15th Aug 2025 (11 mo. ago)I moved to Xact from another agent and have been really pleased with their performance. Lovely pictures, very prompt and efficient service on every level. The difference is they know the local area, understand the market and they don’t just rely on all the usual property portals - they proactively market the property. I would highly recommend both the Knowle and Balsall Common office if you are thinking of buying or selling.

However, communication of our sale performance during the marketing period could have been better. We had to call them on occasions to get an update of any interest, a simple call to us every few weeks would have been useful. Otherwise a fantastic service from Taylor’s

1st Oct 2024 (1 year ago)Would recommend the team here. They were patient, responsive to my needs and very professional. Julie Burdett and Nicola Clegg were particularly helpful with my transaction and supported well by Julie Gomersall when Nicola went on maternity leave. Claire Midgley was also great as a post sale progressor. Despite us and our sellers doing a lot of the communicating directly (through our sellers choice) she was very helpful, attentive, efficient and knowledgeable when I needed her. All round a great personal service and I have recommended them to a number of friends, family and colleagues.

Jodie looked after the sale towards the end and kept us up-to-date on progress. She was quick to respond to queries and was just generally very helpful. Thank you again for making the process as easy as you could, it made all the difference!

21st Jul 2026 (8 days ago)I had an extremely disappointing experience with this estate agency and would strongly encourage anyone considering renting, buying or selling through them to think carefully.<br>After progressing through the rental application process, our application was withdrawn at the very last minute with little communication or explanation. We were then told that the landlord wanted to increase the rent. Despite agreeing to the higher rent to avoid losing the property, the agency failed to keep us informed of the outcome or provide any meaningful updates.<br>The lack of communication and consideration caused an incredible amount of unnecessary stress. We have two young children and had spent the weekend preparing for our move. We were around 90% packed and ready to leave, only to be left in limbo with no answers.<br>To make matters worse, I submitted a formal complaint about how the situation was handled, but no proper complaints procedure has been followed and no genuine attempt has been made to address or resolve my concerns.<br>I understand that landlords can change their minds and that not every tenancy proceeds as planned. However, the way this agency handled the situation was unprofessional, inconsiderate and lacking in basic communication. A simple update or honest explanation would have made a significant difference.<br>Based on my experience, I cannot recommend this agency. If you're looking to rent, buy or sell through them, be aware that communication and customer care may fall well below what you would reasonably expect.

Liars and thieves...<br>Rented a property from them that was in an appalling and dirty state, with mould growing all over the walls and a carpet that had never been cleaned in its 20yr lifetime, and bathroom tiles that were yellow with grime, and that was the tip of the iceberg, Yet they had listed all these things in their inventory as "Good Condition - Clean" (Inspection carried out by themselves of course) and it was simply not true... Had to pay a professional cleaner to bring the house into a livable standard at my own expense...<br><br>When it came to leaving the property, they demanded large cleaning bills claiming the property had been left dirty, which again - was not true... Property was left in a higher standard that passed to us.<br>It's clear all they do, is hand you a property and list everything as perfect, then when you leave list everything as imperfect and demand money for it.<br><br>Crooks, liars and thieves... Avoid being robbed by these agents.

From the initial booking of the evaluation, to their marketing expertise. All the way through to bookings and viewings. They have been amazing! Sales progression have been great. Pushing the sales along when we thought it had stalled!
