I can't recommend Siobhan and the team at KFH Sydenham enough, we had a really positive experience from start to finish. It was valued and everything arranged to get it up on the market really quickly. The photos were very professional and showed our property in its best light. They immediately had lots of viewings arranged with prospective buyers and we secured a buyer very quickly. There were numerous times throughout the sale process where Siobhan stepped in to guide us through keeping things on track. If it wasn't for Siobhan's prompting at a key point we likely would not have been able to complete on our desired date. Thanks very much to the entire team for all their hard work

James Coles has assisted us with applying for a mortage. He has been professional, polite and very easy to communicate with throughout the whole process. Whilst obtaining a mortgage has been somewhat stressful, James has guided us though every step and provided us with invaluable information at every turn.
He is also a personable individual whom we would highly recommend if you need help with a Mortgage.

We recently started renting through KFH Fulham and it’s been such a nice change from the absolutely atrocious real estates agents you get in London. The entire team from the people showing us around places, to getting the lease signed were lovely. But now we’re having a great experience with our property manager Andria. She’s helped us out so much, from getting broken things around the place from the last tenants fixed, to getting us a new washing machine as the current one was on its way out. Everything has been so fast and hassle free; all we have to do is send and email and she’s onto it. It’s been such a pleasure and my partner and I are so glad we’re here. Thank you!!

James Coles has been a fantastic advisor, helpfully answering all my questions fully and clearly, giving me all the information I needed and not making me feel in any way small or silly for asking some questions which must to him have been quite basic, but to me having those answered has given me a solid foundation for decision making going forwards. If no stars were an option, this is what I would pick, because simply put, the property management we have received has been non-existent.
Both my partner and I have sent multiple emails to various different people at this branch, 1 being a team leader, but getting a response hardly every happens. When calling, the person you ask to speak to is pretty much never available.
The whole process leading up to actually moving into the property was a pleasant experience, but since then, KFH have given an clear impression that they couldn't care less about the property they're managing nor the tenants themselves.

Extremely impressed with James Coles. Mortgage application sent through mid week, approved by end of week with Valuation in for the Tuesday next week and a mortgage offer issued the very next morning. Could not of asked for a better/faster/more reliable service than that of what James Coles provided. Also there to answer questions any time of the day and promptly and worked hard to get the best possible mortgage for myself. I could not recommend enough, amazing James!

We were lucky enough to find Christopher Hulme for our rental property search. Chris was completely responsive and never missed an appointment. He handled the transactions with professionalism and good humour. His advice was spot on and his assistance enabled us to secure the rental flat we wanted. He even went above and beyond the call when he kindly rescued us when we managed to lock ourselves out of the building the day after we moved in! So far, it has been a terrible experience.
I have been waiting several weeks now for them to allow me to find a replacement for one person that is no longer in the flat. They keep stalling and trying to come with odd proposals that not only worsens and stalls the situation further, but also implies additional (unnecessary) costs for the Landlord. I feel totally abused, yet they keep charging for the whole flat.
Due to my personal experience, I would advise against this agency. I can only imagine that the good reviews came from people who didn't have to deal with problems.
PS: Additionally, the flat was given extremely dirty, with mould everywhere, dust, and what seemed to be urine-stained curtains. For the record, I took it upon myself to clean and fix everything.

Fantastic service that is prompt, professional and friendly! The team at KFH has been managing the property I rent on behalf of my landlord for the last two years and it has been a fantastic experience!
In particular, the work of Fred Wykes and Andria Solomon have been excellent and I cannot say enough good things about the two of them. If there is anything wrong with property, Andria swoops into the rescue and has everything fixed within a few days. Fred did a fantastic job in restructuring my lease for another term and was the perfect facilitator in the discussions. If you get assigned the two of them to manage your property, you are in safe hands!

Called them up to say I was interested in a property. Was told I was calling during a meeting so is there any assistance I need right now. I said I wanted to book a viewing. They asked if I could view asap this morning and I said I couldn't view right now but could tomorrow after work and was told bluntly "well the property will be gone by then... You won't find a flat for that price again..."
Classic rude pushy estate agency giving the industry it's stereotypical reputation... They'll probably be calling me 20 times over the next week trying to flog me a property I don't want but I call them about something and get talked down to.

Absolutely dreadful service. I was in the process of purchasing a property advertised via their Bromley office and the estate agent (who I will refrain from naming here) specifically told me that the seller could stay with her family so the sale could proceed quickly. This fact then changed - after I questioned the estate agent on this point, they denied ever having saying it. Even when I found an email from them stating this in writing, the estate agent never acknowledged it. Avoid at all costs if transparency and honesty is important to you when purchasing a property.

Having lived and rented in London for 15 I ca genuinely say I have never had a worse experience than with KFH. They use cheap cowboys to do any work that is required on the property, miss appointments and turn up unannounced, and that's just off the top of my head.
Their actions with us have tipped over into the downright illegal on two occasions.
Avoid like your sanity depends on it, because it does.

We have been renting for over 6 months in an expensive central london apartment.
Since October we have had no hot water and no central heating for the majority of the time. It is now January.
* no hot water for at least 2 months including 1 month in a row
* no heating in the main living areas for the whole time
The company has been initially slow to first respond. Afterwards they sent a number of contractors and since then failed to address the underlying issue (which has been known for some time). Instead they keep sending contractors to get the boiler going and let it break after 24 hours. A constant waste of hope and time.
I am yet to see proof of effort by the agent in requesting a substantial refund after the landlord has denied it the first time around.

It's comforting in a way to read that we are not alone in our experience. I would not recommend KFH as a property management company. They are negligent and unresponsive. It has taken us 5 months of constant chasing property managers, and launching an official complaint with the company a couple days ago before we finally have a contractor date agreed to come fix our property.
We moved into our rented property on 17 July 2020 and immediately faced so many issues with the property, the house was cleaned to a very poor standard, door handles were falling off and would not close properly, there were exposed wires dangling from lights on the ceiling, multiple blinds missing and black mould on our windows. We raised these issues immediately with the agency and were told they will be sorted soon.
It has now been 5 months since we've moved into the property. We have had to chase them every two weeks or so to ask for progress, only to be ignored by them or told they are discussing with the landlord. It is extremely frustrating and annoying to have to keep chasing for minor issues that can be fixed by a contractor easily within a day. We are very disappointed in the level of customer service we have received as tenants.

Awful service. Delinquent lazy joking staff who obviously don't care about anything but money and their commission. Absolutely avoid in every case.
Not only are they impossible to reach and actively discourage contact, but they also aren't helpful when you do manage to talk to them. The staff seem to know nothing and really do not care about their customers.
While setting up your contract and doing the initial paperwork they will act in an extremely unprofessional manner and will forget/lose important documents. In our experience this led to calls from them days before our move in date (and following all clears from themselves and the landlords) saying that they had forgotten important parts of the process and that the deal would fall through unless we could provide them with bank details (that had already been provided).
At the end of the tenancy they removed money from our deposit without a logical explanation and it took months of emailing to get a reply from them,, and they also would not agree to meet in person or talk things out over the phone.
They'll happily take your money in any way they can. Genuinely one of the worst experiences I've had with any company ever. DO NOT USE THIS COMPANY.

Worse worse ever experience!!!!!!! Acton Town hight street. Still 3 months later they abusing people the same cuz same studio is every week to rent om the Rightmove website and KFH website!!!!!nobody even didnt move threre since i tried to rent the place. Theyvreate fake Unbelievable roles to you just do not pass your signed agreement. I earn 26000 a year. Wanted to get small studio 950 a month . They said i am to poor , lets wait 1week to check me out????
Socked my 300£ making me wait saying i dont earn enaught .. but i already felled up the form with my income!!! Made me find guarantor . .i found.. and than they said i passed credid check but guarantor not????????they were liying , never getting back.. 7 days passedi gave up and got another beutiful place to live near by( they took my1week deposite) they do it purpasly. They delaying. Giving yu hard time. Once 7 days passed your drpo stays with them. You stay with 1000000 promises and homless????????????????

The worst service I’ve ever got in the UK. I'm really frustrated with the poor quality of the service offered by KFH. I moved on August 29, since then I have been paid for a flat with garage and I'm still without access to my garage because the estate agent haven't give me the control of it yet. Also, I'm still wait for the fobs and for the key of my letterbox. After more than 11 days paying for the flat I'm still waiting for the fobs, the control of my garage, and the key of my letter box! They told me that the previous tenant lost the fobs, but the landlord sent me a letter to tell me that the KFH lost the keys. Whatever, I know the flat had been empty for more than three weeks. They had had enough time to arrange all these things before my move date. Why didn’t they arrange it before?
Sadly, this is not the only problem that I'm facing with this company.
When I got inside the flat, on August 29, it was very dirty. I know that all the estate agencies should have the flats properly cleaned before new tenants moved in however the carpets were disgusting, on the edge the colour was darker because of the accumulated dust. There were cobwebs on the ceiling as well. I had to spend more than one day brushing the carpets and cleaning all the flat. I took pictures and sent to them, but even witg theses pictures they'd rather keep to lying that the flat was cleaned to a professional standard.
I’m very upset and frustrated because this kind of service is unacceptable. To charge all the fees they called me many times, but now that I’ve already paid all the fees and also six months of renting in advance they they take too long to answer emails.
It's very sad. They are not fair. I don't recomend them to anyone.
I'm just waiting for their final position to move on to discuss the issues with The Property Ombudsman.
I never thought that renting an apartment through KFH would cause me so much wear and tear. I really don't recommend them.

If you are a landlord looking to use KFH to rent your property, be very careful with regard to KFH charges. They are very expensive and with a lot of additional charges which all add up and before you know it, renting the property is not worth it. My advice shop around and be forensic with all the fees in the contract and compare with others before committing and signing up. If you do go with KFH, double check all quotes for doing repairs // updates to the property... I found the price for these to be very inflated.

Enquired on a flat, guy called Stephen pressured me into making a holding deposit, without seeing property. I refused, and he relented and met me for a viewing.
I went to view the flat and then Stephen "forgot the keys" so I couldn't see it and secure it. He blamed me for not being willing to secure the property sight unseen as others apparently had. He said there was lots of interest so I foolishly believed they had ethics and put down a deposit.
I gave my move out notice. Then I got a call that this flat was actually £500/month more than my offer was accepted for and I had made an offer on some nonexistent flat that "had no photos, yet". So I had in fact been conned.
They mess with peoples lives and really don't give a damn. I hope nobody has to go through this type of con artistry.

I have been using KFH, Raynes Park /Wimbledon branch for last 5 years to rent few of our properties. I am very happy with level of attention and service I received from them. Always attentive and very proactive in resolving issues. I appreciate their services a lot. Everyone in Raynes Park/Wimbledon office has been wonderful but special mention goes to Debbie Salmon/Charlotte Connell. Debbie has been working meticulously and promptly to resolve all maintenance issue and I cant thank her enough. I highly recommend them as lettings agency.

Awful, exploitative and will say anything to make a sale. Was promised the day before moving into a rental property that the property had been cleaned and bad repairs to the walls made by previous tenants had been fixed. We arrived to a filthy house - crumbs on the floor and in the cupboards, cobwebs and spiders in the corners of the walls, dust on everything and stained carpets. There were still holes in the walls. On phoning to ask about the condition of the flat was told that they didn't manage the property and I would have to take it up with the landlord, despite their promises that they had inspected the flat before we moved in. Disgraceful and not only would I never recommend, I would actively caution against using them.

Quiet a Shocking experience with KFH! They are supposed to be a large professional block management company yet they can not answer simple emails!! After months and still chasing them regarding service charges that have already been paid, they cannot locate payments!! Yet they want to charge you late payment fees for there own admin errors. Also repeatedly been sent an incorrect invoice with inaccurate charges. A Brand New development and they cannot fix mistakes they have made. They have very useless staff, poor communication and very frustrated landlords. Just Disgraceful!

Unfortunately our experience with KFH has been very poor.
They operate as Block Manager for a new development we have bought almost a year ago now.
They have already taken the service fee from us (we are 105 in total) but up to now the all block is in a critical state:
- poor cleaning (pigeon excrement all over the inside parking block, posing a threat to health of residents, lifts not working and taking unreasonably long time to be fixed, posing a serious risk especially to the pregnant woman and new mums here in the building) - parking spaces not enforced (causing tension between residents and also causing people from outside the block leaving their cars here).
Really disappointed and worried about the state of our new development in Cricklewood.
As residents we are really worried about the management of our flats and have growing concerns about the seriousness and professionalism of KFH.

We used the Raynes Park branch to sell our property and based on our experience we can see why options such as Purple Bricks are doing so well. I would have expected the cost difference of using a KFH to be reflected in the service but it really did not.
We asked that we were consulted on bookings in advance of them being made, usually we were not and we often had to chase. When we had an offer on the property, communications were not managed well with our buyers which created friction and ultimately led to them pulling out at the last minute costing us a lot of money in lost legal and surveyor fees.
A suggested revised accelerated marketing campaign was an unfortunate waste of time and seemed only to encourage offers well below what we could accept despite us being very clear on our expectations.
This all led to us reluctantly taking our property off the market and losing our onward purchase. Should we choose to go back on again, we see no reason why we would use KFH again.

They are very kind or quick to tenants when they are going to rent. But after you move in, everything is slow or you won't be able to solve the problem. Especially when you leave the house, you need to make sure all the documents and evidence. If you are forced to use this property, be sure to get a signature when you check out.

Super service for Amanda Plummer at KFH. My family were looking for a house in SW18. She listened very carefully to our needs and came up with a list of properties that as close as possible met all of our expectations. She was incredibly helpful during the viewings and had extensive knowledge of the locality, schools, etc. and could give good advice. I had spent some time - before deciding to sell with KFH - trying to sell my property with another estate agent in Wimbledon. They were much cheaper but - in the end - full of hot air and completely useless. By complete contrast; Lucy and Linda, from the get go, were excellent. I gave them the property, there were viewings immediately and an offer within a week. The process, as ever, wasn't completely straight forward but they were always available to talk on the phone, very receptive on email and completely on top of things at all times. When we come back to the area we'll be straight back to KFH. Highly recommend

I generally don't rely on state agents because I find them rude and entitled but Marta was incredibly dedicated and responsive. I was aware that we were demanding clients with a clear set of requirements and a strict budget.Adrian was reliable, courteous and good humoured. Crucially her took the time to understand what we wanted and didn't waste our time with unsuitable properties- which many agents do! The search was stressful but Adrianmade it as pleasant as it could have been and he was extremely knowledgeable about the local market. The whole process was efficient, thorough and professional.
Adrian was friendly, helpful and responsive. When entering the house, we found that it was not so cleaned as we expected, but Adrian and the rest of the team managed to have it cleaned. Satisfied and highly recommended. As an area of improvement, Adrian would need to work on issue management, putting himself in customer´s shoes and work from customer´s side rather than denying the issue.

To be honest I'm puzzled with the previous reviews. My experience of this agency - Wimbledon - is beyond my expectations and they were quite high.
From day one my wife and I have been treated with respect and honesty.
We saw a house, loved it and made an offer.
Since then, Charlotte Duggin has been highly professional, yet affable in dealing with all necessary paperwork and last minute checks before our move.
Another plus we've found is that the agency use an independent company to hold deposit and also to perform credit checks.
My wife and I spent some time dealing with other agencies, most of them were absolutely rubbish when compared to the level of efficiency and communications from KFH Wimbledon.
