15th Aug 2026 (30 days ago)Horrific lettings department, had a terrible experience of a rental property, the place was dirty mouldy and full of old furniture the day I moved in , I had to decorate & put new carpets in - amongst other repairs, on vacating they tried to keep my deposit ( admitted the garden needed attention) but wright marshall aided the landlord to helping them suggest lots of issues I'd not caused, realising I had evidence of the state of the place they then tried a different tact. Came up with another list of issues , then more . I have obviously taken this up with deposit scheme , I will have to fight tooth & nail to get my money back , I believe they are dishonest and sneaky & would not recommend them nor would I suggest a rental ,they are not trustworthy in the slightest. They work in collusion with the landlord and will try their best to diddle you out of the deposit especially on managed let's.<br>They tried to suggest I'd scuffed walls & needed part of deposit to re decorate ( i had gone to the trouble of filling all holes & redecorating myself ) when I left - I've added photos to show state of the walls the day I moved in and the mess ( look at the wc !!!!) , I'm only showing on here to prove their dishonesty and the bare faced cheek to demand money<br>I had a professional clean , I put new carpets in & left them shampooed.<br>Be careful with this bunch - seriously they will try and have you over. Fortunately I'm a step ahead because I'm already in the business , made sure I had everything to fight with .
10th Nov 2025 (10 mo. ago)Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Useless!!

4th Sep 2026 (10 days ago)Excellent professional and always quick service from Courtney at the Salford branch. A tricky sale that went through several iterations but staff were patient and professional and got things done quickly. We would definitely use Reeds Rains again and in particular choosing a branch local to the property sold.

28th Aug 2025 (1 year ago)Overall a mixed bag of opinions, chris himself who does the show rounds is lovely but buying your first home is a bit of a minefield to say the least, We had two failed property's with them. 1st property where the seller pulled out because we wouldn't pay 3.6k towards HIS defective lease this went on for a few months and resulted on us missing the deadline of our tenancy end in our current property. The estate agents was not considerate of the situation & didn't offer anything else within our criteria and just went about their day knowing we'd still be open to further properties as we were staying in air bnb's and hotels at the time. They just re listed the property as "newly" on the market when in fact it had been listed for the best part of 6-8 months prior. The second property we went to attend a viewing in which they hadn't pencilled in and we had to call whilst being stood outside for 15 minutes. to which we was told we never confirmed even though we had written confirmation of both ourselves and themselves agreeing a time etc, We was then rushed during this viewing because they'd double booked. We went onto register interest in another property and just never received a follow up. We shown interest in this property more than once left vm's and emails. If you're thinking about selling i would not use them as they don't care about you at all & have probably scared many other potential buyers off as well. After a whole year we managed to find a house with another estate agents stress free, This house did not come with free mould, soiled floorboards, leaking roofs, Landlord special cover ups & the area was not mis sold as a nice area when in fact it gave shameless a good run for its money.

Communication to us throughout was excellent and we were kept up to date with all developments, the cost of selling the property was very competitive and the price realised for the property was as estimated by them….. thank you Irlam Estates!

I had a small problem last year and Andrew himself put me in contact with the right people and went above and beyond. His knowledge of agricultural conveyancing, legalities, speedy action have been truly amazing this year. Thank you Andrew for all you have done.
8th Sep 2026 (6 days ago)The service I’ve received has been excellent, from the first visit when Hollie Moore from the Woodley branch came to value the house, to Amber Hind, also from the Woodley branch who booked in all the viewings and kept me fully up to date with what was happening.<br>Once the offer was accepted, I was contacted by Amy Hardman, who has kept me fully up to date and support me throughout the process right through to completion.<br>From accepting the offer to completing, it’s taken just 61 days!<br>Thank you, Edward Mellor and your amazing team. I couldn’t have asked for better service.
