   I have dealt with many estate agents over the years and none have measured up to Simon & Miller. Without a doubt the most considerate and supportive agency there is. Particularly the Maidstone branch and Karan Johnson, she is so delightful, friendly, reassuring and professional. The whole team are an absolute credit but Karan goes above and beyond.    Have used their services since they have acted as Management agent and been good until 3 years ago.<br><br>When asked about the tenants that lived there they never came and provided any checks when asked especially Alice. Each time i questioned this they never sent anyone round to fix any issues.<br>Once the sink tap was leaking and plumber was needed. They sent someone who ended causing a flood due to incompetance.<br>This is one issue another they charge exhorbitant fees to renew. Alice is purely interested in collection of payments nothing else!<br>She threatened legal action if payments were delayed.... Read more

   We had ongoing issues with the honesty and support we received from this agency during our purchase. Our independently arranged snagging inspector had a failed visit because the developer forgot the appointment and the property wasn't ready. We were charged £399 by the inspector, in line with his standard terms for a missed visit. Rather than holding the developer accountable, a staff member phoned our inspector and questioned his honesty about how the booking was made. The inspector later told us this in writing himself, describing it as "concerning." Only after he pushed back with a clear account of events did the agency admit in writing that we "certainly shouldn't be charged for a service that wasn't carried out," but no resolution was actually offered. Separately, when we queried being asked to cover the developer's solicitor's fees, our own solicitor had already explained the general process to us. Our concern was that the developer wasn't following up as agreed to justify the specific charge. Despite this, we were told the agency was "surprised our solicitor hadn't explained it", which wasn't accurate, since it had been explained. Our actual query was never properly addressed. Our experience was that when we raised legitimate concerns, the agency's instinct was to defend the developer rather than engage honestly with what we were telling them.... Read more

   Absolutely love working with Debra at Wards. We bought our house 8 years ago with her and just sold and purchased with her this year. Debra has fantastic customer service and Wards didn't send us to any viewings that weren't suitable as they knew exactly what we wanted. We managed to secure a house before it went on the market thanks to Wards and are extremely happy. Definitely advise to go with them rather than another agent in Rochester.... Read more

   Very irritating experience. As shown in my screenshot, I have received several calls from you, and every single time I have clearly told you YOU HAVE THE WRONG NUMBER. I am not selling a property — I was only a tenant. Each time, you apologise, promise my number will be removed, and then claim “the system takes time to update.” Really? 3 -8 months? That excuse is wearing thin. Your last call was on Monday, where I was again reassured that my number would finally be taken off your system. To stop the disturbance during my workday, I even blocked your number — yet unbelievably, you still managed to leave me a voicemail today - your contact even seems to be increasing! At this point, your persistence feels relentless, intrusive, and completely unacceptable. For the sake of my sanity: Remove, delete, and block my number from your system immediately. This whole situation could have been avoided if you had simply done what you said you would do the first time. Instead, I’m left dealing with behaviour that comes across as either spiteful or incompetent. P.S I am for some reason unable to attach the screenshot of the call log of harassment!... Read more

    Value of property from P property was recommended 270 which I felt was low. Decided to sell @ 280 as thought property was worth that. Luckily that’s the price I was offered. Abbie very good at her job on attending viewing. How ever very disappointed on communication & advertising Didn’t feel enough was done to promote the property felt that it had gone stagnant. Only one viewing at first back in September & second not until this Saturday 11th January. no phone call in between to reassure me that I could possible sell my house... Read more

    Really deceptive rendering of room photos using AI or software cleanup tools. The result is you'll arrive to see a house in far worse condition than in the photos. In effect that can lead to a huge time waste to potential buyers.<br>Check the photos. This house actually needs considerable modernisation but never know if from the photos and there is no indication that these are virtually staged pictures. Wards is another estate agent in the area that also creates deceptive representations but they actually label their virtual recreations as such and then show an actual photo.... Read more

    Would appear the house was over valued by the estate agent so setting wrong expectations about what price could be achieved. Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again.
