sale, found a fantastic buyer for our home and managed the sale personally from start to finish (even recommending a solicitor and working with them to complete the sale in less than 7 weeks!) Having bought and sold before with other companies I can honestly say that I would now only ever sell through South Manchester Homes. With other companies you meet the main man to value your home and then you and you're prospective buyers deal with a range of office staff and Saturday help, leading to communication breakdown and frustration, with South Manchester Homes you and your buyers speak directly to Jonothan and Emma, who manage the whole process with calm professionalism. They are experts in the Manchester housing market who bring their knowledge and experience to your sale, and make selling your home a far less stressful experience. I have recommended them to everyone I know and have told Jonathan that he can pass my number on to anyone who would like to check this review is genuine.To have a custom, personalised service for selling your home that is only £1500 is incredible value. Having now sold with South Manchester Homes, I would happily sign a cheque to them for the £7k other agents were asking, they are that good. Some things seem to good to be true, and I can understand if you are thinking can't they be that good for that price, but they are. When I looked them up on review sites I was impressed that the reviews (all positive) came from all sides of the process, buyers, sellers, landlords, even tenants! It made me realise that it wasn't just me as the seller that was getting the 5 star service, but that prospective buyers would also be handled with the same courteous professionalism. South Manchester homes are now the only agent I will ever use to sell a house, not that I'm rushing to do it again, but if I did I'd be pretty relaxed about it knowing Jonothan and Emma were on hand to smooth the way. Brilliant people, brilliant Price, just call them now!

21st Mar 2024 (6 weeks ago)James you are simply the best! Our sale fell through on 2 previous occasions and we took our house off the market for a short period. We came across James quite by accident. We were very impressed with the way he worked (the way we wanted our previous agent to work but wouldn’t) and we elected to use James even though we were well out of his area. The marketing James arranged was excellent and following the open day an offer was accepted. James personally did the viewings and 2nd viewings. James was available throughout the whole process by phone and whatsapp – keeping us updated throughout and even did the handover on completion. We couldn’t have asked for a nicer more helpful friendly person to guide us through this stressful time which was completed less than 12 weeks from selling. We wouldn’t hesitate in recommending James Swithenbank to anyone selling their home. Thank you James
