   Avoid them, rude and unethical practices<br><br>Avoid renting here at all costs. Our move-out and tenancy experience with this agency, and specifically our property manager Christina, was defined by rude correspondence, intimidation tactics, and highly unethical financial practices.<br><br>Despite paying our rent in full, they attempted to double-charge us over at checkout. Worse, they tried to unlawfully retain a huge portion of our deposit using completely fabricated charges. They billed us a huge "redecoration fee" for standard wear-and-tear and attempted to charge us for pre-existing issues—including carpet stains, curtains and sink scratches—that were all clearly documented on our move-in inventory. Christina even deliberately went back on verbal agreements she made on-site regarding these charges on painting. She even tried to blame us for pre-existing moth infestation on carpets and other issues during our stay which was documented on our checkin report.<br><br>Fortunately, we kept meticulous records and took them to the official Tenancy Deposit Scheme dispute service, where we won our dispute and forced the return of a major portion of our deposit. They prey on tenants who don't know their rights. Protect your money and peace of mind, and rent elsewhere.... Read more

    Positives: friendly, efficient, reasonable fee, communication during the process was clear and helpful. Negative: I felt a bit pestered after my initial enquiry, with almost weekly enquiries as to whether I was going to progress with the sale. I still instructed them though due to their local link.     Newton Huxley weren't originally on my short list, but I noticed they sold a house on my street way above the usual market rate so brought them in for a chat. Sam impressed me so much with his local knowledge and financial knowledge (he put me onto the Mortgage Charter which has literally saved me ££££s) so I selected them without hesitation. The property was on the market in days, first viewings in less than a week, and an offer a week later. Which was ideal as I'd found my dream home and needed to be in a better position than the others bidding on it. Thanks to NH getting me the right offer I was able to secure the house I wanted.     We honestly couldn't have asked for a better estate agent to guide us through both the sale of our apartment and the purchase of our new family home.<br><br>It certainly wasn't the most straightforward sale and purchase, with plenty of challenges along the way, but from start to finish the whole team was professional, knowledgeable and incredibly supportive.<br><br>A special thank you has to go to Aaron, who was our main point of contact throughout. He was absolutely outstanding.<br>His communication was excellent, he was always available to answer our questions, he kept us updated every step of the way and was proactive in chasing things whenever progress stalled.
