28th Oct 2025 (20 days ago)We purchased a house that John Alexander (London Road) were selling. We found that they put unfair pressure on us as buyers, telling us only 1 week after we had an offer accepted on the house, that if we didn’t send them details of a conveyancer/solicitor that day, then they would have to consider putting the house back on the market (this was not put in writing but was clearly stated on the phone). On another occasion, we told them we were away on holiday and they could reach us via email and we’d respond as soon as we could, so they then called us for a non urgent query instead. They also tried to put pressure on us to exchange contracts before the arranged building work had been completed, despite us being clear this was a condition of exchange. The team did communicate our requests/concerns clearly to the vendors, and responded to emails quickly, but apart from this we did not have a great experience.

Eva was incredibly helpful, professional, and always quick to respond to any questions I had. She really went the extra mile to make everything easy and straightforward, which I truly appreciated. Highly recommend them to anyone looking for a reliable and friendly letting agent — they’ve been an absolute pleasure to deal with! A shout-out to Ryan, who was great to meet and made the experience as he was friendly and helpful too. Thank you guys you are amazing.

11th Nov 2025 (6 days ago)In 12 weeks Only 1 Viewing no contact or feedback from the viewing, passed on to the Auction agent whos opening line "was well this has been an absolute disaster". Not a good experience this was capped off after 14 weeks with a mandatory 4 weeks Notice period despite no action and after a short dialogue this was reduced to 3 weeks with no viewings and 2 lines of communication so i felt punitive action to stop me moving on to a different Agent. 2000+ website hits 1 actual viewing

Honesty and Good communication from start to finish, and their experience was helpful and assuring as we went through the process. Matt looked after us initially, and then Amy handled most of the communication until completion. Would highly recommend. Thank you Peagrams.

I will definitely be using Harwich Village again should I need to. Massive thank you to Michelle as well, as she was not only professional with engaging with me she was lovely to talk to !!
1st Nov 2025 (16 days ago)We have decided to take property off the market most of the viewers In my opinion were day trippers one particular appointment they bought there grandson girlfriend and baby hadn’t even put their property on the market and just wanted to see what they could get for there money !!!!! Also the viewers where not aware that we had no bathroom upstairs and we were on a main road so overall we were disappointed with our experience we will decide after Christmas what route to go

15th Aug 2024 (1 year ago)Didn't respond to our emails, allowed us to advertise for six months without telling us we needed an energy certificate which could've resulted in us being fined, took 6 months for our property to be removed from their books despite giving the agreed 14 days notice, didn't tell us the property we had purchased stc had been sold to someone else.
1st Sep 2025 (11 weeks ago)I leave on 218 Harwich road 3 year ,was very old house, i let this house with Abbotts Property from Colchester, Manager from theare check with me this hoise before i leave and say everythig is the same how was before and hi does t see any reasson to take my money back from depozit, i leave i moving to Romania with my family and after 1 months this agency Aboots send my message i have to pay back 1600£ to change floor, toillet, garage door, etc so this landdor not coming any day in 3 year i spend my money to fix some things and now hi whany to clean and change floor with my money. So be aware with this agency!

The whole team at Yaxley's were extremely attentive with ourselves throughout the sales process and took the stress out of our hands, while maintaining high proffessionalsm. With weekly updates, we always knew were we stood. If you are looking to sell your property, I would highly recommend them. Although I didn't progress through them, I wanted to share this positive review to thank her and acknowledge her kind and professional effort. She is not just an asset to Leaders but to the industry. I would highly recommend.

Zenna greeting us with a smile, she was very professional & had done her research on the bungalow. Zenna showed us round explaining all about the property, & also including how her office process ‘Sales’ & when she would call us back. 22nd Sep 2025 (8 weeks ago)Absolutely awful, sold our home with red rock estate agents, once the home had sold they lost interest, failed to chase up solicitors, maintenance companies for key paperwork etc. I had to do all the chasing of parties involved myself as well as a full time job. I couldn't update the buyers as to the progress of the sale due to not having their details, and my estate agent ignored me for weeks, when i'd ask them to simply pass on a message to the buyers as to the progress I had made, no response. The longest they ignored me for was 32 days straight despite 8 chasers by phone, email and text. Our buyers decided to withdraw from the sale. Now we are back up for sale they have lost us another potential buyer as they failed to arrange a viewing with a potential buyer, they still have not replied to me regarding this potential buyer, 14 days later, and still no response. Do not use Red Rock, ignore what their website says about being diligent, stress free and having dedicated sales progression or decent customer service.- 31st Oct 2025 (17 days ago)Colubrid Estate Agents is not your typical high street agent !
