6th Jun 2026 (16 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

4th Nov 2025 (10 mo. ago)Disappointed all round 2 viewings and had to keep asking for feedback. New photos taken as the originals had been filtered but they never added them and the video was on their Facebook page only not Rightmove.
18th Dec 2024 (1 year ago)I was selling my mum and dad’s house. Sadly mum passed away and dad had to go into a care home. So having to sell the home in which I grew up in was very difficult. Thomas was amazing he and his team helped me through a very difficult time. The sale went through with out any problems. But after the sale Thomas knocked on our door and gave me an amazing picture of my mums house. It was so thoughtful but more than that it has given me something to keep. I don’t think any estate agent could have done that to someone who is having difficulty selling their parents home. Always attentive, always informative, treated you as a person and not just another sale to get commission on, listened to what I wanted and did everything in their power to achieve that. Sadly we sold at a difficult time when the market was quite depressed so viewings did not come easily. Hunters were pragmatic about the situation and doubled efforts to get a sale. I cannot thank them enough for their attitude and friendliness.

Melissa from Morfitt Smith was extremely knowledgeable about the area, the type of potential buyers, realistic about the asking price, and we felt that the service from a local agent would be more suitable for us. Once we made the decision to use Morfitt Smith, they were very quick to arrange the photographs, which were amazing, and to list the property. We immediately had a lot of viewings arranged and received several offers straight away one of which we accepted with their help and guidance. The communication was fantastic, by text and email, we were kept informed of everything by Lauren, our dedicated contact in the office. We're now looking forward to a smooth process through to the exchange of contracts. We are very happy we made the decision to go with Morfitt Smith, they have been so friendly, professional and efficient in what is potentially a stressful time, and would highly recommend them to anyone.

22nd Sep 2026 (4 days ago)Failed to refix for sale board after it fell down within a couple of weeks of going up (badly installed damaged my property it had been incorrectly fitted to). Failed to supply second for sale board I have paid for. Accompanied viewings, one of the two guys that did it just stood on front doorstep, turned up late, and one time even brought his kids who where left in his car, so he was backwards and forwards between car and front step

Nicola was very helpful from the start with the initial viewing and then again at the second viewing, The whole application was straight forward and we were updated throughout. Even on move in day Nicola went out of her way to accommodate as well as bringing us flowers and chocolate's to enjoy in our new home.

It was a stressful time as it can be but they helped even on sundays and late at night. Sophie set a WhatsApp group up to keep in touch with us so we felt we could communicate via phone text and email. All in the office were really helpful too

She is an asset to the company and the sale of our home would not have gone through without her going above and beyond to ensure that it did. Her communication skills were exemplary and she was always keeping us updated about the progress of the sale. From all our previous experiences of using estate agents, she has stood out as one of the best. Thank you. We would not however recommend the conveyancing company that was recommended by yourselves as the sale almost fell through because of there incompetence.
