6th Jun 2026 (22 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic.
The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me.
In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees.
Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

22nd Oct 2026 (15 days ago)My initial experience with WHB was not great. My name was used incorrectly on an email and document. I also had a viewing, but no one turned up. I contacted WHB and was told that they did know that the viewing was cancelled, but forget to communicate this to me. My overall experience was ok.

26th Oct 2026 (11 days ago)I sold a rental property with Gemma Bellamy's team in Jul 25, with Reeds selected after meeting Victoria, who was pretty much the only useful person I dealt with, but sparingly available.
Key issues:
- Negotiation was shockingly bad. Their approach was the standard "open house - here's your best offer" after 1 day of viewings. Little interest in negotiation/doing further viewings after. A somewhat satisfactory offer was only obtained further down the line when they were pushed into a corner to do this or lose the business.
- Poor progression skills. Maisie: amazingly bad at just about anything she touched. Cheryl: excellent at appeasing and then doing nothing of consequence after.
- Work is outsourced; this is used as an explanation as to why branch staff are clueless about your case
- Expensive for the quality of service. Another rental completed in half the time and at a competitive price by Hunters
- There was an entire day when no one was around to pick up the phone due to staff shortages
- The ability to successfully navigate curveballs associated with buyers in the area was a key concern discussed pre-selection and confirmed as a skillset. There was no apparent interest in tackling these when they arose.
In summary, a very substandard team overseen by a very substandard branch manager. I believe any other Hillsborough estate agent would do a better job of selling a house and at a lower cost.
EDIT: These concerns were raised repeatedly over the phone and e-mail. The fact that Josh is a lettings employee commenting on the performance of a sales team he doesn't belong to is an excellent example of how poor the sales team is at their job. I've attached some screenshots from just the tail end of a 5 month dragged out process seeing as "you have no record of these concerns". Loads more where that came from.
In further updates this morning, Josh claims that the team is human and has to start somewhere and that they've all magically improved to market leading standard over the last year. So if you'd like to wager the proceeds of your house sale on Josh's charity cases, look no further than Reeds Rains Hillsborough.

Within a week of having the property on the market, I found a tenant.
The process was smooth and I was kept well informed all through. The service was A-star, and I am beyond pleased with the outcome.

Emily was fantastic at the beginning of the process, getting everything set up, taking the photos and getting the property listed. She made the whole process of getting started really straightforward.
Karen was equally brilliant throughout the sale, keeping me updated, answering any questions and helping keep things moving along.
There were a few challenges along the way, but the team were always friendly, professional and helpful.

I made an online enquiry on Monday, received a call back on Tuesday, arranged a viewing for Thursday, and by Friday we had paid the holding deposit. The whole process was smooth, efficient, and well organised.
We loved the property and were very impressed with how the viewing was conducted. Daniel, who assisted us throughout, did an excellent job. He was professional, friendly, and knowledgeable, providing all the information we needed about the property and clearly explaining the next steps. His communication was prompt and reassuring throughout the process.

Nicola was very helpful from the start with the initial viewing and then again at the second viewing, The whole application was straight forward and we were updated throughout. Even on move in day Nicola went out of her way to accommodate as well as bringing us flowers and chocolate's to enjoy in our new home.

Where do we even begin!
My partner and I recently sold our property through Hughes, and what a rollercoaster of a journey it's been! Through absolutely no fault of Hughes, our experience of buying and selling has certainly had its fair share of ups and downs.
It all started when we found our first potential home, only to have our offer rejected. The same thing happened with the second property, but thankfully, it was third time lucky!
Throughout this process, Lewis was incredibly patient, supportive and reassuring, always reminding us that the right property would come along for us and our family. And he was right!
Fast forward to the day before completion, and what should have been an exciting time turned into our worst nightmare when our buyers pulled out. Rachel worked tirelessly to get everything back on track, going above and beyond to help save our move. I genuinely cannot thank her enough for her determination, hard work and support during what was an incredibly stressful time.
Even on completion day, the challenges weren't quite over! The property we were purchasing hadn't been fully cleared, with numerous belongings still left behind. Danielle stepped in and communicated with our buyers, explaining the situation and why we hadn't been able to completely empty our own property.
What really stood out to us was that, whenever another problem arose, there was always someone at Hughes willing to help, reassure us and find a solution.
I'd like to say a massive personal thank you to Lewis, Rachel, Danielle and the entire Hughes team. You've all played a part in helping our family move into what we hope will be our dream home.
Buying and selling a house can be stressful at the best of times, but having the right people in your corner makes all the difference.
We genuinely couldn't have done it without you, and we'll always be grateful.

He gave sound, candid advice which my husband and I are extremely appreciative of.
Although we are not in the position to list our house right now (no fault of Tom's), we'll certainly be back within 12 months.
