We had used the services of Colin and his team at Granite lettings for the last couple of years - renting out our city flat. Professional landlord service, tenants have always been excellent, they know their market. thoroughly recommended!
Absolute epitome of why estate agents are the most hated profession. A shoddy 2 man band in the back waters of Manchester.
Please read other negative comments about this agent; the same theme runs throughout. Wesley Hopwood of Granite Lettings is an arrogant individual who tries to be too clever by half and leaves a bitter taste in your mouth with his untruths.
As two professionals, a Consultant and Barrister, it is a different world when your dealing with estate agents who do not require any qualifications to set up nor regulated by the Government. Even our local MP's hands were tied and unable to assist in dealing with this rogue agent. It is optional for agents to be part of a redress scheme funded by agents themselves which brings into question their independence.
As our complaint with The Property Ombudsman was made at the start of our tenancy, they stated that they cannot perform the role of a Court/Judge and would not look at one person's word against the other if there is not enough independent evidence and could not find against the agent under their rules. This is what happened in our case. The only way was for us to pursue a separate legal claim.
Every complaint which arose through the duration of our tenancy had to be registered as a new complaint which we just didn't have time to waste doing. As you can imagine, we had busy lives to get on with, unlike Wesley Hopwood who had the time to respond to our complaint with a 14,000 word dissertation. Shame he couldn't invest that time in doing what he's paid to do, effectively manage properties.
1. Numerous issues within 24 hours of moving in, cleanliness, signing of inventory, furnishings as pre agreed items left/removed, keys, manuals for heating/water, deposit information etc.
2. Complete breakdown in relationship between Granite Lettings and ourselves after first week, thus only communicated via email. Landlady refused to get involved. Wesley Hopwood attempted to report us to the police for "harassment" in reference to an online review I posted and contacted my professional body, the Bar Standards Board to try and disprove my status as a Barrister!
None of these ridiculous alleged complaints were even logged, let alone taken seriously.
The police laughed and said they explained to Wesley Hopwood, an online review was a civil matter not criminal. In a word, stop wasting police time. Why he would think the police would be interested in his tall stories of verbal attacks, harassment and threats beggars belief!!! These are serious accusations which if there was any remote truth, the police would initiate a criminal investigation.
Unfortunately for Wesley Hopwood, he had missed the fact that I'm a Barrister in our tenancy application as I was on mat leave and he couldn't stomach the fact that I was able to challenge him.
3. Granite Lettings were unable to conduct property checks in a reasonable manner. Used bullying tactics claiming they could enter with 24 hrs notice. Clueless about the law; the role of the agent and rights of the tenant. Spineless Wesley Hopwood sent Colin Currie who simply didn't bother turning up for a pre arranged property inspection on the agreed date/time under the guise that he didn't have confirmation whether every room was accessible. When he finally attended, attempted to take pictures of every room in the property, which I refused to allow. They will try every trick under the sun so be warned.
4. Granite Lettings charged a fee of £60 to bad reference us with no reason given. Effectively tried to make us homeless and wrote to us stating they had started "accelerated possession proceedings".
5. Tenancy terminated due to landlady's early return from Honk Kong despite being told she would be abroad for 2 years. A tactic used to get tenants in then serve notice. Gladdened to see the back of an indifferent landlord and a rogue agent.
6. Overpaid rent never repaid to date despite repeated requests and promises it would be returned.
Reside have been fantastic throughout the whole process, from helping us find a place, to getting through all the paperwork in a fast and efficient manor. A special mention to Jessica for being so helpful and supportive throughout!
I was left with a broken fridge and freezer for over 6 months, I.e milk lasted 1-2 days before going off etc. Three repair appointments were made but no one turned up. I tried to get my own repairman but was warned not to and threatend with bills if i did any work my self.
I was repeatedly told it was working fine (even tho they set up 3 apointments to fix it)
Finaly I move out and was told i would get a bill to fix the broken fridge/ freezer as it wasnt broken when i moved in...?
Reside then wanted to keep the full deposit, only to have 95% of it awarded back to me in deposit dispute.
You get the picture, they care for profit not people and they spend all that money on a big fancy office but sadly not on any competiant staff.
Overall a very sad experiance for me. i was made ill from some of the food looking back, i should have stoped the rent but i was young and naive.
For me the best estate agency in Manchester by a country mile. Staff are brilliant and unlike most estate agents actually get back to you.
Sold my flat within 3 days, offered me some good advice when there was bidding war going on. Have been on the ball with my sale from the get go.
I have used them before to rent out my apartments which in the years i have used them had 0 hassle. Everything spot on, so thanks to the team there :)

I've been really pleased so far with my Zenko tenancy. Gaby is helpful, friendly and responsive, and worked hard to resolve a complex maintenance issue we had with another property. The move-in and paperwork was prompt and reasonable, and the agency as a whole is personable and professional.
Absolutely dishonest and scummy company. I advise you to read some of the other negative reviews. And don't believe all the positive reviews, I've never seen such strangely worded positive reviews before (really study all the positive reviews yourself and you'll see what I mean).
When we moved out they lied to us about there being no problems with the state we were leaving it in, but then they charged us a crazy amount for professional cleaning. Then when you complain they keep pawning you off to one another and each of them say different stuff. At times its hard to say whether their staff are plain rude over the phone, or just genuinely that incompetent. The agents we dealt with are all relatively young, so probably their agents just are a bit stupid.
They let people into our apartment to show them around without telling us.
They try and steal money from you whenever they can, so really read through all your contracts that you sign with them and get everything in writing. If it's agreed in person by one person, don't accept that. Get it in writing.
The warning signs were there when we first wanted to rent and were viewing with them. The different people working there literally said completely conflicting information from one another on the phone, they lied to our faces about things when we viewed and then changed it later, and they promised to send us something or look something up for us and get back to us, and then never did.
We decided to rent with them because they have nice apartments that aren't available with other agents. But don't let that cloud your judgement. In hindsight we should have gone with a much better estate agent. It's not worth it.
I have been using Stevenson Whyte for 10 years to manage my property, and recently to sell it. I cannot recommend them highly enough. Both James and Jennie are quick to respond to any queries and deal with everything in a professional but friendly manner. If there was ever an issue to be sorted with the property, they would find a solution before contacting me, then check if I wanted them to go ahead. For me, this solution-focused approach was worth everything. In terms of the sale, Jennie was incredibly helpful in dealing with the buyers and the solicitors and really helped to make every thing as fuss-free as possible! Thank you both again!!!
James Stevenson - pathetic attitude, continually huffing and puffing seemed like he wanted to be somewhere else and had no interest.
