I strongly advise everyone to avoid renting with this agency. My husband and I have had an appalling experience with them, and we feel compelled to warn others.
After moving out of our apartment, we received an official check-out inventory report confirming the property’s condition. Based on this report, the agency returned our full holding deposit, indicating there were no issues. Our rental agreement was set to end on September 6th. However, we were asked to vacate two weeks early to accommodate a new tenant who wanted to move in sooner. Despite having already paid rent up to September 6th, we agreed to the early move-out with the understanding that we’d be refunded for those two weeks.
Now, months later, the agency refuses to reimburse this portion of our rent, citing alleged "damages" in the bathroom that were not in the initial check-out report. This claim only surfaced over a month after we moved out, with no prior mention or evidence of these supposed damages. All attempts to communicate and resolve this matter have been ignored, leaving us without a substantial amount of money owed to us.
We urge others to think twice before renting from this agency. Our experience has been filled with broken promises, ignored messages, and ongoing frustration.

It was a huge mistake to work with Foxtons. I was warned not to, by friends, family, and other estate agents, and I utterly regret not listening.
Communication was atrocious. When Foxtons needed something from us we were bombarded with calls and emails, and on one occasion I was left an intentionally inaccurate voicemail to cause me to interrupt work to get back in touch; “contact me urgently” turned out to be “can we have a catch up” call that took me away from important work. This contrasted massively with the times in which we needed to contact them - when calls went ignored, and emails and voicemails unreplied too.
Some of the communication I was most unhappy with was the relentless enquiries about probate - a long and stressful process that is very much out of our control. It was not helped by Foxtons deciding that reminding me regularly (and I mean multiple times a week) my father had died was appropriate, in the hope probate had been granted, or I could speed up the UK court system. I found it hard to tell if this was greed on their behalf, ignorance about what probate was, or a disregard for any sense of decorum giving we were dealing with my father’s death. I suspect it was all three. It was clear that to them my father’s passing was purely a vehicle for them to make a sale.
On two occasions emails from the agent were genuinely rude, using bold and under lined writing, and sarcasm. Interestingly, the rude emails were both totally inaccurate - as my solicitor pointed out to them.
But most importantly the sale of the flat was beyond a parody. The message was loud and clear from the moment we signed a deal - drop the price, drop the price, drop the price. We were encouraged to take totally unacceptable offers seriously, and bizarre logic was used to justify this - “Brexit has made refurbishment more expensive”. Whilst that might be true, the valuation by the same agent had placed on the flat happened several years after Brexit.
Even the offer we have eventually accepted, the advice was, after a first counter offer, to stop negotiating. Thank god we ignored this advice, as doing so secured us a five figure sum more.
I could go on - how the agent arranged for the flat to be photographed BEFORE we had redecorated the entire place (despite us telling them know several times we were), or about the atrocious spelling and grammar used in the write up about the property - but I think I will leave it with this:
We own 5 properties as a group of siblings. We will all be using proceeds from this sale to move. None of us will ever sell with Foxtons, or buy and property from them. My experiences and much of this has been shared widely amongst my friends and family, and I will continue to share the advice I received: Do not work with this company.

Terrible experience with this company. It is obvious that the estate agents are motivated solely by the commission they earn and that they do not care about tenant experience. Expect an uphill battle with your landlord as this company will consistently disappoint you as they attempt to appease their primary source of income (landlords).
The estate agent rushed us through mediocre properties when we were trying to find a flat, the property manager was combative at best when we tried resolving maintenance issues, our flat was not professionally cleaned upon move in (there were still dirty dishes still in the dishwasher) yet they required us to pay for a professional cleaning upon move out , and it was always evident when dealing with this agency that there is zero communication within a small office on rental issues.

I have recently sold my flat through Foxtons Auctions and the whole process has been streamlined and professional. The were transparent and open about discussions and feedback from the outset.
I received a telephone call almost daily giving me an update on the viewings of the previous day and the feedback provided by interested parties. The online platform is easy to use and you can keep up to date with feedback and potential viewings.
The service I received was not corporate in fashion; it felt bespoke, and I often joked with the team that it very much felt the whole of Foxtons was working solely for my flat.
I thank the whole team, but a special thank you to Anne, Antony, Bronwyn, Kieran and Mohsen.

Reading lots of reviews no wonder why it happened with my niece.
She is a student coming abroad for college so she was looking for flats and found one, for obvious reasons was not able to travel in advance and check the flat so, she trusted this agency, unfortunately they kept pushing her into paying arguing there were many other clients leaving no chance for me (I live 3 hours away from London) to take a look. So she accepted and pay but when she arrived the flat was dirty and was not like the pictures showed. They kept asking the agent but they were like “we can’t do anything about it”.
This happened a few months ago but recently in the same building other students came and they experienced exactly the same! So this is not a random incident, this agency took advantage of younger people and foreigners. This is unacceptable.

Had a faulty boiler for 9 months. Heating never worked. Was disregarded and ignored when these issues were brought up. All the staff just blamed each other for all the issues and nothing was resolved up until I moved out. The entire tenancy was a joke.

The worst experience I have had while renting in London in the past 8 years. Foxtons rented out an apartment with no working heating and never did anything to resolve the matter. They as well as the landlord were aware of this issue beforehand and failed to mention anything during the enquiry about the flat. The Foxtons property manager told us to think about how much money we would be saving in not running the central heating instead of anything being done to address the issue, and went through the whole winter (one of the coldest reported for London) without any heating!! They also neglected to fix a boiler for over 7 months, running up our electricity bills and after numerous phone calls and messages asking them to have someone come look at it, it finally took place 8 months after the issue was raise. To add to that, the engineer who came to finally fix it informed us we were lucky the boiler didn’t blow. No accountability or explanation from Foxtons as to why this happened or why it took so long to arrange.
They have no regard for their tenants who come to them looking for a home, I would implore anyone looking to rent in London to consider seeking another agent as this experience with Foxtons is one that has put myself off for life, and I would hate the thought of anyone else having to go through what I did for the last year.
I went through all the proper channels to tried and speak to someone about my issues but it seems the designated property manager, the letting agent and even upper management all the way to a lettings director do not care to help, as they stop replying to messages or emails, dodge calls and never return call back requests. Save yourself the trouble and go somewhere else.
From the experience I have had, even one star is too generous.

I was supposed to have a viewing for a £1.5m flat in Marylebone with Venetia from Foxton. Two days before the viewing she called to change the viewing time to early morning on Saturday.
On the day, we arrived at the place but she never turned up. We’ve emailed, texted and gave her a ring but with no success. The branch also couldn’t reach her and suggested that we just go home. It was a cold morning (3 °C) and we had to wait on the street for 30 minutes being very confused.
Later on the same day, she sent a short email saying she had cancelled our appointment due to personal reason and that she whatapped me.
Absolutely no hint of apology or feeling sorry for the fact that we’ve wasted our weekend morning just for this viewing. I received no whatsapp message from her.

Very unhelpful and unprofessional.
1. Waited outside for 30 minutes before closing however they closed very early. Knocked on the windows and the staff saw me however they just ignored me.
2. A staff with glasses noticed me and said no we are closed with a rude and disrespectful gesture.
3. Finally someone came up after 45 minutes of waiting. However he said I could have left the keys through the letter box. How would they even know which house it is for? But at least he was nice and helpful.
Clearly if someone is knocking on the window and standing outside for more than half an hour it should be important right?

Repairs not done after months and these guys still try to find next tenants. Desparate of repair but these guys be like 'it's the location' as if that makes it okay to let out leaky unsafe property with rodents running around. These guys act so entitled and behave like I own them money. They have zero comms within the organisation. I have to repeat the same stuff with each and everyone of them about the same issue - and nothing changes.

The system wouldn’t allow me to give no stars, so here’s 1. Harriet Murphy at the marylebone office is an absolute displeasure to be around, let alone work with. Her attitude and sense of entitlement makes it impossible for one to even have a desire to communicate with. She is rude, passive aggressive, completely unable to manage a schedule or time commitments and frankly, has no people skills. If you’re looking to let or find your new spot, I strongly encourage you to ensure she is not working on your deal/account. You won’t get a spot but instead will get a platter of aggressive, vile energy and attitude to deal with.

One of the worst experience I ever had. One of their agent, Alberto Bonaria, managed to do in few days all that an agent should not do.
Long story short, I see this flat and I make an offer, accepted.
Here the agent says that the law requires now to pay 1 month in advance and 5 weeks deposit before any reference. This is just bullishit, it is only Foxtons saying that, there is no law and they should require just 1 week.
But it is fine, I pay 11k and start the reference. I have also another apartment rented under my name for my girlfriend, so the agent says there could be an income problem and you should pay 6 months in advance.
I accept it and Alberto says bare with me, I am sending you the contract revised and then he disappear.
I tried to be in touch with him for 1 week calling and messages, he just ghosted. Called also the agency 2-3 times asking to talk to his manager Alexi but he was just pretending not to be there.
So apparently the landlord just changed his mind and did not intend to proceed, but nobody from Foxtons thought about letting me know, they were just very quick to ask for the money in advance.
There is more, the worst agent in the world Alberto Bonaria was showing the flat around (maybe to collect more advance payments) while my offer was still accepted and nobody had informed me about anything.
Finally I had to go to the branch and threaten to take legal steps in order to have assurances that the money is paying back. Until today is not yet back so let s see.
When a greedy culture blends with total incompetence it is a very dangerous mix....STAY AWAY!!!!

Today I got a flat from Foxtons where David Alyan was not so kind to help us, we made some requirements as one room had a broken blind and DAVID ALYAN said he was going to fix it, but was so persistent when it came to the money and when we moved in we saw that the blind was not fixed so got back to David and he said that we had to ask the landlord (even though he said he had already fixed it) about it. Really disappointed with their professionalism

I have had a laughably terrible experience with Foxton’s. Avoid them at all costs. The customer service they have provided us is abusive and questionably legal.
To name a few examples:
- They sold us on a fully-furnished apartment during our site tour. After we committed to the flat and were forced to pay the full year of rent upfront, they removed over half of the furniture (1/2 couches, a desk, tv stand, dresser). We spent over £1,000 replacing the items that we were initially promised. When we asked for partial recompensation, they told us that we were lucky to have what we have.
- One of the big selling points of our flat was that it is climate-controlled with air conditioning and heat, which is significant because the windows to the flat do not open. After nearly 7 months of living here, and countless work orders, we still have never had working air conditioning or heating. Foxton’s blames the building management, however, failed to mention that none of this worked when we moved in.
- Lastly, we spent the majority of last winter without a working water heater. I went to a public gym to take showers everyday. This was another thing that was broken when we moved in. Foxton’s actually DID warn us that it didn’t work… 3 days before move-in, and after we had already moved out of our previous flat.
All in all, it’s better for your mental health to not deal with these people. I would rather be homeless than live in another apartment from Foxton’s

Please avoid foxtons at all cost. I had rent a flat under their terms, my case handling has been a disaster, with pressure, rudeness, lack of rigor and at the end of the day, a lot of time wasted.
It all happened when I went for a flat to listed on their website. I made an offer and paid the deposit to secure it. When I received the contract, i was surprised to see a lot of terms that were not mentioned to me, when it comes to getting back the deposit or when it comes to any help from them (any move they make is 50£). This was nothing compared to what follows. They told me to go on their portal to fill a lot online checks, they ask so many documents I provided properly since I really wanted the flat. This was the starting point of all the trouble. It just didnt work. I tried to upload many times the documenrs, playslips etc and they didnt care about the technical issue. My current tenancy was about to expire and I was in a stressful situation where they did nothing to help, since they felt in a position of power, they just put me in front the problem, also because they dont even own this automatic check portal. At the end I managed to send them the documents manually after many negotiations... and guess what, they lost them !! So they came back to me to send that multiple times, otherwisr they wouldnt give me the keys, even though they tricked the landlord in telling him i was verified... they just have no shame.

AVOID AT ALL COTS. They rented me a Foxtons-managed flat with no hot water, broken washer, trash and blood-soaked linens of previous tenant, among several other issues. Did not solve any issues for more than a dozen days, at which point I had to move out. My contract was finally terminated after a new tenant moved in, but I have been waiting more than a month to get my deposit back even though no charge was disputed, still waiting. Do not rent from these people under any circumstance. They literally have stolen our $1500 security deposit after agreeing that they owe us the money. The woman we are nominally supposed to work with, Courtney, has not responded to 20 emails or calls. There is another gentlemen David who periodically tries to help but is also generally unresponsive.
If you do business with this organization, my advice is to assume any deposit money you give them will not be refunded. Sad and unethical but true.
On an even unhappier note, the flat that we rented had a broken oven and sink the entire time we were there and they never fixed it, apologized, or even responded to requests to address it.

Very poor experience with both Harriet and Agne at this branch. Flat was not properly cleaned of the prior tenants belongings (including a moldy cup), I was left packing boxes of stuff that Harriet then asked me to have my movers bring to Foxtons.. Now I am on week 5 of trying to get a spare key (only given one moving in) and have made at least 3 phone calls to them, unanswered emails to Agne. They are incredibly disorganised and turn any standard ask into aggravation. I do not recommend working with them, especially if you are an owner as their service for tenants is so disappointing it's a consideration in not renewing my lease

I’ve had three phone calls with the agent Harriet this week and each has left me irritated and left wanting. The first there was an assumption made to my budget and I was heavily discouraged from viewing a property until I was eventually asked my budget and then the time of the conversation changed rapidly as I was clearly seen as worthy of her time at this point. The second was telling me the said property was now unavailable as an offer had been made and I couldn’t see the property as it had “all but formally been accepted”. I would have actually matched the offer with an earlier move in had I been given the opportunity (I really liked the location and quirky nature of the flat). The third conversation was a “catch up” where I advised the same agent that a place had been found and offers made; this was said to politely end the call as my search has finished, to which I was asked several times where the property was and when asking why, I was told “so we can keep looking”. Overall, these are small fry issues but the tone used, the lack of professionalism and acerbic nature of the agent have led to a very sour aftertaste with Foxtons.

We’ve rented a flat this summer and Harriet was incredible during our process, paperwork was done flawlessly and moved in very smoothly. But the flat which is managed by Foxtons was not cleaned prior our arrival and none of the minimum maintenance was carried out before and after we moved in. We repeatedly told them that we were ok to bring someone to fix things in the flat as it felt like a council flat. We were told not to do anything until we get approval from the landlord. And then we were told that there is no budget. Well fixing the few light fittings and bathroom taps etc shouldn’t cost much. Regardless there were no follow up no calls to see how we get along. My husband said we should get someone to fix things as we’ve been living like this for more than 2 months. Sorry to say this but Foxtons can not manage this property on behalf of the landlord.

I am extremely disappointed by Foxton Marylebone. Their management service is not effective at all and their customer service inexistent. Just to give a simple example we have had to chase them for ever to get a leaking roof repaired. Now that we have finally ended the tenancy, same story again we have to chase them forever to get the deposit. It has been one month since the end of the tenancy and no answer after multiple emails...
On a last note, I would probably question the honesty of some positive reviews here given the distribution of 0 stars and 5 stars.

Foxtons Marylebone have been extremely unprofessional and inmoral with me. On my lease contract, it clearly states that I would be notified in advance before my lease expired to check if I want to renew my lease BEFORE finding any other tenants. Two months prior my contract finished and while I was on holidays and without notifying me and without my permission, they came to show my flat and another person who put a deposit on it, while I never got the option of extending my lease as stated in the contract. They said they emailed me but that's simply not true and of course they cannot prove it when I ask them to do so. I never delayed a payment in my life and I treated the flat as my own and improve it greatly. This treatment was absolutely unfair and unprofessional. The worst is that they keep repeating that they sent me an email, lying to me without remorse or any ethics (they of course can't prove it because they never did) and just saying "sorry" the flat is now taken. Now it's still a month before my contract finishes and they still refuse to assist and amend their mistake. My advice, never go to them!

Similar to other reviews, I would also not recommend renting through foxtons. The rental process was fine, but when it came to the actual rental they simply don't care once they have made their commission. I complained about how my landlord didn't repair my washer / dryer for 2+ months and they said it was in-between me and the landlord. I understand that the property is managed by the landlord and I am not asking Foxtons to fix it. However, I simply asked if there was a way to formally report this landlord so that this doesn't happen to another tenant . They said they did not care. I simply wanted to prevent future tenants from having the same issues by renting from this landlord. It made me realize that they do not care about the tenants, they care about the commission and once you rent the flat, tough luck for you. Do not rent through Foxtons and pay premiums for subpar landlords.

I would strongly advise not going with foxtons. Firstly I reported my landlord entering my property without my consent on 4 occasion. Their response was to dispute this with your landlord.. then to rub salt into the wound I caught an agent entering my property with no permission. I've emailed to complain with no response.

Bad experience with short let and sales service
Sales commission is three times more than competitors yet I found their performance to be worse.
I discovered that the sales agent lied about doing viewings for my property I think so they could meet their viewings quota. Even with 40+ apparent viewings and an 8% asking price reduction I did not get a single offer in 9 months of advertising with them. After switching to another local agent with the property marketed at the same price I had two offers within a few weeks.
Despite paying a 30% fee short let management service foxtons failed to pay or notify me of council tax / Thames water invoices which were then referred to debit collectors who I then had deal with to resolve the issues. If you are considering short let I recommend using an AirBnb management company. Costs are lower (12% instead of 30%) and the profit / yield is much higher.

Tried to rent out my flat with them. Took two weeks to respond to email asking to market it asap, refused to take keys on Saturday ("our office is only open for consultations on Saturday"), showed the flat to strangers with zero warning twice (catching me sleeping and in the shower), miscalculated my deposit and rent due back four times. I was very impressed with all aspects of the service received by Foxtons. I dealt with various different offices until I settled on an area covered by the Marylebone office. Jack Mogridge was extremely attentive and excellent at communication. He is ready and willing to help with any queries - and you know with certainty that he will come back with an answer, promptly. I am not often impressed, but I was when I dealt with Jack at Marylebone!

I must admit it is a bit more expensive than others, still when you deal with Foxton you have a 100% guarantee that everything is going to go smoothly.
