5th May 2026 (5 mo. ago)The lift in our building has been out of service since mid-January - it is now May, over 3.5 months later. I live on the top floor. In that time, I have called and messaged the management agent roughly once a month. The responses have consistently been either “it will take another few months” or “we don’t know.” As of last week, they told me the contractor has only just begun ordering parts - with no estimated repair date. At no point has there been proactive communication to tenants. Every update I received, I had to chase. For what should be a standard building repair, the lack of urgency and transparency has been really poor. It’s worth noting that a lift outage of this length isn’t just an inconvenience - for elderly or disabled residents, it can be genuinely serious. That alone should warrant more urgency than has been shown here. Three and a half months without a working lift (and still no answer) is not acceptable property management.

They restored our faith after we'd had a poor experience with another estate agent. Working with John Alan, we got clear-eyed valuation, proactive updates, suggested solutions, and all with a friendly and reliable service. We are beyond grateful to John and Dee for their commitment to our sale and highly recommend them, they are a cut above all other local estate agents. If you are selling in South East London John Alan should be your first choice.
23rd Sep 2026 (6 weeks ago)Renting from this Agent was one of the biggest mistakes of our lives. We rented a property at Elms Avenue which was extremely poorly maintained. We vacated the property within 6 months of renting - that should be indicative of how badly we were treated. Their entire response was that - the property meets the PHS standards for letting, beyond that I heard stuff like ‘it’s an old property, it is what it is’ & they arranged service folks who came and ranted about how badly managed that property was because the landlord was not good (this property was let and managed by them).<br>1) We moved in towards end of Dec and did not have heating in a massive 5 bed house for few days because no one was able to come immediately during Xmas and new years (response: it worked 2 weeks ago, we will get someone in). The temperate outside was -2 and inside was 0.<br>2) they had a dryer it’s a pull out drawer which was full of black moldy water with dryer covered with lint etc (response: never received one)<br>3) washing machine broke ie the drum cracked completely. I raised the issue that the machine was making a massive amount of noise a week before it broke (response: nothing till the machine broke and a week went by and then I asked for them to pay for my laundry collection and drop of service etc which they did)<br>4) we moved into a house with oven not working (which was on 28th Dec), we got the oven replaced on the Thursday before Easter (response: multiple attempts were made with AO who didn’t deliver because of parking issues) - they never answered how they would be reacting if multiple attempts to pay rent was made but rent was NOT actually paid.<br>5) the water dispenser in the fridge leaks every once a month - the water dispenser is not usable since it has mold which they didn’t think should be cleaned.<br>2 of their toilets leaked, door to the backyard is rotten, dishwasher broke. The list simply doesn’t end.<br><br>DO NOT RENT WITH THESE GUYS. they are lucky we got out as I had started a case against their property with the council with the mold etc but knowing how quickly the council works, before they could act on this, we had vacated. They brought the worst out of us, I had written so many emails and eventually towards the end they were in all caps and so rude because the attitude and actually Shannon telling us ‘it’s an old property, it is what it is’ tipped us over.<br><br>Imagine we vacated the property by July with a child which was 2 moves in 8 months - the mental stress they have caused us - that’s an 8 months of our lives we will not get back.<br>I wish no one in Elms Avenue uses them, I told the street how bad they were and how bad that property was to as many as possible.<br>PS: we are landlords and have been tenants before- this explained why the tenancy rights act changed. It is to protect tenants from horrendous landlords and agents like these.<br>I am attaching pics of the water dispenser from the fridge and the dryer lint which was black gunk.
12th Jun 2026 (21 weeks ago)Our tenancy was years ago, but I came across some old correspondence and realised I should leave a warning for others.<br><br>Renting through Apple Estates was a nightmare.<br><br>Key issues included:<br><br>Being deliberately misled that a bathroom was ours when it belonged to the shop next door.<br>The shopkeeper letting strangers into our home daily to use the facilities, resulting in a complete loss of privacy and security.<br>The property being dangerously unsafe, including shutters that would lock us in without another fire exit.<br>Critical repairs being ignored for weeks.<br><br>Would very, very strongly advise against using this agency.<br><br>-<br><br>UPDATE IN RESPONSE TO THE OWNER:<br><br>The agency's reply below is entirely fabricated to deflect blame.<br><br>The toilet: We were absolutely NOT aware the toilet was shared, we were explicitly misled from the start.<br><br>"Difficult tenants": This is a completely unfounded accusation. We were respectful, paid everything on time, and looked after the place so well that we received our deposit back in full.<br><br>The tenancy: The conditions were so bad that one of my flatmates moved out early and (essentially paying double rent - for his share of this flat and his new flat).<br><br>Finally, I note that the agency has directed people to the 'testimonials' page on their own website as proof of their great service. I'll leave it to anyone reading this to decide who is more trustworthy: independent, verified Google reviews, or the self-selected praise a company chooses to publish about themselves.

Donna was great, she was very cooperative, professional and understanding, especially when my partner and I had to postpone the agreed move in date by a week due to personal circumstances. Donna sees the value in having a good tenant, and that can be a rare quality amongst estate agents. I gave one star less because the flat was not cleaned properly and some things need fixing, but that's with the Hindwoods repairs team, not Donna - she did her part great!

They helped me secure a property that was genuinely the best option I came across after three weeks of active searching, and the whole process with them was smooth, efficient, and properly handled from start to finish. They were quick to respond, communication was excellent, and everything was done by the book, which gave me real peace of mind. I also felt genuinely cared for as a tenant, which is rare with letting agencies. When my life plans changed, they were understanding and made what could have been a stressful situation feel simple and manageable. I am really grateful for their support and would happily recommend them and the agency they work for!

4th Apr 2023 (3 years ago)We recently rented a house through Brian Cox Estate Agents. Sam was our primary point of contact along with Anil to manage our processes. We were looking at houses for almost a month and were being ghosted by many agencies after making offers. But the response time and transperency that we received from Brian Cox was unmatched. They also accomodated many of our requests like revisiting the house for measurements, changes to the contract, coordinating with the house owners and answering all of our questions. Since it was our first time searching a house by ourselves, I would 100% recommend contacting Sam and Anil purely because of the ease of getting things done. P.s thank you for the wonderful welcome gift with a very thoughful collection of items. This gesture means a lot

21st Feb 2024 (2 years ago)WARNING WARNING Avoid this company like the plague, they said there was a leak coming from my flat, which they manage. I let two men in my flat for 5 days 46 hours they ruined the floor/ kitchen bathroom. Couldn’t find the source of the leak and didnt repair. I believe they are dishonest and untrustworthy and deliberately tell lies to isolate any tenant who challenges their dishonesty

As first-time buyers, we had a lot of questions and uncertainties, but Alistair guided us through the entire process with professionalism, patience, and genuine care. Communication was always prompt and clear. They kept us informed every step of the way, coordinated seamlessly with the seller, solicitor, and mortgage advisor, and made sure deadlines were met without any stress on our end.
27th Jul 2026 (14 weeks ago)Avoid this estate agent. I used JS Estate Management under a fully managed agreement. I raised concerns about unauthorised occupation of my property and was assured there were no issues — yet documentary evidence showed the agent knew exactly who was occupying it. When I requested a payment trail showing how rent was handled, they refused to provide it. I raised formal complaints with The Property Ombudsman. Both were upheld and I received compensation on each occasion. Do not use this agent.
