From the first meeting with Paul back in January to the completion yesterday I have been very impressed. Had an offer over the asking price within 4 days of it going up for sale. The Square Room came recommended to me and I can see why. Never did I think that the process would run so smoothly, but it has. Sue has been an absolute star and supported me all the way through, keeping me updated at each step.
3rd Apr 2024 (24 days ago)SCAM artists i paid £138 for a holding deposit and because i failed credit check they have refused to give my deposit back. Im now £138 down! i will be taking this further
4th Mar 2024 (8 weeks ago)Avoid letting from Kingswood, they are not proactive when it comes to making repairs to the property. don't expect a response to emails or get a call back if it comes to maintenance on the property, you may be lucky enough for you ceiling to come though due to leaks that was reported to 18 months prior, you will get a so-called builder who attempts to repair whilst constantly pointing and repeat the word "problem" ( my 8 year old could of done a better job). They have a fantastic list of approved builders only to be compered as usfull as Frank Spencer.
16th Apr 2024 (11 days ago)I could write a book of good comments about Karen and her staff. It might be possible (but I doubt it) to find an agent in Southport as good. But you could certainly not find one better ! Enormous help was cheerfully and willingly provided to us before putting our (vacant) house on the market as it needed repairs doing and generally refreshing. Karen sourced and arranged all the workmen for us at very reasonable cost. Then the house sold at the full asking price within days of marketing commencing. Following sale, Paige has been in constant touch with the buyer, us and the respective solicitors to update everyone on the conveyancing situation. Faultless, personal, efficient service in every way and with a smile. True excellence and deserving of my highest commendation.

8th Apr 2024 (19 days ago)The flats I visited before moving in looked perfect, with brand new carpet and freshly painted walls. However, my experience after moving in was far from ideal. The boiler stopped working, and I had to endure almost a week without hot water or heating for me and my toddler. It was challenging to bear the cold weather without heating, and we had to rely on electric heaters to keep ourselves warm. In addition to the boiler issue, the kitchen boards were falling, which posed a safety hazard to my son. I reported this issue to the agent, and it took them over a week to fix it. The delay in fixing this issue was frustrating. At one point, the agent accused me of staying in the bathroom too long, causing the water to get cold. This confused me because it was just me and my son, and we only used the bathroom briefly. Despite explaining my situation to the agent, they did not take me seriously, and it felt like they thought I was making up the issue. After experiencing intermittent heating and hot water, a new boiler was installed, which seemed relief. However, a new issue with the pipes responsible for producing hot water arose, resulting in me heating the house but still taking cold showers in winter. Despite raising these concerns periodically, no one seemed to take them seriously, leading them to believe I was either fabricating problems or being dishonest. Furthermore, I reported a leak in the sink and an unstable toilet seat to the agent, but they did not believe my claims. After a week, they did send a plumber to fix the sink and toilet seat, but no one called me to inform me that they were coming. This was frustrating as I had to stay home and wait for them to finish. Overall, my experience with the flats was disappointing. It felt like the agent did not care about the tenants. Once I moved in, it seemed like they did not take my concerns seriously, and it was disheartening. I hope that in the future, the agents will prioritise the safety and well-being of their tenants.

I cannot fault the service provided by the team at Preston in any way. They were efficient, communicative and highly professional. I would highly recommend them, I couldn't have been more impressed particularly as you don't hear good reports of estate agents, but that's definitely not the case with Louise and her team! Thanks for everything.

From the moment I placed my Enquiry on their website, the team (Lyndsy, Katie and Adrian) has been proactive, friendly and helpful. Adrian, one of the letting negotiators who I have been communicating with has been helpful, patient and professional. He has helped me with all the questions and concerns I have had. The team certainly has the knowledge in what they are doing. Thank you.

Their local knowledge and use of social media helped to get us a quick sale at the best possible price. With great communication and lots of advice on our purchase as well, they helped to make the process as smooth as possible. This is a family run business who are easy to deal with and offer a great service to their clients.

Inspections were half arsed, communication was poor, the tenant check out process was basically just left for myself to deal with. The boiler needed work and it took them two months (and several follow up emails from me) for them to say the company hadn't responded. In the end, I sorted it myself. Not sure what I paid for every month but it wasn't the full management service like I expected edit: as you can see from their reply, they don't even have any of this on record - just proves my point about how disorganised they are. I am with a different rental company now thank goodness
18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

After deciding to relocate from our home in Greater Manchester, we found a property in Cleveleys which Susan Eve were selling and proceeded to put in an offer which was accepted. Unfortunately this sale fell through and we once again began the hunt for a suitable property. We found the property which has now become our home which was also being sold by Susan Eve in Thornton. Carly was our point of contact and was professional yet personal in her approach as were all of the team that we dealt with. They were most thorough in keeping us up to date with the buying process throughout. On the day of moving in, we were presented with a welcome pack filled with information and goodies. I would not hesitate in recommending this business to anyone considering buying or selling their home. Well done ladies. Graham and Annette Cummings

The person who came to see us was Mark Curley, he is of the upmost professional in his approach to his work, very knowledgeable!! his advise & help his 2nd to none.???? He has been superb in the sale of our house and went above and beyond to ensure that our sale went ahead. From the beginning to the end he has had a positive outlook. On our viewings he was bright and bubbly and ensured that the viewers were made aware of the benefits of our property,. When we eventually agreed a sale we had a long process due to the fact that the buyers held up matters, however Rhys would always be pressing to try and speed up the process and always kept us up to date and informed. At one stage our buyer went abroad, Rhys was on calls to our buyer at 1030 at night trying to deal with their queries in an attempt to push our sale through. We can’t thank Rhys enough for what he did for us. He is a real credit to his trade and we would throughly recommend using him to friends and family. Again thank you Rhys Henry
