   I had a very bad experience with this agency. I left a £300 holding deposit, but they refused to offer the 3-month tenancy I clearly asked for from the beginning. Instead, they tried to force a 12-month contract, which I never agreed to. When the tenancy could not proceed because they refused my request, they also refused to refund my holding deposit. This is not professional and goes against the Tenant Fees Act 2019. Communication was poor, and they did not provide clear information from the start. I do not recommend this agency.... Read more

   At the end of the day, most letting agencies operate in much the same way. I don’t particularly believe in this simplistic division between supposedly “good” and “bad” agencies. Reality is considerably more complex than that.<br><br>What people often overlook is the human factor. Different personalities, different expectations, different levels of understanding and, above all, entirely different ways of communicating. The very same situation can be interpreted in completely opposite ways depending on the individuals involved.<br><br>And this is precisely why I question whether the number of negative reviews here, or the overall rating itself, genuinely reflects the collective reality of dealing with this agency.<br><br>A collection of individual experiences, however strongly expressed, does not automatically constitute an objective representation of the whole. A numerical rating is ultimately an accumulation of subjective impressions, not some universal measurement of reality.<br><br>I’m not suggesting that anyone’s negative experience is imaginary or unjustified. I’m simply questioning the assumption that the loudest or most visible opinions necessarily represent the experiences of everyone else.<br><br>As for the agency itself, I find their selection of properties genuinely interesting, particularly the locations, which I consider one of their strongest advantages.<br><br>From my personal experience, I have absolutely nothing significant to criticise. I don’t feel the need to manufacture complaints simply because the prevailing opinion happens to be negative.<br><br>I form my own conclusions from what I actually experience, rather than adopting someone else’s perception as my own.<br><br>And on that basis, I have no hesitation in recommending this agency.<br><br>Not because I consider them perfect, but because I see no reason to pretend my experience has been anything other than positive....     The manager Gavie carried out a valuation at my mother’s property and unfortunately the experience was far from professional. Myself and my mother found his manner rude and dismissive, which was particularly disappointing given that this was an important and stressful decision for my mother.<br><br>I also didn’t feel that he demonstrated the level of knowledge you would expect from someone in his position. We were left with very little confidence in the advice being given, he significantly under valued the property.<br><br>It is important to note we had the property valued by another local agent a couple of days later (which took my mother a lot of convincing after this experience) who valued the property at a price we believed fit the property and they brought us multiple offers within the first month and we completed yesterday!<br><br>If you do chose to get a valuation from this agent, I would STRONGLY advise to get a second opinion....
