23rd Jan 2026 (20 weeks ago)AVOID THEM. They will rob you blind of your deposit and withold legal documents they "swear they'll get tomorrow" to avoid giving you your dues. Like many others said they will make dizzying claims about needing professional cleaners. Especially when you hired your own out of pocket to avoid these things. They are rude, dismissive and will trick you into doing everything over the calls to avoid leaving evidence of responsibility before gaslighting you wildly. Mohammed told us to sit outside in the peak of winter overnight when the lock which the locksmith WE had to hire said was "a decade out of date". Took days of arguing to get them to pay us back. It was -5 and mohammed knew full well I was asthmatic. Disgusting business with no morals. Watch your backs, avoid this lot.

The process is smooth and only made better by the lovely people working in the office. Thank you Jonathan, Jo, Sue and everyone else!

28th Aug 2025 (9 mo. ago)Overall a mixed bag of opinions, chris himself who does the show rounds is lovely but buying your first home is a bit of a minefield to say the least, We had two failed property's with them. 1st property where the seller pulled out because we wouldn't pay 3.6k towards HIS defective lease this went on for a few months and resulted on us missing the deadline of our tenancy end in our current property. The estate agents was not considerate of the situation & didn't offer anything else within our criteria and just went about their day knowing we'd still be open to further properties as we were staying in air bnb's and hotels at the time. They just re listed the property as "newly" on the market when in fact it had been listed for the best part of 6-8 months prior. The second property we went to attend a viewing in which they hadn't pencilled in and we had to call whilst being stood outside for 15 minutes. to which we was told we never confirmed even though we had written confirmation of both ourselves and themselves agreeing a time etc, We was then rushed during this viewing because they'd double booked. We went onto register interest in another property and just never received a follow up. We shown interest in this property more than once left vm's and emails. If you're thinking about selling i would not use them as they don't care about you at all & have probably scared many other potential buyers off as well. After a whole year we managed to find a house with another estate agents stress free, This house did not come with free mould, soiled floorboards, leaking roofs, Landlord special cover ups & the area was not mis sold as a nice area when in fact it gave shameless a good run for its money.

5th Dec 2025 (6 mo. ago)AWFUL SERVICE. NEVER ANSWER THE PHONE. Why anyone would list with this company is beyond me. They clearly dont act on behalf of their clients. I've called 20 times this week to arrange a viewing and never once answered.
15th May 2026 (29 days ago)I would advise extreme caution to anyone buying a property through Roger Dean Estate Agents. My experience revealed a deeply concerning lack of professional integrity and fair dealing. During my attempted purchase, the agency instituted a strict "Best and Final Offer" process. However, immediately after I submitted my final bid, the agent (Grace Lees) contacted me to solicit an additional £10,000. When I refused, the agent admitted in the same phone call that she had already been instructed by the vendor to accept my original offer if I declined the increase. I escalated this conduct to The Property Ombudsman (TPO). Following a formal investigation, the Ombudsman’s written findings confirmed that these specific events and manipulative negotiation tactics occurred exactly as I described them. If you are a buyer dealing with this agency, be fully aware that their "deadlines" and "best and final" processes may be entirely manipulative tactics designed to extract more money from you under false pretenses. Proceed with caution.

The entire experience went smoothly and within a week I have received confirmation of the place! I am so greatful. Definitely a good place to start looking for a home. Thank you.

28th May 2026 (16 days ago)Worst service and they are scammers. If you pay rent on time they wont fix anything and took my entire deposit. Had a balacony issue for 4 years and no one even came to fix it says the balacony door manufactorer is from another area

The other house clearly needed some refurbishment and the recommendation was based purely on competition and not on an accurate valuation.

12th May 2026 (5 weeks ago)I am a current tenant with this agency, and I am writing this as a public warning. Like many others, I am actively looking to connect with past or present tenants who have been subjected to their misconduct for a potential collective legal claim. Do not be fooled by the persona they project at the start. Once you are locked in, the mask slips. Their management is characterized by habitual dishonesty, gaslighting, and a complete disregard for tenant and statutory rights Interestingly, their standard response to every negative review is to claim it is "fake." It is quite an extraordinary leap to suggest that dozens of people are so bored they’ve decided to fabricate identical stories of negligence and unprofessionalism. Save yourself the stress, the money, and the safety risks. Avoid this agency at all costs. I feel sorry for Landlords who use their service.

He provided a really personal touch and was so invested in making sure everything progressed successfully for the purchase despite many challenges we faced at our end trying to sell. Richard went above and beyond to support us every step of the way during our move and we would definitely use Swithenbank estate agents in the future. 18th May 2026 (26 days ago)Louis Was absolutely fantastic. He was courteous and knowledgable and never pushy. The viewings were conducted quickly and professionally, and while, through no fault of Jacob knight, the process was long and drawn out (mortgage issues), Louis was always available immediately when we needed him, either by phone or email. We had heard of agents for other companies being very good for the viewing process and then dropping off a cliff when it came to the nitty gritty of actually getting the process finalised. certainly not the case with Jacob knight, they were brilliant, can highly recommend.
