26th Jan 2026 (7 mo. ago)I'm posting this review here as Winkworth is trying to take my truthful review down on TrustPilot. I have hundreds of screenshots willing to prove the terrible service I received as a tenant and to prove all the harassment as they would incessantly email from multiple people from the same office. I wouldn't be posting yet another complaint if they didn't report my review for a second time, but they've forced my hand. They serve section 21 eviction notices left and right before it is entirely legal (based on the timeframe, they do it pre emptively to the 2 month threashhold, and did so in my case). They tried entering my property without giving 24 hour notice multiple times outside the 2 month allowance timeframe. It took the team 4.5 months to return my entire deposit. I had to contact TDS and even go through legal avenues in order to receive my undisputed deposit. A shoutout to the terrible Bradley Whitehead, Sibel Camci and last but certainly least as in she is the bane of the Shepherd's Bush rental market, the lazy & entitled Daisie Lander. These three are chancers at best, reaping profits off of rentals that aren't legally fit to be rented and keeping deposits to record profits. They also "heavy suggest" that tenants use only one cleaner they refer us. The fear of losing more of our deposit is real and something they regularly enforce from what I've seen. This is illegal to enforce in the UK and because of the vague way that they suggest us to use their recommended cleaner, people cannot place this forward as a formal complaint. That said, I can note that they only suggest one cleaner. This office uses every underhanded manner to torture their tenants and make upper class professionals feel like criminals who should feel so lucky to have a tenancy. I've heard multiple complaints about Daisie when finding my next rental and get why some people don't want women to work, they're all thinking of her in particular. Lazy, entitled, and constantly out of office, I can personally show all the times she was out of office when I sent her an email. Though that's just the beginning of this tale, from strange agents coming into my apartment without any warning and claiming they were "new" (high turnover I see), to receiving several emails everyday regarding rentals for 4-5 weeks straight after I received my section 21 eviction as a standard harassment tactic, this isn't the office you want to work with or be renting from.

12th May 2026 (19 weeks ago)Initially found the team to be professional, knowledgeable, and very helpful prior to signing the contract. However, the experience deteriorated quickly afterward. Communication has been extremely poor and often unresponsive, with commitments made that were not followed through. Overall, the service has felt disorganized and significantly below expectations for a letting management agent. The property continues to be shown in its current condition, which raises questions about their standards and oversight. Additionally, their knowledge of the local area appeared limited, which further reduced confidence in their ability to manage effectively. Based on my experience, I would not recommend using them for lettings.

They were able to accommodate our requests efficiently and found us a several new tenant quickly. We would recommend Rickman’s without reservation.

The whole team at Yaxley's were extremely attentive with ourselves throughout the sales process and took the stress out of our hands, while maintaining high proffessionalsm. With weekly updates, we always knew were we stood. If you are looking to sell your property, I would highly recommend them. They were extremely professional, kept us in the loop at all times, I didn’t have to call them to chase them for anything. The team were all so friendly and polite and we built up a good working relationship with Chris himself, who was always able to answer anything when required. Will miss our conversations. The sale went through smoothly, which is just want you want when this is a very stressful time. Would absolutely recommend them to anyone. Last year had to sell a family property and went with a different agents which was a terrible experience, this was a breath of fresh air, so wish we’d used Chis and his company for that sale. 10/10. Thank you to Chris and his team.

He was updated more than fully on multiple long emails etc. The market at this time was peak interest rates. I mentioned with regards to the saturation of the market on flats as well and with regards to the price, but he had bought high as is mostly the case and didnt want to lose money on the property and drop. He eventually did drop to the figure I mentioned with another agent and it was not at the same price. It was not 6 weeks, I noticed it when looking for comparables. It came off with me October 2024, it was remarketed and completed September 2025, 1 year later, this comment left June 2026!!They were not fictitious viewings. I was not evasive I talked how the market is whether a vendor wishes to hear this or not. Personal insults! They noticed all the awards on the outside of the shop and the website. Lowest rated from those with grudges, please read the answers below from those few reviews like that. Companies use companies that block low reviews and only then upload the higher reviews to Google, I dont. I have no issue if people want to leave reviews, freedom of speech, but at least let them be factual/correct and not with personal insults, I expect more/better , in this case from his line of employment he works in. Shirt not tucked in, that then gets tucked in, is this relative, food! I lost 3 stone, even though I was told I looked ok, a personal choice to be healthier.<br><br>Sam Ades<br><br>Your offers were going up in increments over a 1 month period.<br>The property was sold to someone else, as there were other interested parties, that you were aware of, and these buyers came in with immediate offers at acceptable figures soon after viewing. You were coming and going at times and mentioning other properties in the area, which i presume you were also looking at. I gave replies to your emails as to why the lower offers were not acceptable to the owner. The owner took time coming back as mentioned at the time. If you had offered the correct required figure from day one, you had a better chance of securing the property. I have staff members. But like other companies i do undertake viewings but sales progress all sales. I have over 30 years of experience and have sold 1000s of properties to exchange and completion with an exceptionally high conversation rate with all manor of issues, some vendors have even commented that no other agent would have got their sale through, as i sale proceed in a certain way. I have been on Barking road E16 for over 18 years. Good luck with your search.<br><br>Rabi Dil<br><br>I have no information, that i have ever had dealings with you.<br><br>Candice Bonney<br><br>I gave an expert insight into these types of properties which are blocks of flats with deck access, of which the lenders will also require the % of owner occupiers and take into account re-saleability. The service charges are also high, due to lifts and the concierge, these are predominately for cash buyers, but at certain prices as mentioned. I was marketing at a price that was requested. The housing association i work with declined to purchase. Offers were received, but as mentioned ,when they applied for mortgages there is every possibility they would be declined. I gave 3 other examples of blocks in the area, whereby purchasers had tried multiple brokers but with no joy and unfortunately this was the same in this instance and they were declined due to the above points. Cash buyers at this time, were few and far between and would look at other types of properties to purchase. Feedback was supplied, i handed the keys back politely. I can appreciate it is frustrating with these types of properties and i only wish lenders would be more flexible.<br><br>Imran Khan<br><br>I can not go in to detail with regards to the landlords professions but they are very busy at present, we will still be managing the property as we have known them for many years but unfortunately you were declined.

They made the whole process of selling my home much easier and far less stressful than I expected. Marcus was very hands- on, professional, and efficient throughout the process. I really appreciated his support and communication, which made a big difference. I would definitely recommend Carter Rose Property Group to anyone looking to sell their property.
