28th Nov 2025 (18 weeks ago)This property agency is the worst one I have ever seen. They stole our £1300 deposit for showing some fake excuses. Not only that, they forced us to pay for that month’s rent also when we left whereas we stayed that property for only 10days of the whole month. They are thieves and utterly fraud special. When I called them for my deposit money they told me a big lie which was unbelievable and unacceptable. All the staffs are in the same family and that’s why they can scam people very easily. I heard lot of bad things about them but didn’t pay attention. Because I had been living there almost 15years with my husband and 4 children but never put them in trouble. We could have gone for complain about the broken house what we found at the beginning. But we accepted every single odds of their poor service. But at the end they showed their dirty faces to us. They are just thieves in one word. So don’t go to them otherwise you’ll also cry for your loss like me .???????????????????????????? Tanzira.
21st May 2021 (4 years ago)I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter. Our experience of this company and lack of customer service here is shocking, in this case, they certainly have not operated in the best interest and on behalf of the client.
21st Feb 2026 (6 weeks ago)I strongly advise landlords to be extremely cautious when dealing with Fair Links Estate Agents. My experience has been deeply disappointing and has resulted in significant financial loss. The company Directors, Ali Muhammad and Arif Muhammad, were friends with the tenant and looked at his interest rather than the Landlords. Throughout the tenancy, my concerns and formal complaints were repeatedly ignored. Communication was poor, emails and letters went unanswered, and I felt that issues were consistently avoided rather than resolved. The tenant Mir Ikhlaq was placed in my property, which fell into substantial arrears—over £30,000—yet despite the agent being fully aware of the outstanding amount, the deposit was released without my consent. This goes against the expectations of transparency and proper procedure under the government?approved deposit protection schemes. When the tenants were finally evicted, the property was left in an unacceptable condition, including hygiene issues and evidence of pests. Based on my experience, I cannot recommend Fair Links Estate Agents to any landlord. I would urge others to proceed with caution and ensure they have robust safeguards in place before entrusting their property to this agency.

12th Mar 2024 (2 years ago)I would really recommend you avoid this place for your own peace of mind. I was initially allured by the very low commission rate. It all started off ok, but by the end Shaz was ignoring my emails and calls for weeks on end. Provided me with a tenant who trashed my apartment and left it in a state. I really reccomend more expensive high street estate agents as in the long run this will save your money. He still hasn't even responded to my text because he failed to arrange council tax payment for the last year.- 2nd Dec 2023 (2 years ago)I dont recommend this agency, unprofessional they give us an appointement with the wrong adress and left us waiting in the cold they didnt even answer the phone or responce to our messages

7th Mar 2025 (1 year ago)Took us approximately 7 months to complete but that was due to unforeseen circumstances in onward purchase. The staffs at Balgores were excellent and provided excellent service from initial consultation to completion. Highly recommended!
1st Dec 2025 (18 weeks ago)I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.
