7th Dec 2025 (19 weeks ago)Despite any other comments, I had an amazing experience with MSL, I guess it depends on which house or property you’re going for. I stayed at Coulston Road, and it was amazing, I stayed there during my 2nd year and it remained as the best house I ever stayed at during uni. The MSL team was responsive, the property was in perfect condition, no mould, no damp, and if any issues arose they would be there within a couple of days to fix it. I imagine that this is not the case with every property, if you’re going for a very cheap alternative I imagine there will be a few more issues, but if you’re staying or planning on staying at 46 Coulston Road, or any properties in that price range, rest assured, they’re top quality properties. *EDIT* I forgot to mention, I kept my room in perfect condition, no damage, no mess, everything nice and neat and tidy. There was however some normal wear and tear in the room as can be expected through occupying a space for a year, for instance the paint in the shower started chipping away and a couple of other things. However, even with the wear and tear, I received my full deposit back. Not a single penny was taken away from my deposit. Those comments saying they took away their deposits for no reason, I would beg to differ, I image their threshold for “no reason” is very low, since I had no issues whatsoever with the deposits. Just keep your room in good condition and you won’t have any issues.

17th Apr 2026 (4 days ago)Upon struggling to find a serious buyer with my property with a 'reputable' chain in the Fulwood area and also being unhappy about speaking to a different person every time I called I reached out to Kingswood and dealt with Phil initially he valued my property assured me they would sell it and I was then introduced to Anthony who managed all of my viewings and contact with potential buyers. Anthony was determined to help me out knowing I was looking for a serious buyer who also met the criteria for a Preston Affordable home scheme. The scheme criteria while over complicated is difficult in itself to find a buyer but Anthony assured me that he would sell my house and get me on my way. Anthony kept up arranging weekly viewings often multiple per week and turned up to every single viewing even though I was also present for them. Anthony and Kingswood were interested in my requirements as a seller and they were determined to help me get on my way. Kingswood found me a serious buyer and my sale has now completed. They kept me updated throughout and managed my frustrations effectively and with patience and Anthony was a star at assuring me and understanding these setbacks and frustrations. I can not reccomend Anthony, Phil and the team at Kingswood enough for selling your property.

They really helped us through an agonisingly slow conveyance process, helping to chivvy along complacent solicitors and provide us with regular updates on progress. In particular, we would like to thank Jemma for her help and assistance. She was extremely professional and proactive in helping us get the conveyance over the line to completion and our move to our new apartment in Birkdale. We would highly recommend Karen Potter.

I never knew finding a new home could be so stress free, we are a young family who was nervous applying for places and Erin has done nothing but be reassuring and helpful and has been keen to answer any questions we’ve had. She has been lovely to speak with and her communication is amazing, I would definitely recommend this estate agents to everyone and I would like to thank Erin again for everything, you are amazing at what you do and I couldn’t recommend you enough.

They managed my rental property with absolute professionalism for 20 years, and they were the natural choice when it came time to sell. The transition from the rental side to the sales team was seamless, and they handled the recent sale with the same care and expertise I’ve come to expect. 27th Sep 2025 (6 mo. ago)There were several issues. Initially we decided to have accompanied viewing. Our first 2 viewings were only 15 minutes apart which resulted in both sets of viewers here together! We cancelled accompanied viewings but on 2 further occasions viewers told us that their viewings had been put forward at least a week due to "shortage of staff". On the last viewing- just before our contract finished- we had a call from FH asking if we still required accompanied viewing-a matter we had cancelled 5 months before! When the viewers arrived they told us they had tried to view about 3 weeks earlier but were told no-one was available!
10th Apr 2026 (11 days ago)Do not use these estate agents. They are unprofessional and incompetent. We tried listing with them. They promised us a premium listing on rightmove, professional photography and a video. They took photos but I would hardly describe them as professional. There were multiple photos where he'd left his equipment lying on the floor and got them in shot! We'd spent days cleaning and preparing only for the 'professional' photographer to make our house look messy by taking photos of his equipment dumped on the floor! Considering I was moving a hoover and toy box from room to room and instructed the photographer to not get them in shot. He got them in shot multiple times in the 3D tour. So he wasn’t even looking at what he was taking photos of! And no video was provided as promised! They listed on rightmove with no floorplan, then they uploaded an incorrect floorplan showing our 3 bed as a 2 bed and missing a toilet! It wasn’t a premium listing as promised. Over 1 week later no for sale sign on a busy road. They also used AI for the property description and got information in that wrong! We then tried to cancel within the 14 day cooling off period and they want to charge us £250+VAT for “services provided!” Do not list with these estate agents under any circumstances.- 28th Mar 2026 (24 days ago)They were excellent . Kept me informed and knew there job well. Only had the property on for 6 months and going through a sale which is great. Will recommend them definitely to Family and friends. Well done to them all in the office on Highfield Rd Blackpool. Especially Shannon and Hayley !
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Even though I did not meet the team at Susan Eve in person, or even visit the property during the sales process, they did a wonderful job and I knew that I was in good hands. They helped prepare the property for sale including cleaning, painting and decorating. They showed the property, found the buyer and worked with my solicitor to complete transaction. Great job, thank you!
