Avoid this agency at all costs.
We viewed a property in Sutton and submitted an offer at the full asking price, only to discover the usual trick. The property is advertised on Zoopla as a £500,000 guide price, which clearly seems designed just to attract interest. In reality, any offer at £500,000 is simply ignored or rejected unless you offer more. If the seller expects more, then be honest and list it higher — but of course that would be less attractive to buyers.
It’s misleading and a complete waste of everyone’s time. Property prices are typically negotiated down, not artificially pushed up after attracting buyers with a lower “guide price”.
It gets worse. The property was advertised as 107 sqm, but in reality it is closer to 80 sqm. Even a 2019 floor plan shows around 90 sqm, which already contradicts the listing. This is not a minor error — it’s a huge discrepancy and completely unacceptable. It feels like the agency is deliberately inflating the size to make the property look more appealing.
Since submitting our offer, we have received absolutely no response. We also contacted the agent (Georgia) regarding this major discrepancy in size, and were completely ignored.
