Now we have been in our new home nearly 4 months I felt it was time to big up Thomas Merrifield Abingdon particularly Kaine, Andrew, Helen and Sandra who all made us feel relaxed about the whole thing, our old home was sold in 6 days...over asking price and that was awesome, after 26 years we were naive and nervous about the whole process but Kaine went above and beyond and his professionalism was impeccable...
I was sad when we had completed as Thomas Merrifield had been a constant in our lives for a few months!!
I can't recommend them enough from valuation to viewings to help with surveys and right up to completion they were awesome ????
Now we have our project house and are busy putting our stamp on it (and dealing with clouds of brick dust!!) I'd like to say we won't be needing Thomas Merrifield again but.... never say never ????

Extortionate and Unacceptable Pricing – Complete Scam
I recently ended my tenancy at 1 School Close, and the process with Abingdon/Thomas Merrifield Lettings has been a nightmare from start to finish.
After receiving an initial breakdown of deductions from my deposit, I was shocked to see how they inflated the cleaning charges by an extra £370 for what they called a "house clean." They initially quoted £150 for house clearance, and suddenly added £370 for cleaning—making that a ridiculous total of £520 for basic cleaning services.
Here are the clear issues:
Carpet cleaning for £160 – Complete scam! I have verified this pricing, and it’s outrageously inflated. No legitimate company charges such a ridiculous fee for basic carpet cleaning.
House cleaning for £370 – At an hourly rate of £74, this is nothing short of extortion. How can anyone claim this is reasonable?
Gardening costs of £225 – Even here, the price is inflated beyond reasonable expectations. I've had gardening work done for a fraction of this cost.
It's obvious that these inflated charges are nothing more than a money-making scheme. This kind of overcharging is not just unfair—it feels illegal. It’s clear they’re using preferred suppliers to pocket the difference, which is unethical.
This company’s shady practices are an insult to tenants, and I will not stand for this. I’ve already escalated this issue to legal action and will be taking them to court if this isn’t rectified immediately. In addition, I’ll ensure to spread the word about this extortionate scam across every review platform I can find.
If you're thinking about renting through this company—beware of these tactics!

I would highly recommend Thomas Merrifield, Abingdon, for selling property. Damian was super-attentive, efficient and generally on the ball, as well as being a good diplomat. He helped me set a realistic price for my circumstances and then achieved an immediate sale with a cash buyer. He was great throughout the process in chivvying all parties along, clarifying things and making sure that everything happened as quickly as possible, which he understood was a priority for me. What an absolutely bunch of lying people in this company, I phoned to make a booking to view a property. They told me to ring the next day. I ring the next day and they then tell me the properties fully booked for viewings. absolutely scum of the Earth, why waste peoples time. Stick it where the sun don’t shine. We didn’t realise how stressful the process could be. Phil has been a gentleman and highly professional who was very helpful, understanding and very very flexible throughout the process within 3 months from offer to exchange of contracts .
Phil has gone way beyond to help us secure the property eventually with the price we have Budgeted.
We had so many difficulties since we made the offer including negotiations, arranging surveys, ensuring the current difficult tenant vacating with no legal issues and arranging innumerable visits to the property and dealing with the seller who was difficult to cooperate with . I commissioned the Abingdon branch to market my high value property. From day one the marketing was sub-standard and there was no proactivity to the outbound marketing of the property.
I was told that this is not how the agent does this, despite all other agents advising me that proactivity and cross-selling is the way that all agents operate.
It was lazy and felt like an overpriced Purple Bricks service.
I decommissioned the agent quickly but honoured a viewing that was booked in.
At that viewing, before the prospective buyer was even over the threshold, I was called "nuts" by the agent as he explained why I had transferred to a second agent. This was captured on my door camera.
Throughout the entire process there was no accountability for the poor quality, and disappointingly no apology has been received since I raised the incredibly unprofessional incident.
I moved to another agent who did a super job, behaved professionally and sold my house within 2 days.
This is not an agent that is hungry for your house to sell and this is apparent when you see how many houses that they still haven't sold even whilst in a sellers market.

Excellent effort from Andrew Hearn with our sale. Got quite messy and complicated and he pulled the whole chain through. Available and responsive. We saw the house we wanted three times with him. Gave us time and wasn't pushy. Great experience all around.

From a landlord's point of view, absolute nightmare to deal with. Very poor comms, went with their fully managed option, but got billed for work that was done on someone else's property very lucky we spotted it, lots of info didn't get passed on from the tenant, on final inventory the tenant was left with their own set of keys so they could return to collect stuff days later but we were never told about this arrangement so you can imagine our surprise when someone just let themselves in a week later. Carpet cleaning at end of tenancy was arranged by T.M. but then they changed the date (without telling us) meaning it clashed with a sale viewing which was incredibly embarrassing. It's not that any of these mistakes are made, it's that they don't see it as any big deal. There are no apologies, leaving us feeling that they simply don't care about their landlords.
I can safely say I won't be dealing with Thomas Merrifield again.

We recently sold our house through Thomas Merrifield and have been really impressed with the service we received. All the way from viewings to completion, the whole team at Thomas Merrifield was great. Phil was friendly, responsive and supportive. His help and advice on both our sale and purchase made the whole process far less stressful!

Absolutely appalling. They cheated me out of my deposit, they gave my key to a handyman (complete stranger) for a month without telling me, they never replied on time. Would *not* recommend
