We had a deeply frustrating and disappointing experience with this letting agency and our property management at Heath Road. Upon moving out, they attempted to squeeze us for unjustified cleaning and inventory charges using unverified quotes instead of actual receipts, ignoring the fact that the property was left in a condition matching our check-in inventory.<br><br>?Furthermore, when we left behind several new items and appliances (including a washing machine, dining table, chairs, and a clothes rail) for the benefit of the property, the agency and landlord happily kept and absorbed these items while simultaneously nickel-and-diming us over old, unverified fixtures. Communication was poor, accountability was entirely missing, and staff showed zero willingness to act fairly.<br><br>?If you rent through them, keep every single record and expect them to try and take advantage of your deposit at the end of the tenancy. Highly unprofessional and predatory behavior.

Sometimes the journey towards buying and selling your property can be very rocky and entails twists in the road and sometimes dead ends.Ours was such a journey.Long and sometimes we felt like giving up .<br><br>But Michelle and Alfie at Frank Innes Bingham helped to guide us along the way, and to eventually help us to secure the property we had always wanted.<br><br>I cannot thank them enough for the help and guidance they provided,and cannot recommend them highly enough.

As a first-time buyer, I was nervous about the mortgage process, but Amelia made it so much easier. She explained every step clearly and made sure I understood everything before we moved on. She was always available when I had questions, and she secured exactly the mortgage I was hoping for. The whole process was smooth from start to finish. I'd highly recommend her to anyone, especially first-time buyers.

Exceptional support and assistance from the Lettings Manager, Cerys Williams. She understood our predicament, a quickly approaching vacate date, and proactively worked with us to enable a viewing as soon as possible. Having viewed, we paid the holding deposit and began the confirmation and verification process. Cerys very patiently handled my many enquiries during the process and accommodated my preferences from the 'normal' way of doing things. She even advised on the free parking options near the office for when we had to complete the paperwork and pay the deposit before collecting the keys. We certainly appreciated her efforts on our behalf to secure our new rental.

My experience with Frank Innes Mapperley has been incredibly stressful and disappointing, particularly regarding the return of my security deposit and the way I was treated by their staff.<br><br>I moved out of the property on 13 August, and it has now been more than two months without receiving my deposit or getting a satisfactory resolution. My landlord, Jeanette, has repeatedly failed to respond to my messages, while the agent’s position is that the deposit cannot be released until the landlord agrees. I have contacted the landlord multiple times and even requested the return of my deposit through the MyDeposits website, but neither the landlord nor the agent has responded appropriately.<br><br>What makes this situation even more frustrating is that MyDeposits has informed me that the deposit is held under an insured scheme through Countrywide, which is associated with Frank Innes. My understanding is of what mydeposit said is that, under an insured scheme, the landlord or agent retains the deposit while the scheme provides the protection in my case agent keeps the deposit. Therefore, I find it unacceptable that I am being left chasing my own money without a clear explanation, a proper response, or a resolution.<br><br>The landlord’s excuses have been equally frustrating. At different times, I have been told that she does not have the key because the agent has it, that she is away, or that there is already another tenant in the property. Meanwhile, I am still waiting for my deposit. The lack of communication and accountability has left me feeling completely disregarded as a former tenant.<br><br>I am also concerned about the time limits associated with the deposit scheme. I understand that there may be time limits for initiating a deposit return through MyDeposits, and I do not want my attempts to recover my own money to be jeopardised by the landlord’s and agent’s failure to respond.<br><br>Unfortunately, the problems began well before I moved out. At the start of my tenancy, Frank Innes provided me with an incorrect inventory. When I emailed them about the issue, I was simply told to forward it to the landlord and contact her directly. The landlord subsequently said she was ill, and the matter was never properly resolved. I expected the letting agent to take responsibility for helping resolve tenancy-related issues, rather than simply passing everything back to the landlord.<br><br>My experience with Abby Ashmore during my final month was particularly upsetting. She insisted that access to the property was required on a working day, despite my explaining that I would be at work and could make arrangements to provide the key over the weekend. I was then told to drop the key off at the Mapperley office. I live in Sherwood and do not drive, so this was not a reasonable or convenient option for me on a working day. When I questioned why I should be expected to travel to the office while working, and suggested that the agent contact the landlord to arrange access to the key safe, my concerns were not addressed satisfactorily. The situation ultimately left me having to leave my key outside while I was at work. I felt extremely uncomfortable about the security implications of this arrangement. Had anything gone missing or had the property been accessed by an unauthorised person, who would have taken responsibility?<br><br>Overall, I have felt unsupported, ignored, and forced to do all the chasing myself. The way my deposit issue has been handled, combined with the inventory problems and the stressful arrangements surrounding access to the property, has seriously undermined my trust in this agency.<br><br>A tenant should not have to spend months chasing their own deposit while receiving little or no meaningful communication from the people responsible for dealing with it. I have kept all messages and supporting evidence to substantiate my experience and can provide them if required.
