28th Sep 2026 (5 weeks ago)Very poor experience with this agency.<br>There was little transparency from the start, with the tenancy agreement repeatedly delayed until, just two weeks before our planned move-in date, we were told the property was no longer available because the landlord had changed their mind.<br><br>This left us in an extremely difficult situation with very little time to find alternative accommodation.<br><br>Even the holding deposit refund took a week and required multiple emails (with no reply) and phone calls. Very disappointing experience overall.

Sadly, I have to mark the overall performance down due to people showing clients around the property disclosing the reserve price of the auction, which should not have been done. I am extremely grateful for Smart Homes communication and due diligence in the process and I must praise Simon. for his dedication and experience of the properties market in the Solihull area.

From start to finish, the team have been incredibly friendly, professional and helpful. They kept us fully up to date throughout the whole process, made everything run smoothly and took the stress out of selling our house.<br><br>A big shout out to the whole team at Arden, especially Olly Mellor and Sunny Singh, who have both been absolutely excellent from beginning to end. They were professional, friendly and helpful all the way through and no matter how many times I called they were quick to respond. The level of communication could not have been better and they followed everything through at every stage. I would certainly use them again and recommend them to anyone needing an estate agent. Told seller wanted to sell despite being up for rent and buy then rented while contemplating upping offer on flat which sale was agreed last year for £17k under the ask due to valuation being lowered to reflect condition and market. Done me a favour really it will be up for £120k next year. Thanks Becki and Dave ????

Connor, James and Hannah all made the renting process so simple and relatively stress free, they answered any questions I had in detail and made my first time renting much easier than I expected!! I would recommend black and golds to anyone regardless of whether you’re renting or buying!! Absolutely exceptional.
