23rd Jan 2024 (2 years ago)Jacob has been the most helpful and patient estate agent we've had the pleasure of dealing with, and believe me, there's been quite a few! Jacob understood exactly the type of property we were looking for from our the first meeting. He suggested multiple properties that matched our criteria and were available for viewings, making our experience so much easier because we didn't have to spend hours trawling through properties sites anymore. He was able to book the viewings at times that suited our needs and accomidated our every request. If you're looking for an estate agent that will make your property search easy and stress free, look no further.

From the very start, they were fantastic communicators, professional, proactive, and clearly knew their craft. Within just three months, my property was sold. I honestly couldn’t believe the speed or the expertise of the team, but most importantly, they delivered exactly what they promised. 9th Jul 2026 (2 days ago)I can’t recommend Woodcock Holmes enough. Right from the first enquiry they responded quickly and came to view my property within a couple of days. Rob (Manager) talked me through his recommended asking price and the reasons for it, showed his local knowledge and wasn’t the least bit pushy. Adrian (Manager) has been great too with polite, non pushy calls and email communication. They found me a buyer within two weeks of listing with them.

6th Feb 2025 (1 year ago)A few times they didn’t get back to me after a viewing which was annoying. They wanted me to drop the price as the market had gone quiet (Christmas time). I declined and when market picked up I sold my house just under asking price.
2nd Jul 2026 (9 days ago)Avoid at all costs — Complete Trap!<br>Don't trust them and don't get trapped. They are incredibly nice and welcoming right up until you make your deposit and move in. However, the moment you inform them that you are moving out, they show their real face. Total scammers! Save your money and your sanity—look elsewhere.

24th Jun 2025 (1 year ago)I would like to write about my personal experience with Firmin and Co specific for excellent agent Sobia Hussain about her support and co-operation to get very quickly a great Apartment suitable for standard family. I highly appreciate her efforts to search home for me considering my daughter is about a year old without much struggling. Excellent cooperation all the time I have had an issue related to property. Thanks a lot for your kind support so far.
8th May 2026 (9 weeks ago)Worse experience with them, was looking to rent a house through them.. they wanted a holding deposit to check my credit scores, if I fail the credit score then I don’t get my money back.. surely that’s not right? Anyway, spoke to their manager and she agreed on doing the credit check without a holding deposit of £250, baring in kind that’s a lot of money, I’m glad my credit check failed otherwise I wouldn’t of got that money back. Ever, please be aware of this scam, they just want £250 and will deliberately fail a credit check or say you can’t afford the rent so they keep the money for themselves. my conversation with Ellie from Belvoir Bourges Boulevard I have checked the law too.. it’s against the law to take a non refundable deposit to do a credit check.

She was always on hand to answer any of our questions and always kept us updated and explained everything to us. Very professional, amazing at what she’s does, you can truly see how much she cares about her clients and honestly the kindest sole, she literally felt like part of our family.<br>Thank you for everything you did for us, we really appreciate you<br><br>We would 100% recommend Frank Modern and would definitely use them again. ??

Every time we hit a roadblock (which were many from my solicitors side) katie did all she could chasing up and keeping me informed. She went over and beyond to help in her caring manner. After a very stressful few months we completed yesterday. I would recommend connells in Peterborough and if you have the pleasure working along Katie she will honestly do more than her given job requires. Thank you Katie. We finally got there.
26th Jun 2026 (15 days ago)We had a very disappointing experience renting through this agency.<br><br>Before moving in, we were told that the apartment was ready for occupation and that many other residents had already moved into the building. However, after moving in, it became clear that we were actually one of the first residents, and many essential facilities were simply not ready.<br><br>Some of the issues we encountered included:<br><br>* No key fob was provided for building access or the car park.<br>* We were promised six months of free parking, yet the parking facilities were inaccessible.<br>* The apartment had not been professionally cleaned before we moved in. There was heavy dust throughout the property, including inside cupboards and on top of cabinets, and there were unfinished areas such as gaps in the kitchen skirting boards.<br>* There were no waste bins available we don’t know where rubbish should be disposed of.<br>* The mailboxes had not been labeled<br>* Delivery companies such as Amazon and DPD could not find the building because there was no visible building signage or clear address identification.<br>* We were unable to arrange broadband despite being told Openreach infrastructure had been installed. Every provider we contacted advised that broadband services were unavailable at this address, making it extremely difficult for those working from home.<br><br>What disappointed us the most was the lack of transparency throughout the process. Based on what we were told before signing the tenancy, we reasonably expected to move into a fully operational building. Instead, we found ourselves living on what felt like an unfinished development with many basic facilities unavailable.<br><br>To make matters worse, it has now been over ten days since we first reported these issues, and neither the letting agent nor LSH have provided any meaningful response or update.<br><br>Today, I called LSH for an update and was told that they have other matters to prioritise, and that our issues would be dealt with “in the future.” This is simply not an acceptable response when tenants are unable to access basic facilities that were promised before moving in.<br><br>We felt misled throughout the letting process. Naomi assured us that the building was ready and already occupied by many residents. Our experience after moving in was completely different. We believe prospective tenants deserve honest and accurate information before making such an important commitment.

I have not enough words to thank him for the personalised approach and sense of urgency he worked with whilst we navigated a huge change. The day the property was put on the market, a tenant was confirmed on the very same day. Could completely switch off from the letting side of things and get on with other pressing matters. Best people and therefore just the best agency ever! ?? Thank you so much Shane ????????????
