My experience of looking for a buy to let has always led me to Foxtons. This time was exceptional. Ashley was not just an agent but a partner who identified the best suited property for us. Honest and Frustrating Experience with Foxtons Property Management Notting Hill
For the past few years, I used Foxtons Property Management in Notting Hill as a landlord living abroad. While I understand the value a good property management company can bring, unfortunately, my experience fell short of expectations.
1. Issues with Property Maintenance and Communication:
Upon visiting the property myself, I discovered significant issues like humidity, mold on walls, balcony leaks, and rusty bathroom pipes. The periodic inventory surveys did not highlight the need for urgent interventions to fix these crucial maintenance problems.
Despite the flat's condition, Foxtons seemed ready to re-rent it immediately. This would have undoubtedly led to a dissatisfied tenant, likely explaining the recent tenant turnover. Focusing solely on filling the flat seemed to overshadow the importance of maintaining the property and tenant satisfaction.
Due to the neglected repairs, the flat needed to be taken off the market for several weeks.
Communication with my property manager was slow and unreliable. E-mails often took days for a response, were sometimes mixed up, or not answered at all.
2. High Repair Costs and Unreturned Deposit:
Foxtons stopped providing comparative quotes for repairs, presenting only a single, often significantly overpriced option. This lack of transparency made me feel they prioritized convenience over cost-effectiveness for the landlord.
As we speak, I'm still waiting for the tenant's deposit return. Foxtons mentioned attempting negotiation, but their approach seems to have been not effective, leaving me still waiting and frustrated.
Overall, being a landlord living abroad seeking a property management agency that prioritizes property care, tenant well-being, fair repair costs, and responsive communication, Foxtons wasn't the right fit for my needs.

My father just passed away and with 3 months left on his lease we were able to pay a months rent and asked this agent to put the place on the market asap to try and ensure the landlord is left with no gap. We also asked their policy for rental with deaths and/or a probate policy. Weeks late they have shown zero compassion, have not offered a death or probate process/policy and still have not put the property back online for re-rental. DISGUSTING behaviour I wil never use Foxtons again

Do not use Foxtons. Untrustworthy, dishonest estate agent. Terrible experience with Chuck + team leading me to loose thousands of pounds in fees. They will agree to conditions of exclusivity, however don’t believe them. They will just lie and tell you to pay all the fees, that everything is ok and follow through on buying a property, only to wake up one day and find out it’s been sold to someone else.
Waste of time, waste of money, and I can agree with the other 1 star reviews on here, totally stressful, terrible experience.

Dreadful communications, only had 3 viewings in the 3 months I was with them. They also have my own property photos and however hard I try I can’t get anyone to send them back. You just get passed from pillar to post. Chuck the manager never picks up his phone. The valuation was way too high and the whole experience has just been a massive waste of time!

They really made flat hunting a terrible and anxious experience, while it genuinely is not. I learned by reaching to other agencies in areas of my interest and seeing a drastic difference in communication quality, transparency, empathy, flats choice, etc. Everyone in Foxtons is absolutely incompetent and unprofessional. The work culture there must be so toxic, they are chaotic and stressing to clients.

Really impressed with the Foxtons Notting Hill sales team. Emma and Ashley, who were responsible for my house sale, managed to get me a really good price for my property, above market value. They also were very supportive and easily contactable during the sales process, from initial offer through to completion. I also found the Foxtons Portal extremely useful in keeping up to date and tracking the progress of my house sale. I was shocked to discover such a glowing rating for this location on Google. However, many of the reviews are specifically about support during the property search process, not mentioning their customer service or tenant advocacy. I cannot recommend this company because of the awful service we received during the years of our tenancy contract.

We worked with Marjan Shalbaf, who helped us find a flat in London while we still lived in the States. Marjan was incredibly helpful, kind, and flexible with the time difference. Moving to a place without seeing it first was intimidating but I trusted Marjan completely and I was absolutely right to. The property management team has been continuously ignorant of any issues raised (which there have been plenty), not to mention the lack of care taken towards the apartment in the first place. There were maintenance issues apparent when we arrived, and we made the property manager aware of them. In addition, a previously cracked window had completely shattered and no one gave any attention to this. A broken window on glass carpet, not to mention in the dead of winter, and the property managers did not even bother to tell the landlord herself. After two months, we still had not received a response, to any email, phone call, posting, etc. Now, almost at the end of the lease, more serious issues have come up and no surprise: NO ACTION. This team is unprofessional, inconsiderate, and completely off the grid. I would highly suggest staying away from this business if possible. Save yourself the headache!

Worst Agent I’ve seen!!!!!!Totally a scam. Rent
a flat which is terrible. When I moved in, it’s dirty and there full of Landlord’s personal item like towels and bedsheet and socks. For the first whole month, there is no hot water at all. The boiler has been leaking for 6 months. The dishwasher has been broken for 3 months. The property manger was ignoring all issues and never able to be reached.
Advice: if you’d like to live a happy life, never rent any property from here.

When I started my flat search a few weeks ago, I was so convinced that Foxtons Notting Hill was going to be THE one helping me based on how beautiful their website is, the great first impression they give, etc.
To my HUGE surprise, the agent that got my enquiries, was never available, very dry, unhelpful, and even defensive in his answers, when there were answers which was basically 2/10 times, to the point that I gave up and moved on to find another real estate agency in the neighborhood.
To add to the lack of interest, proactivity, or even reactivity as it has been like trying to work with a cactus, don't trust what you see on the website... the postings look beautiful but reality is VERY different, and most of the times they don't put down flats that were let weeks ago, so it's a waste of time for everyone.
Overall, I'm sad to say that this office or better said this agent, jorge balcalceres, has been very disappointing, completely uninterested in interacting, giving a good service, or at least answer. Whether you are looking for your new home in person or from abroad, you need some support, good customer service, and, at least, good manners. Maybe, Foxtons as a company don't give them commissions, hence the disengagement? Every other agency is superbusy too and yet they do a great job.
I really hope my next experience with another agent will be different, so I can update this review.

The renting process has been smooth and clear. I highly recommend Foxtons for its professionalism, responsiveness and client experience. ????????"
Indeed, the process was clear and the team was responsive. But when it came to moving out the entire communication and process became very chaotic.
The point of contact kept changing, it took them almost 1 year to send our deposit back (even though we claimed for it within the requested laps time), they didn't check on the property after the cleaner came , which cost us an extra 375£ of cleaning services. (we had to give the keys back before the cleaner arrived so we couldn't do it ourselves).
In short FOLLOW UP WITH THEM AND CHASE THEM or you will have to pay for their lack of professionalism.

STAY AWAY! They moved me and my partner into a completely mould ridden flat, with a broken door lock, and countless other issues. (we emailed them day 1 to tell them about the lock and mould etc).
After a 1 year tenancy of 0 replies from agents, after making regular complaints and requests to change our property manager, the landlady tried to charge us £1000 from our deposit for mould issues, even £350 alone for the lock which was broken when we moved in lol (since when is a victorian times lock worth £350?).
We've raised the dispute with the deposit company and are confident we'll get our deposit back, but the stress and the time consumed appealing this is nothing short of a joke, when we actually were really patient with the lack of responses, and the inventory company confirmed the professional clean we arranged was great, not a spot missed. And then they try deduct for structural issues.
Oh yeah, and when they call you asking if they can do a viewing, you don't have rights as a tenant lol, they'll tell you "im already here it will be 5 minutes" and they'll stroll in like they own the place, when my girlfriend had meetings and i had an exam to sit at home, foxton's didn't care, as long as they can get their commission from the next tenant who they will neglect again lol

Absolutely stay away from this agency, especially the Notting hill branch. Staff are negligent and incompetent, siding with immoral landlords who don't look after their property then try to sting you with a huge bill during the cost of living crisis. Hard to get hold of and dismissive I've never felt so devalued than when dealing with this agency and I've used a fair few agencies in London since moving here in 2019. Definitely sticking to Kingdom Houses from now.

Tom Wilmott- Smith guided us all the way through the sales process, which was not at all straightforward, with absolute professionalism and a sense of humour. We had been on the market for a few months with another agent without success and Tom promised results; I queried the higher fee level and got the spiel about "we are worth it" etc - and he was, both in terms of price achieved and keeping the deal alive.
I would have no hesitation in recommending Tom and Foxtons.

I had a great property search experience with Jessica Lane from the Foxtons Notting Hill team, who was my point of contact over last August. I was located in another country and doing my viewings completely online, but Jess took the time to understand my budget and requirements and patiently helped resolve all my queries. She showed us not only interiors of the properties but also the area, she knows her field well. Firstly, the letting agent we dealt with (Claudia J) managed to fit us in for a viewing with very short notice and even drove us there as well as taking us to see a second option which we hadn't seen listed online (not to mention that she dropped us off at a previously arranged viewing elsewhere after showing us the properties). The second flat she showed us turned out to be a perfect option and we made an application that same day. The whole process was very smooth! Claudia was knowledgeable and very quick to come back to us with any queries we had. Her communication was next to none and she was friendly, bubbly and a pleasure to deal with!

Karan Kumar. What a stud, I mean just read the reviews. But honestly, I relocated to London from Houston, USA and we were in contact a couple weeks beforehand. On the day I arrived, I check into my hotel and was off to meet him in Notting Hill. Over the course of two hours, we saw 6 different flats and I was sold on the last one. He was attentive to closing the let as I wanted it done ASAP. He provided good advice when negotiating with the landlord and was on my side when asking for more. The most disappointing service I have ever encountered. This company was extremely keen to take 4 month up front rent and fees. In fact they contacted me everyday on several occasions. Sadly, they failed to do the same when the rented flat they property maintain had a toilet blockage. They have left me 8 days without a working toilet, not returned any calls, sent out a Plumber who clearly did not have the skills nor the ability to even remove the toilet properly. I would not use this company and suggest others be extremely wary, especially when they boast they are responsible for the maintenance.

Taking this into account, José Bailão's amazing professionalism and knowledge of the market as well as his dedication to get to know you/ understand exactly what you are searching for and taking your interests at heart, makes him quite special, not to say almost unique in this city! He is flexible to adapt to your schedule and applies maximum effort (and an equally proportional dose of patience) to ensure that you view the right properties and get the house you want. As a result, José Bailão has my highest recommendation and I believe that anyone who works with him should consider himself/herself lucky. If in the future I need to search for a house again, I will always go back to José Bailão.

Excellent from start to finish.
My flat mate and I required a flat to rent in quite a short period of time.
Jamie Walker, our agent was by far the best estate agent I have encountered. He was friendly, punctual, extremely well organised and in constant but not excessive communication throughout the whole experience. It took him no time at all to work out the type of place we were looking for and were shown exactly the kind of flat we were looking for after the very first viewing and conducted himself in a friendly and professional manner throughout.

Contacted them two months ago looking for a flat. A guy name Tom was very nice on the phone but not once in person. He argued that I said my limit was 1,300 pcm while I said 1,200 pcm. However, he showed us 4 flats, none of them under 1,300 (the cheapest was 1,350), insisting in that "the normal thing is to spend the 80% of the salary on the rent. Well, that may be your case Tom, but I don't want to struggle every month to pay my bills. He rudly insists so much on this that he even took a calculator and started calculating how much money we would still have after paying 1400 for a 1 bedroom flat near Portobello Market (btw, I thought the limit supposed to be 1300...). He also added that we will not find a 1 bedroom flat for less than 1300, unless we go to live to heathrow. Well, guess what Tom, we find it in Hackney for 1150, and it is not the crappy flats you showed to us (one of them included the landlords -an old couple that, I guess, wasn't expecting having two girls living together- living on the second floor of the building). I am not saying this the experience you will get with Foxtons. Not at all, at the same time colleagues from Foxtons Archway, Ealing and Greenwich were being incredibly kind and professional with us. I just believe this particular "Tom" from Foxtons Notting Hill is only used to work with wealthy people that would pay whatever they asked for a old, muddy, crappy flat in Kensington. It's fine, just tell me from the begining and don't go wasting my time.

She really took time to understand my requirements and that way she was able to put forward only those apartments that would be suitable for me, which saved me a lot of time. I would highly recommend José Bailao at Foxtons Notting Hill for your letting requirements. He is very good and the best of agents I have dealt with in the years I've been in London
We've been searching since Feb and had registered with several other agents all of which pitched ideas that were not right and frustratingly a waste of time
I visited a 3bd flat with José in Notting Hill and without the usual "BS" you get, he had offered real advice on how I should position my offer. And I got a very very good deal. We also got the flat managed too given the landlord lives abroad. Once, we decided to make an offer, he drove the process smoothly to close, by chasing you and making sure your dossier is properly constructed and filed - so no worries there
In my experience Jose, I would say of all the other estate agents I've dealt with in what was my current and past searches, he didn't waste my time. He's street smart when it comes to pricing. He offered some good advice when it came to making an offer and getting the deal
I would highly recommend him in your search if you're in the area

I went to Foxtons Notting Hill to rent an apartment in which I was left to speak to Tom Hawes who was extremely helpful. I was given an appointment and was immediately shown a number of flats which left me with a variety of choices to pick from!
Tom gave great service across the entire process as well as his management who worked with speed. The incredibly nice and welcoming team began from the receptionist up till the managers.
Although I had a minor problem, Tom and the management excelled at their job to solve my issue fast and professionally. An excellent team indeed.

Very kind and polite, also he had to deal with all sort of unexpected problems which he managed in a true professional way.

A haphazard service from the start of the tenancy right through to the return of the security deposit. Foxtons NH were non-plussed by the disgraceful way the flat was found upon arrival and, toward the end of the tenancy, repeatedly turned up unannounced for viewings with potential tenants, letting themselves in whilst I was home and, on one occasion, in the shower! They simply go though the motions and would appear to have a serious lack of communication between departments and staff.
Hey, it's not like any estate agent is doing it for the love of human kind but Foxtons NH really do seem less interested in their clients than most.
