The whole process went very smoothly and I would strongly recommend them!<br><br>**Update after 5 years:** I’ve now been using Oadby Estates for around five years across several properties and continue to be extremely happy with their service.<br><br>They have consistently found me high-quality, reliable tenants who look after the properties and pay their rent on time. Most recently, Ranjit was extremely diligent throughout the letting process and found excellent tenants for my property.<br><br>Ravi and Anup have always looked after me very well, and Anita was also fantastic recently in helping to resolve some maintenance issues.<br><br>Over the years, I’ve found the whole team to be professional, responsive and reliable. I wouldn’t hesitate to recommend Oadby Estates to other landlords.

4th Aug 2026 (7 weeks ago)Extremely disappointed with the service from this estate agency. From the start, it was clear they only care about pushing through a quick sale rather than actually understanding what I need. They pressured me to fit their timescale with zero consideration for my personal circumstances or capacity to move at that pace.<br><br>There was also no attempt to understand what I’m looking for in my next property. I specifically need a 3-4 bed detached house, and despite telling the agent this, I kept receiving listings for 2 bed semis instead from the ‘agent’ Mandip Nagra. It felt like nobody was actually listening to my requirements.<br><br>On top of that, when I asked to rearrange a photography session for my house, Mandip was genuinely rude to me about it, saying that I was making the estate agent lose money. He spoke to me in a condescending tone stating ‘you do know that this isn’t the first time you’ve tried to rearrange the photography session, right?’ That interaction was the final straw of why I decided to pull out of the sale entirely. If a basic conversation about rearranging a booking turns into rudeness, it doesn’t inspire any confidence in how the rest of the process would be handled.<br><br>Overall, this experience has left me feeling like a number rather than a client. I’d expect basic listening skills and courtesy as standard, and this agency failed on both counts. I wouldn’t recommend them if you want an agent who actually takes your needs into account. I really hope the manager, Steve, will speak to Mandip regarding my complaint about his attitude as this will continue to push customers away if it is not corrected.

Their specialist knowledge, high quality marketing materials and personalised service really sets them apart. They worked with me to move swiftly when I unexpectedly wanted to put my property on the market earlier than we had originally planned, got serious buyers through the door within days and secured two offers in less than 2 weeks and a sale thereafter. The sales process went on to become more complex and King West - and Jessica Deacon in particular - went above and beyond to keep it on track even in the hairiest of moments. I could not be more grateful or impressed by the level of effort Jess, Stephen and the team put into my house sale. 5 stars!

Jess could not have been more helpful in helping is secure our forward purchase. A massive thankyou to Moores . 17th Jun 2026 (13 weeks ago)The customer service from this letting agency is appalling. I had a viewing booked. My 2 years old son suddenly fell ill and was rushed to hospital. I was in the hospital with no service attempted to call to cancel my viewing no answer. 45 mins before my appointment I also emailed to confirm cancellation as online it advised the place was not available until August. 1. Misleading information over the phone and online about a property. 2. Shocking behaviour from the agent who was raising his voice at me and telling me I’m black listed. Will be posting my reviews all over social media and making sure no one uses this company. They do not even know how to speak with customers. So rude and disrespectful. I will gladly be black listed from this agency. Thank god! Do not use them at all. Never ever would I recommend this company lack of empathy for my situation. Give false information and then have the cheek to be rude. Disgusting behaviour !

As soon as we sold our property, he was completely on top of everything—constantly chasing updates, pushing things forward, and making sure the process never stalled.<br>What really stood out was his communication. Terral kept us fully up to date at every single stage, so we were never left guessing. From the initial contact we found GianFranco to be efficient, professional, proactive and thoroughly pleasant. He sold our property on the day of the first set of viewings and kept us informed all the way up to completion. I could not have scripted a more stress free experience myself. There should be a five star plus rating to do justice to excellence like GianFanco’s. Thank you on behalf of our family.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

18th Aug 2026 (5 weeks ago)Had a bad experience with this esate agents. They send us marketing posts saying they have sold this house etc in our area so this made us think we should consider them. Thank God we did not consider them as when we try to reach out regarding their marketing posts asking if they are true on their words, will they sell our property like other properties they dont give us a response back. Then why bother sending us any marketing posts if you dont want to respond back. I understand that esate agents prefer to call to discuss However, not everyone can call so they may drop a message through an enquiry form as it best fits their schedule. This is a form of communication so they could've atleast responded back to the enquiry.
