   A very overwhelming process deciding to sell your house but was made as stress free and straight forward as possible using Bairstow Eves<br><br>We did enquire with a handful of estate agents initially, to understand what would be involved and costs, and very grateful that Bairstow were patient and respectful waiting for us to choose. Lauren came over to value the house and sit us down to go through the process- helping to answer all our questions, daft or not!<br><br>It was really fascinating to see and hear how and why houses had been sold and what she expected ours to do. The local knowledge and down to earth ways of going about selling houses, was what won us over<br><br>Comms when sorting the viewings was very pain free, and they very much appreciated the fact that we didn’t want to do the viewings. One thing I would note is that for any estate agent, is to ensure the person doing the viewing does know as much about the house as possible so they can help answer any obvious questions- for example, what the building at the back of our house was, which was an outbuilding.<br><br>Lauren checked in throughout the whole process and gave such great advice. Amber was always happy to pick up the phone and make sure things were moving along nicely. Tegan was exceptional in making that last big push to get to the end.<br><br>I highly doubt that if we ever emailed again after everything has completed, they wouldn’t hesitate in getting back to us straight away.<br><br>Thanks Bairstow for making our lives as easy as possible!... My first contact with Jordan, who was enthusiastic and contagiously positive with her ideas, to the incredible friendly, efficient, supportive, professional and again positive and professional, lovely Laura (who answered all my questions and great to talk to!(all of them were)!)). All supported by Ellie, who also kept everything moving, nothing was too much trouble and the communication was fabulous. A fabulous team. The price is good and between them, they made everything seem easy. I am so grateful to them for making me feel that I am in "good hands".    After a promising start with Jared it quickly went down hill. We are first time sellers and dealing with WHB put us off entirely that we took the house off the market and are going to try again in a couple of years (with another estate agent).<br><br>(To be clear, when we cancelled the contract I emailed them with our experience and it went unanswered)<br><br>In summary:<br>1. We expected a consultative experience. Being guided through the selling process with recommendations on what to do. Instead we’d get calls asking us what we wanted to do… if we knew what to do we wouldn’t be paying you thousands in fees.<br>2. Liberty is in serious need of training. Any push back or challenge and she hands you off to Jared, during negotiations with a prospective buyer she relayed incorrect information on their offer, and speaking with the offerees directly communication with them was non existent. From the same offerees we were told that Liberty really doesnt understand the house she is selling, any of its unique features (even though we sent an email detailing them) and instead just guessed.<br>3. We had 4 viewings in 4 months, zero advice on what to do. With one viewing they were an elderly couple looking for a bungalow (for context we are a 3 story with steep stairs)<br>4. We received an incredibly low offer. This offer was delivered with no advice, no suggestions on next steps, no consultation. Just "here's the offer, what do you wanna do?" This offer was given around lunchtime, to which we countered and I had to chase a call the morning after to find out what was going on.<br><br>Rather than the consultative experience we expected, it feels like they are just order takers.<br><br>Based on our experience id encourage you to avoid....     After 9 weeks on the market, 0 viewings, 0 offers. Little to no communication, I had to chase to find out what was going on. Terrible service. Abysmal! After 10 weeks, I moved to David James (emailed Belvoir to remove property and no response), within 5 DAYS I have 10 viewings. I was also advised by David James that Belvoir photos were drastically inadequate. Do not ever use Belvoir under any circumstances. They will not respond to you and when they do, they will suggest lowering price as they are too inept to do any work. My experience for my view - I am a landlord and have bought, sold and rented over 15 properties. Pretty familiar with levels of service. Please don't use them to sell. ... Read more
