24th Mar 2026 (12 weeks ago)I had a disappointing experience dealing with this agency regarding a commercial unit at The Embassy in Waltham Cross. We entered into active negotiations, made a formal offer, and progressed discussions in good faith, only to be informed mid-process that the unit had already been let to someone else. This was done without any clear communication or opportunity to proceed, despite being in ongoing discussions. It reflects a lack of transparency and professionalism in how the process was handled. Following this, we were offered an alternative unit at a higher asking price, which did not reflect the condition of the space (shell condition requiring full fit-out). Overall, the experience felt poorly managed and not respectful of the time and effort invested during the negotiation process. I would advise others to proceed with caution.

30th Jan 2026 (19 weeks ago)As a first-time buyer, I trusted this estate agency to provide accurate and reliable information when viewing and proceeding with a property purchase. Unfortunately, my experience was extremely disappointing. When I was shown the property, I was told three key points that significantly influenced my decision to proceed: • That the flat had an allocated parking space • That the leasehold was 999 years • That residents contributed to a joint building insurance policy After several months of progressing the purchase and paying substantial solicitor fees, it became apparent that all three of these statements were incorrect. There was no allocated parking for the flat, the lease was under 150 years rather than 999, and there was no existing joint building insurance policy. Each time I raised these issues with the estate agent, I was simply told that the information had been provided incorrectly by the seller and that they apologised. While mistakes can happen, these are material facts that should have been verified before being presented to a buyer, particularly as they directly affect a purchaser’s decision-making. The process was stressful, costly, and ultimately ruined my trust in the agency. Buying your first home should be an exciting experience, but being misled on multiple fundamental aspects of the property made it extremely disheartening. I would strongly advise future buyers to ensure all key details are confirmed in writing and verified early in the process.

I’ve always been in the safest hands when it comes to our properties and investments

They were informative, kept me updated with the progress and when there were delays with some unforeseen issues, they communicated with me throughout and followed up with all relevant parties so that the process would be as smooth as possible. Despite being a solo first time buyer, I felt they treated me as a loyal customer whilst also ensuring I understood what each stage meant and explaining anything I wasn’t sure of. Would definitely use them in the future and recommend them to friends and family!

7th Feb 2026 (18 weeks ago)I am so impressed with the service from Epps Estates. It has been a while since I have been blown away by an estate agents dedication and professionalism. We could only view on Sundays which they were happy to accommodate two weekends running and they genuinely care about our property search. I have been trying to view with number of other estate agents whilst trying to find my next home and have to say the experience with most of them has been frustrating to say the least. Epps Estates have been amazing and Jimi from the sales team is definitely someone I would recommend to anyone searching for a new property.
